Commuters eager to find more parking at the New Carrollton Metro station in Prince George’s County, Maryland, may find themselves closer to a coveted open parking space soon. On Sunday, a new parking garage will be opening
the P1 Garage at New Carrollton will open and the existing bus loop will move to the first level
The bus loop currently runs outside of the P1 Garage
Commuters may want to map out the changes coming their way between now and summer
Parking capacity will be increasing by 550 spaces during the first phase of the development at the P1 and P2 parking garages
Once both garages are fully open this summer
entries and exits will be closed temporarily while upgrades are carried out
but the top two levels of the P2 Garage will remain open — drivers can access that area via the vehicle bridge on Level 7 of the P1 Garage
Those dropping off a commuter at the surface Kiss and Ride lot will find that quick drop-off area moving to the first level of the P2 Garage
construction of a new plaza at the station and garage gets underway
Some of the reconfigurations there should take about two months
Metro said delays and congestion should be expected while the changes are being made

WASHINGTON (7News) — Documents released Monday show Metro is considering splitting the Silver Line in two east of Stadium Armory
sending some Yellow Line trains to Greenbelt
One proposal Metro is exploring is to send half of all Silver Line trains to New Carrollton instead of ending all of them at downtown Largo
Metro said by adding some Silver Line service in addition to the Orange Line service that already serves New Carrollton
riders on the section of the Orange Line east of Stadium-Armory would see trains arrive every 6-8 minutes instead of every 10-12 minutes
The possible change would also allow riders in that area to go straight to places like Dulles Airport and Tysons without transferring trains
on the portion of the Blue/Silver lines east of Stadium-Armory
Trains would only arrive every 6-8 minutes instead of every five to six minutes as is the case now
Another proposal Metro is exploring is to once again run some Yellow Line trains to Greenbelt
Yellow Line trains have a “turnback” at Mt
Vernon Square and don’t run any further north
Metro is considering running half of all Yellow trains to Greenbelt and continuing to end service for the other half at Mt
All Yellow Line trains used to go to Greenbelt
Metro will also explore increasing service on the Red Line by adding what it calls
“super peak” service during the busiest part of peak hours
“Super peak” service would involve wait times of four minutes between trains on the Red Line instead of five minutes and would involve a larger percentage of eight-car trains instead of six
Metro said it will also consider adding a “super peak” service on a section of the Silver Line between Wiehle-Reston East and Stadium-Armory
The service would only go one direction; in the morning extra trains added for “super peak” service would run eastbound and their last stop would be at Stadium-Armory
while in the afternoon “super peak” would run westbound and end at Wiehle-Reston
The Metro documents released Monday indicate Metro is exploring these ideas as part of an effort to make the best use of the resources it has
Metro is hoping to help relieve overcrowding and decrease travel times by making changes during the busiest times and in the busiest areas of the rail system
“These are concepts we are analyzing in preparation for the [WMATA] General Manager’s budget proposal next month,” Metro spokesperson Tierra Hill wrote in an email to 7News Monday
Metro’s board of directors is scheduled to meet Thursday and talk about the possible changes
although Metro said its long-term budget still looks dire
new documents released Monday show that in the short term
One reason --- rail riders are paying more often instead of evading the fare
Although rail ridership is up just 7% versus a year ago
the amount of money Metro is collecting from rail riders is up 33%
a fare hike is also partially the reason for that increase in revenue
on Metrobuses it’s the opposite story: ridership is up 12%
but revenue is only up 6% as many riders continue to fare evade

2U, once a high-flying education tech company that went through Chapter 11 bankruptcy this year, has now moved its headquarters from Prince George's County
Its website lists its address as Suite 1100 in the 11-story building
The company hasn't said how many square feet it is occupying in the Crystal City building, a 507K SF property built in 1988. The owner of that building, JBG Smith
The company received a $2M loan from the Maryland Department of Commerce and a $1.5M conditional loan from the Prince George's County Economic Development Incentive Fund to build out the new headquarters
a project that had been expected to create 900 new jobs
the company no longer has a presence in Maryland
The Lanham building is backed by a $31.8M CMBS loan that transferred to special servicing in August due to imminent monetary default, according to servicer commentary in Morningstar Credit's database
The building sold for $82M in 2017 to Kawa Capital
and then Kawa in 2021 sold its equity stake in the asset to an undisclosed buyer
The August servicer commentary says the sole tenant planned to vacate the building as part of its bankruptcy process. The WBJ reported in August that 2U had reduced its occupancy at the building
The office and personnel moves come after 2U emerged from Chapter 11 bankruptcy on Sept. 13, restructuring as a private company after previously being publicly traded. It had filed for bankruptcy protection on July 25
saying the process would help cut its $945M in debt nearly in half
More than half of that existing debt was converted into equity in the newly private business

