The pre-application invokes state laws that could streamline the approval process for nearly two hundred residences. MH Engineering Company is listed as the project applicant with a brief description provided in the application The plans estimate that construction will create 188 new homes including 40 duplexes and 148 single-family homes The seven existing single-family homes will remain on-site The development requires the merging of seven different parcels in unincorporated county land directly across from the Morgan Hill city line The final property would span around fifty acres The site is around twenty minutes away from Downtown Morgan Hill by bicycle or over an hour on foot meaning future residents will almost certainly rely on vehicular transit MH Engineering is a Morgan Hill-based civil engineering firm founded in 1975 The firm’s public portfolio shows a range of suburban and strip mall projects across the Bay Area Our previous coverage of the firm includes the builder’s remedy-assisted plans filed last June for a single-family subdivision at 1245 Diana Avenue in Morgan Hill Cupertino-based residents Chen Hongtao and Emily are listed as the property owners The estimated cost and timeline for construction have yet to be established Subscribe to YIMBY’s daily e-mail Follow to be incorporated and within a masterplan This 1970s-era hopscotch greenfield sprawl is making a big comeback thanks to Scott Wiener South County traffic on 101 is already a nightmare virtually any time of day This type of development is only going to make matters worse And don’t tell me that these people are going to take Caltrain Better build here than in places where they don’t have the space to widen the roads I’m glad you see the article’s truth-telling “Suburban sprawl” and “increased traffic” indeed I don’t understand how California and the town and county allow this These are very smart holds of land by whomever has been riding these out waiting for suburban sprawl to reach this area Already wrote the state assembly and the Santa Clara county representative but they don’t write back and they don’t care The native oak tress on this area are being trampled upon and the rabbits that live there as well but they don’t care The state doesn’t care about how this impacts our environment and animal life I grew up on Foothill Av in the 60″s andI know about the wildlife of which you speak Add to this development the one set to run along Tenant from Hill to practically Carey Ave on the east and you pretty much are looking at the Blossom Hill end of San Jose and bye This is part of the New Horizons development They railroaded this project through from Planning to City Council This is an absolutely new configuration of the old posted project I am not sure how they can legally get away with this It seems if they have changed the proposal it would need to go through another review by the city and the residents The site is 3.5 miles from the Morgan Hill caltrain station The section of US 101 from Dunne to the south end of Gilroy has been stop and go 7 days a week for a decade Over that time span Butterfield Blvd has been heavily built out with low rise condos and apartments I have not read the previous comments so I apologize if I am covering old ground.I am wondering if these new dwelling unit be permitted to tie into the Morgan Hill sanitary sewer system (other than because of distance and obstacles) why cannot the San Martin Village be allowed to connect Density in the city+sprawl in the perifery = more choice for everyone Just say NO to urban sprawl and over crowing @Yimby “Density in the city+sprawl in the perifery = more choice for everyone.” Choice for those who currently don’t live here and no choice for those of us who already do Those of us who live here because it is less crowded there is little thought and almost no improvement in the existing infrastructure that is already stressed to it’s limits Where are the plans to increase the freeway capacity along with all of these new homes Where are the plans to entice tech companies to build here instead of San Jose so that residents can work near home and not have to commute ga('send', 'event', ‘Robert ‘Becker, 'Impression', been filed for the sprawling suburban project at 1245 Diana Avenue in Morgan Hill, Santa Clara County New documents have shown the design team responsible for drafting the single-family neighborhood alongside 22 units of affordable housing in duplex structures Nick Gera of Borelli Investment Company is listed as the project developer 1245 Diana Avenue Spanish-revival style single family home Construction will redevelop the 20-acre site with 95 structures 84 will be market-rate single-family homes The remaining duplex structures will contain 22 affordable units for lower-income households SDG Architects is responsible for the design working with the civil engineer team at MH Engineering Illustrations show the architect is pursuing five distinct aesthetics to dress up the otherwise similar two-story wood structure homes 1245 Diana Avenue Italianate-style single family home 1245 Diana Avenue Spanish-revival style duplex The application uses Senate Bill 330 to streamline the approval process and the Builder’s Remedy provision to sidestep local zoning requirements The preliminary application was filed in late July this year kickstarting the 180-day deadline for filing the formal application The proposed suburb will feature an inner-block road network bound by Condit Road The property is close to East Main Avenue and US 101 Future residents will be about two miles from Morgan Hill’s primary commercial center and the Caltrain station While it may be true that the site described above is about two miles from Morgan Hill’s Caltrain station it is also true that the overwhelming majority of the future residents of the 84 market-rate