2025A 15-year-old girl was shot in the arm in the Bronx.MOTT HAVEN
The Bronx (WABC) -- Police are searching for the suspect who shot a teenager in the Bronx
there was some sort of verbal dispute leading up to the shooting
but it is unclear what the argument was about
The 15-year-old girl was shot once in the arm as a result of the incident
First responders transported the victim to Harlem Hospital in stable condition
There are currently no arrests as authorities continue to investigate the motive for the shooting

Construction has partially topped out on 315 Grand Concourse, a 13-story residential building in Mott Haven
Designed by Fischer Makooi Architects for Beitel Group
the 134-foot-tall structure will span 192,026 square feet and yield 240 rental units with an average scope of 770 square feet
as well as 7,040 square feet of commercial space
The property is located on a triangular parcel bound by Grand Concourse
Recent photos show the main volume of the reinforced concrete superstructure built to its pinnacle on the southern half of the plot
Exterior work is progressing behind a dense assembly of scaffolding and construction netting
excavation and foundations are still ongoing for the secondary volume of the building on the northern corner of the lot
this component could potentially top out in late spring or early summer
The property was formerly occupied by a low-rise commercial building
as seen in the following Google Street View image from Grand Concourse
The main rendering shows the rear western elevation along Walton Avenue
depicting the main bulk of the project that has already topped out
The building features a multifaceted massing with stepped setbacks on the northern half and an expansive terrace at the 11th story of the southern end
The façade is composed of various shades of gray metal paneling along with what appears to be white brick
The northern volume that has yet to rise above street level is absent from the rendering
and its dimensions and appearance remain unclear
The nearest subways from the development are the 4 and 5 trains at the 138th Street-Grand Concourse station to the south
315 Grand Concourse’s anticipated completion date is slated for fall 2025

The lower Grand Concourse rezoning should have allowed for buildings double this size
But the community cannot support the massive influx of residents
There isn’t even a local supermarket
So we should advocate for less investment and less people
because there currently isn’t a supermarket in close proximity
We still need a supermarket close by right on grand concourse
This area is one of the best in the city for a significant increase in population
It’s well served by the subway and has numerous buses
It’s geographically close to Midtown
And there are several supermarkets in this area
New ones could always occupy commercial space in the base of the buildings
A super market is coming under the first new building
No disrespect but that’s not how businesses work
A local supermarket isn’t going to open if it thinks people in the area won’t buy from them or can’t afford to
In order to get things like nice grocery stores is to have an influx of residents with disposable income
It’s not politically correct – but it is the reality of how US society works
Uhh… a C Town supermarket is opening a block north of this site at 425 Grand Concourse
They signed a 15 year lease earlier this month
No disrespect but how well do you actually know the area
To say there isn’t a locally supermarket is incorrect
There’s a MASSIVE Food Bazaar nearby that rivals your Whole Foods or Trader Joe’s with options including Dry Aged Steaks
There’s a Western Beef a few blocks in another direction as well
Not to mention a few smaller ones scattered around the Mott Haven which this building is located in
Not having a local supermarket in the area is just one of many things a small community lacks
as I also live in a small community and know what happens when a large amount of residents suddenly move into it
They recently built a 500-apartment unit right across the street from me and there are no major stores or even a hospital in my area
Not only did rent jump up on everyone already living here
who’ve lived here 4 or more generations started moving out
I have to take a bus into the next town to get anything done including food shopping
The roads and sidewalks have been ripped up several times to beautify the area
causing terrible traffic and fixing outdated pipes after realizing they were much too small to accommodate the additional waste from 500 additional residents
They planned for years to build this complex but did not plan for the effects on the town
They are also trying to introduce weed and vape shops in the area and this is a very family oriented environment
No one advocated for it but the town council received a gracious donation from the weed shop owners.This is literally your one-church town where everybody knows everybody and we look out for our neighbors and kids
No one really heard of our town or even cared too much about it because it was considered “boring”
We don’t even have enough schools in our small district to support an influx of inner city kids
We don’t have zoning laws that support super structures either
The commuter schedules and routes changed just to accommodate the new residents who commute to work in NYC
that New Yorkers are being displaced from the City
they are looking for new areas to start over from
their new arrival means displacing everyone else
Communities shouldn’t be destroyed just to accommodate somebody else who strong-arm their way into our neighborhoods
Investments only profit the few who are already rich or looking for another term in office and don’t care about the existing community and don’t include building affordable homes with their luxury home projects
More people also means more crime in the area they move into
We have seen all the unfavorable changes and have even heard of the complaints of the new tenants who are baffled at why they are paying so much to live in an area that offers so little
These new tenants are from the City and not used to the simplicity small towns are known for
all because of the disparity of our incomes
I think it is a very selfish system of greed and it hurts a lot of good hardworking people who just want to raise their families in quiet safe areas they grew up in and can still afford
Not sure where you live but most likely the people who live in your community probably had grandparents (or older) who were NYC residents and moved there
The largest migration being “white flight” from the city
I don’t like weed shops but let’s not pretend suburban people haven’t been smoking weed (and using hard drugs) all along
They just would go to the urban areas to buy
Suburban clients have always been very lucrative to the drug trade
The comment brings up a question I have had
Supermarkets have large footprints and thus vulnerable for redevelopment
They are mostly turned into chain drugstores or apartment buildings
Neither are nearly as beneficial to the neighboorhood as the grocery store was
You have to feel badly for seniors who cant uber over to trader joes or whole foods
Maybe we need to establish a new zoning just for supermarkets to combat this alarming trend
Have better minds than mine addressed this