The San Diego restaurant offers a modern take on traditional noodle dishes and buns, with Oh’s favorite being its drunken noodles, a bowl of pan-fried rice noodles with vegetables, peanuts and spicy grilled chicken, and a sweet and spicy gochujang sauce.
When it comes to the Instagrammable animal-inspired steamed buns, customers can expect two in an order and a total of seven fillings. Each flavor, with both savory and sweet varieties, have a unique design featuring an animal character - typically hinting at what’s inside.
A steamed bun made to look like a chicken is dubbed the “Hangry Chickie,” for instance. The bun is filled with crunchy, pan-fried spicy chicken and mozzarella cheese.
It, along with the Nutella-filled Bunny Bun, are some of the most popular among customers. Oh’s favorite is the Unicorn Bun, a dessert bun filled with ube, or purple yam.
For those seeking to try more than one flavor, there are to-go party bun boxes.
The new Carrollton spot features masala creamy noodles, which is exclusive to this location of Harumama. The dish features shrimp and fresh udon noodles tossed in cheese, masala sauce and tofu and topped with brussels sprouts, tempura onion, green onion and peanuts.
Oh said guests should expect to come hungry, have fun and enjoy a good meal.
“Harumama is all about blending a playful atmosphere with seriously good food. From our character buns to our ramen bowls and fusion dishes, everything is made with care and attention to flavor,” Oh said.
Harumama is at 1060 W. Frankford Road, Suite 200, Carrollton. Open Sunday through Thursday 11:30 a.m. to 9 p.m. and Friday through Saturday 11:00 a.m. through 9:30 p.m.

After over two decades of sitting empty at 5001 Eisenhower Avenue, the Victory Center could be converted into housing
The proposal comes as Alexandria has been seeing an increasing number of office buildings converted to residential use
Developer Stonebridge had previously submitted plans to demolish the building
though the memo from City Manager Jim Parajon indicates that’s no longer the case
but that agency moved to Fort Belvoir in 2003 and no other tenant has occupied the space
The memo said the City of Alexandria and the Alexandria Economic Development Partnership evaluated the viability of the Victory Center remaining an office building and both agreed the cuilding is obsolete for office use — and is responsible for 3% of the City’s 15.5% office vacancy rate
The memo said the City of Alexandria’s financial participation
in the form of partial tax abatements on improvements to the building
could pave the way for the developer to make a significant number of the new units committed affordable and workforce units
The exact amount of housing being considered isn’t included
Beyond just opening up the way for more housing
the proposal would also improve some of the numbers for the city’s office vacancy rate and make new office construction more appealing
The removal of obsolete office from inventory benefits the City in multiple ways:
The City’s office vacancy rate is approximately 15% (including sublet space) for the 20.9 million sq
Removing 5001 Eisenhower (through successful conversion) would result in a vacancy rate of 12.5% with an inventory of 20.2M sq ft

County Executive Marc Elrich made his comments in the wake of a report that the station in Bethesda will need a second mezzanine for its connection between the Purple Line and Metrorail’s Red Line
pushing the cost from an early estimate of $2.4 million to $52 million
“It’s been way too long and way too much money,” Elrich during an online press conference on Dec. 31, as reported by WJLA-TV
“… And I still question some of the decisions they made with construction that will make it more difficult for everybody else to navigate the roads than it should be.”
he cited the contractors’ ability to quit the project
It’s one of the most mismanaged projects; he left the state completely vulnerable,” Elrich said
“Walking away from a giant construction problem means that the company that started it is no longer liable
and the company that takes it on has to assume liability and makes sure everything fits in and that makes everything costs more.”
Elrich said the line is probably still three years from the start of operations
Editorial comment: “of a report that the station in Bethesda will need a second mezzanine for its connection between the Purple Line and Metrorail’s Red Line” is incorrectly stated
The project always included a second mezzanine
the only update from the report was that the cost increased