single-family homes will be driving in private vehicles I don’t know if Andrew Nelson has ever been on Highway 101 during or even near commute hours I can report that it’s almost bumper-to-bumper stop-and-go between San Martin and San Jose most days of the week The Builder’s Remedy is being used to promote and perpetuate unsustainable suburban tract home sprawl and should be invalidated with a citizen-lead ballot measure so what you said about traffic is no longer true This is sprawl at its worst and was not the intention of these laws and should not be built The people who live in these 22 homes would create an even bigger traffic problem if they lived in San Francisco but do nothing to improve or expand the roads It literally is like stuffing 20 lbs of you know what into a 5 lb bag This plan is a disaster for the Diana/Condit intersection… local residents accessing Condit will block access to the potential 100-200 new resident vehicles ….and what about the possibility of future developments adding to the problem …This property should be sold to the winery next door or change the plan and reconsider access to the property Mayor Turner took thousands of dollars from builders for his last campaign MH did not vote for the candidate who voted against this He should be held accountable for the stressors on current infrastructure If the developer-backed YIMBYs get their way there will be an unbroken swath of sprawl from South San Jose to Salinas By: 5:30 am on November 16 Petal Fields at 330 Burnett Avenue single-family home architectural variation illustration by Bassenian Lagoni Architects Petal Fields at 330 Burnett Avenue townhomes Preliminary permits filed by the developer in July secured the ability to use the Builder’s Remedy provision of the Housing Accountability Act an informal title for the state law provision allows Borello to seek approval for plans that do not comply with local zoning in Morgan Hill so long as 20% of all units are designated as affordable housing The application process will also be streamlined through Senate Bill 330 The latest plans from Borello aim to build 838 dwellings across the three unit types All apartment units will be designated as affordable to lower-income households the development is expected to achieve a density of just 6.2 units per acre Petal Fields at 330 Burnett Avenue apartments Petal Fields at 330 Burnett Avenue townhome multiplex Bassenian Lagoni is overseeing the architecture, and Gates + Associates will be responsible for the landscape architecture The structural elements for each housing type will be a familiar wood-frame structure with articulation across the multi-unit townhomes and apartments to distinguish units and visually disrupt the facade Single-family homes and townhomes will be stylized with a range of contemporary interpretations of Farmhouse Peebles Burnett subdivision existing condition with property information outlined in black illustration by Bassenian Lagoni Architects The 131.9-acre property is located along Burnett Avenue and Pebbles Avenue close to Highway 101 and the Sobrato High School Future residents will be over half an hour from the Morgan Hill Caltrain station by bus or 14 minutes via bicycle The estimated cost and timeline for construction have yet to be shared I’m sure that Borello Asset Management will make lots of money if this moves forward as proposed Highway 101 is almost bumper-to-bumper between San Martin and San Jose People buying the Single-family homes and townhomes here will certainly not be riding the bus to the Morgan Hill Caltrain station traffic on Highway 101 will just get worse with the concomitant worsening of air quality in the Santa Clara Valley A community of this size with a mix of single and multi-family is a great springboard for growth and sustainability of the region So many properties are playing on the value of high end single family without including the multifamily and mixed use housing which allows family’s to grow and diversity to thrive YIMBY has enabled greenfield sprawl at an industrial scale in California It is NIMBYs that have forced sprawl to occur If only Palo Alto and Menlo Park were upzoned for midrises there would be no need for construction in Gilroy and Morgan Hill Only rich NIMBYs blame poor people from wanting a home that may one day be considered affordable Are additional towers in San Francisco also a monstrosity This is only going to decrease the ease of everyone thats already here Should build in san jose or put to use some of those huge empty business buildings that have been empty for 10+years before ruining morgan hill and other what used to be small towns… Let’s be real here They’re not building to house people that are already down here. they’re building to bring people from outside the area down here something that’s just going to congest the area and make the overall comfort of everybody down here horrendous It already takes way too long to drive 3 to 5 miles than it ever should And crime is just increasing and increasing. so let’s just add more people to the mix right There is nothing wrong with people moving to Morgan Hill Obviously new housing is not for people who “already live there”…they already have houses SACRAMENTO - March is Women’s History Month and today on the floor of the state Senate California State Senator Dave Cortese introduced Morgan Hill Councilwoman Yvonne Martinez Beltrán as District-15’s Woman of the Year.   During you,” said Morgan Hill Councilwoman Yvonne Martinez Beltrán Women’s History Month was established by Congress in the 1980s to acknowledge that the significant contributions women have made to every field of American life were largely undocumented and unknown The purpose of the month was to recognize and highlight women’s unsung specific achievements in science By: 5:00 am on December 1 A