there’s is a BJS in the area .A mall there too also food bazaar also in that mall

This strangely reminds me of Bronx State and Jacobi hospitals near where I used to work in the east Bronx

Facade Illusions – The exterior may be designed to look grander
with decorative elements that make it seem larger than it is
Just because a unit looks big on the outside doesn’t mean it’s spacious inside—especially for set-aside units
One thing all these HPD properties have in common is that they’re selling amenities
and the gym fees are higher than Planet Fitness
These units tend to be much smaller because they’re subsidized to maximize profits
especially if tenants don’t pay into the amenities
I’d be shocked if set-aside units are anywhere near as large as market-rate ones—there’s no incentive for them to be
They’re classified as “low-income” units
but that doesn’t necessarily mean tenants earn less than the Area Median Income (AMI); the way “low income” is calculated for set-aside units is completely different
This is the economics of HPD: profiting off low-income housing while claiming to address homelessness
They’ve figured out how to guarantee income through rental assistance
but that shouldn’t come at the cost of livability for low-income residents who can’t even afford the gym

the 289,000-square-foot structure yields 450 rental units in studio to two-bedroom layouts
The property is bound by East 144th Street
Recent photos show the reinforced concrete superstructure fully clad in its façade of industrial-style floor-to-ceiling windows and grid of beveled concrete paneling
The upper levels include setbacks and cutouts in the floor plates to form pocketed terraces lined with dark metal railings
and the western elevation along Gerard Avenue features a distinctive angled cantilever at its midway point
Some minor finishing touches are still concluding on the main entrance along East 144th Street
where sheets of brown paper cover the windows and some white film remains on the black mullions
The following exterior and interior renderings depict the final appearance of the project
A courtyard sits in the middle of the U-shaped building
Residential amenities include a rooftop terrace
Amenity fees are waived for the first year
Beitel Group acquired the property in 2022 and secured a $150 million loan last April as part of a series of loans issued by SCALE

I’ve been away from The Bronx for many years
Area still has many quality of life issues but this location is isolated from the residential core of the neighborhood
This corridor is starting a new and transforming from an industrial location into a mixed use community
To attract new residents to the area who have more disposable income
So people can stop calling the South Bronx “the poorest….”

Available on NYC Housing Connect are 86 units for residents at 80 percent of the area median income (AMI)
ranging in eligible income from $67,852 to $134,160
Residents will have access to a wide range of amenities including a rooftop terrace
there are three studios with a monthly rent of $1,852 for incomes ranging from $67,852 to $99,440; 59 one-bedrooms with a monthly rent of $1,974 for incomes ranging from $72,686 to $111,840; and 24 two-bedrooms with a monthly rent of $2,351 for incomes ranging from $87,326 to $134,160
Prospective renters must meet income and household size requirements to apply for these apartments
Applications must be postmarked or submitted online no later than February 24
Looks better than many new Manhattan buildings
This is definitely what is needed here in the Bronx
I would love to even visit the facility and explore the greatness of the work put in
Yes and hopefully more to come for the much maligned borough
Low income housing was forced into The Bronx too much over the decades
Time for the other boroughs to take more of their share

Jesus Cabrera, a/k/a “Gee,” was sentenced on Tuesday, Jan. 14, to 30 years in prison for leading a drug trafficking ring that sold deadly fentanyl in The Bronx, federal prosecutors said. As reported
Cabrera previously pleaded guilty to participating in a conspiracy to distribute fentanyl and fentanyl analogue
The drug ring’s products were also recovered from the scenes of seven other fatal fentanyl poisonings in 2021
The 40th southernmost precinct in the borough of the Bronx serves Port Morris

“Jesus Cabrera led a drug trafficking organization that sold enormous amounts of deadly fentanyl in New York City
which led to the deaths of at least eight victims in The Bronx in 2021

the drug ring operated principally on a block on 142nd Street between Brook Avenue and St
Ann’s Avenue in the Mott Haven section of the Bronx (the “Set”)
where the drug ring’s members sold fentanyl glassines in bulk to dealers who then re-distributed it on the Set and in other areas of The Bronx
Members of the drug ring also sold individual glassines of fentanyl to users struggling with addiction who lined up on the Set on an almost daily basis
Cabrera was the undisputed leader of the ring
a/k/a “Miz,” worked as Cabrera’s second in command
managing and overseeing the drug ring’s various street-level dealers
including the other defendants charged in this case
packaged their product in residential apartments for distribution on the Set
They then relied on a roster of street-level dealers to push massive amounts of its deadly product into the community
the drug ring distributed an estimated five to six kilograms of fentanyl per month
resulting in hundreds of thousands of dollars in profit for the ring members
The drug ring frequently used a signature “stamp” on the glassines of fentanyl it sold
a step Cabrera took to continue making money at the expense of the victims and families affected by the ring’s drug dealing and the opioid epidemic across the country
the ring stamped its glassines with a “Supreme” logo
Despite Cabrera’s awareness of the potential deadly impact of fentanyl
he and the other ring members continued pushing their product
when Cabrera was asked by another ring member whether people were overdosing from their product
one of Cabrera and Amaya’s co-defendants
sold a quantity of loose Supreme-stamped glassines to an individual on the Set (“Individual-1”)
who subsequently provided one of those glassines to Rahman
Rahman died from an overdose shortly after ingesting the substances in the Supreme-stamped glassine
the residue of which later tested positive for
Both Cabrera and Amaya were directly involved in overseeing Concepcion’s narcotics sales at that time
in the days leading up to Rahman’s fatal overdose
Cabrera and Amaya exchanged text messages referencing certain quantities of narcotics that were going to Concepcion for resale on the Set
as well as the cut of the over $110,000 in recent drug ring proceeds they were going to provide to Concepcion
between in or around March 2021 and in or around December 2021
there were at least eight confirmed fatal overdoses in The Bronx at which the drug ring’s Supreme-stamped glassines were found on the scene
of The Bronx was sentenced to five years of supervised release
have also been sentenced after having been convicted of participating in the same fentanyl trafficking conspiracy to which Cabrera pled guilty
who managed the ring’s daily operations and reported to Cabrera
a/k/a “Light,” who was one of the drug rings armed lookouts and dealers
a/k/a “Nitty,” who helped package the drug ring’s product with Cabrera and others
a/k/a “Chelo,” one of the drug ring’s street-level dealers
Kim praised what he described as the outstanding investigative work of the NYPD
and the New York/New Jersey High Intensity Drug Trafficking Area intelligence analysts for their support and assistance in the case
along with The Bronx District Attorney’s Office
The case is being handled by the narcotics unit of the federal prosecutors Office of the Southern District of New York

Excavation and pilings are underway at 355 Exterior Street, the site of a two-tower residential complex in Mott Haven
Designed by Hill West Architects and developed by The Lightstone Group under the 355 Exterior Street Associates LLC
the 720,785-square-foot project will yield 714 rental units with an average scope of 777 square feet
as well as 10,630 square feet of commercial space and 325 enclosed parking spaces
The taller of the two towers will rise 437 feet
making it the tallest structure in the South Bronx and in the borough
and taking the title away from River Park Towers that stands 428 feet tall
The property is located along the Harlem River near the intersection of Exterior and Gerard Streets
Recent photographs show several excavators and piling rigs at work across the site as crews begin to prep the land for the forthcoming foundations
Some mounds of concrete rubble remain from the slab of the low-rise commercial building that formerly occupied the property
The developers purchased the property from Verizon for $59 million in cash and filed permits for the former occupant’s demolition in September 2019
The main rendering looks east at 355 Exterior Street from the Harlem River
showing the towers rising from a shared multi-story podium and connected by a smaller mid-rise volume
While no floor count or measurements have been revealed for the shorter of the two towers
its scale relative to its taller sibling suggests a roof height of approximately 300 feet
The towers will feature uniform façades of floor-to-ceiling windows framed by earth-toned paneling
and landscaped terraces are shown topping the expansive podium and roof parapets of the towers
The nearest subways from the development are the 4 and 5 trains at the 138th Street-Grand Concourse station to the southeast

Design does not have to be “adventurous” to be good
If these turn out like the renderings they will be a handsome timeless addition to the waterfront
What’s really adventurous is how they made the rest of the South Bronx disappear on the renderings
Surprisingly good news to see an update on this
I thought the project had been shelved after the failure to gentrify Mott Haven
There was a lull in new construction but they seem determined to build even bigger down there
Between these tall towers and the massive Fordham Landing upstream
they will be capitalizing on the Harlem River Greenway

it seems like there haven’t been any major new projects being announced
so it’s still part of that first wave of development alongside the towers on the Bruckner
The only new project I had in mind was Fordham Landing but I just found an article literally published today that said the property was going to be foreclosed
The pre foreclosure action is only on the 2nd phase of Fordham Landing (North)
There is nonstop luxury construction going on
A new just finished on Bruckner next to the Willis Ave bridge
Right near this site one just finished on 144th
Another just about to finish on Gerard Ave and twin buildings going up on the Concourse by 138
Not sure how you don’t see these going on
Located on a clean waterfront with no floating weeds
and see the bushes at 300 feet high make us love the forest more: Thanks

It’s like polished up mid-century public housing
How many millions will be spent for 325 parking spaces that could have been additional housing units
A lot of people who can pay the high rents that this will be – can afford nice cars – and don’t want to park them on the street
“Gentrification” is bypassing Harlem
Only the Northern part of East and Central Harlem
The rest of Harlem is definitely gentrifying
gentrification just consuming the existing apartments instead of being diverted to new buildings
We need more very large housing developments like this around the city
It makes so much sense in this area especially to build big
Why is ‘gentrification’ bypassing eastern and central Harlem
Cuz they don’t speak up for themselves in the Bronx
Fordham Landing is split between North and South
The litigation on foreclosure by Blackstone is one Phase 2
Would not want to take the walk from trucker blvd to the 138 st subway passing the projects at certain times of thr day and night.THATS THE HOOD
There is even a Wyndham hotel right there and you will see tourists using that station
Best part is the city is building a new park on the lot just to the north
Parking spots have been eliminated by Citi-Bikes and the fact that NYC has hundreds of thousands more people with cars
Only other issue is sometimes the cost is equivalent to paying rent for a apartment 🙁
