Help support our journalism. Subscribe today If there were one word to describe the Palm Beach real estate scene for the season just ending depending on when you applied the label between Oct 1 and April 30 — “busy,” “unpredictable,” “sputtering,” or even “surprising.”  And the common factor guiding the adjectives you might choose the uber-wealthy town’s most famous resident 5 election to his second term once again thrust Palm Beach into the international spotlight real estate activity in town picked up dramatically as homebuyers and sellers finally exhaled thankful that the uncertainty about the outcome of the contentious race was finally over With Trump in residence at his Mar-a-Lago Club during his transition period before Inauguration Day on Jan. 20, local real estate activity escalated driven in part by some buyers who wanted to be close to the political action in Palm Beach They even gave the boost in sales and rentals a memorable nickname — “the Trump bump.”  The Corcoran Group’s fourth-quarter sales report summarized Palm Beach’s “dynamic real estate market” in October and a significant shift in condo/co-op transactions at the high end “We’re still seeing a pretty active market,” said agent John Cregan of Sotheby’s International Realty But they are just being a little more hesitant It’s not a market where sellers can push prices.”  when the Palm Beach Daily News spoke with several real estate professionals about the state of the local market and the season that is drawing to a close Even though the market sputtered after the announcement of the tariffs the Palm Beach season overall saw far more single-family sales than in the same period last year — up by at least 60% in the first quarter alone according to several sales reports recently released by real estate agencies and agents in business on the island according to the reports’ year-over-year comparisons Palm Beach houses, townhomes, condos and co-ops sold in the first quarter generated $752.7 million in sales volume, said the transactions report prepared by Sotheby’s International Realty Add in the sales volume for the fourth quarter of 2024 — totaling $408.38 million — and the overall tally for the six months between Oct The first quarter of this year also saw a new median sales price record for single-family properties. At $13.9 million, it was the highest ever recorded for January, February and March, according to the report issued by Douglas Elliman Real Estate Report and prepared by Miller Samuel Inc. The median is the price at which half the properties sold for more and half for less The median for the same quarter last year was $12.5 million First-quarter prices for condos were up slightly according to a consensus of the sales analyses The buyer or buyer’s identity and the actual price paid in that hush-hush transaction has never been recorded at the Palm Beach County Courthouse likely because of the way the deal was structured None of the parties involved will discuss the sale Sizable sales aside, real estate activity over the past few weeks has seen the island’s market reel, reflecting the stock market’s sputtering performance after Trump announced his tariffs — and then walked back some of them They have been hesitant to make a decision amid the uncertainty,” said agent Jim McCann of Premier Estate Properties But not every home shopper is stepping away from a town long known for its natural beauty reported seeing a post-Easter spurt of interest among buyers ‘We’re just going to have to live with this uncertainty,'” McCann said with their asking prices totaling about $217 million Another 33 condos and co-ops were also under contract some of the asking prices for those under-contract properties are lower than they were when the properties were first listed This season saw wide-ranging price reductions that sometimes led to properties selling shortly after the asking price was reduced Many of the active listings on the market today have had their prices reduced as well with some undergoing multiple price price drops At least some of those properties that sold with lowered price tags were owned by sellers who had adjusted their price expectations to new realities after the coronavirus pandemic-sparked real estate frenzy, which sent home values skyrocketing The once-in-a-lifetime boom that came with the pandemic is now squarely in the rearview mirror although today’s values are generally far higher than they were before the health crisis hit Meanwhile, the single-family market in January, February and March saw a surge in sales of houses priced between $10 million and $20 million, a mid-range price category that had lagged previously, according to the latest sales report prepared by Frisbie Palm Beach led by agent Suzanne Frisbie of the Corcoran Group there were 19 sales in that price category when there were 33 sales in that price range and another is under contract with an asking price of $18.95 million according to the first-quarter sales report written by broker Linda Olsson of Linda R Of the eight non-waterfront homes sales during January referring to the fact that the North End has traditionally been home to some of Palm Beach’s least-expensive dry-lot properties Shoppers in the market for single-family homes this season found that the inventory available for sale in Palm Beach remained about the same when compared to last season the number of listings remains far below the levels recorded before the coronavirus boom began there were 92 single-family and townhouses listed for sale Another 12 residential properties were being marketed in the MLS’ “land" category although seven of those properties also appeared in the single-family listings with houses ripe for renovation or replacement Another MLS search April 30 showed 223 condos and co-op apartments were for sale a sharp increase since last year at this time Evens as the market continues to adapt to new and changing post-pandemic realities Palm Beach has retained its longtime reputation as a place where real estate values can be counted on to rise over the long term Agent Dana Koch of the Corcoran Group noted that savvy and sophisticated buyers who are concerned about the state of the economy and Wall Street’s performance may see real estate on the island as a safe bet “People are looking to diversify their finances with hard assets like real estate,” Koch said “Palm Beach is a great place to land-bank your money.”  may also be taking a step back to re-evaluate their priorities “Some sellers may say: ‘I’m not in a rush to sell and we’ll ride through these uncertain times.’”  Broker Christian Angle of Christian Angle Real Estate offered another key insight “Palm Beach will always be a safe haven as far as investing in a new home,” he said adding that he wasn’t speaking metaphorically feel their blood pressure going down the minute they cross the bridge into Palm Beach That’s especially important to people in uncertain and stressful times “People in Palm Beach sincerely decompress,” Angle said mentioning the evergreen appeal of the island’s renowned restaurants along with pastoral walks on the Lake Trail and afternoons spent sunbathing on the beach “We have ups and downs in the market,” Angle said “but Subscribe to our YouTube channel for the biggest stories and can't miss video WEST PALM BEACH — Five Tenet hospitals in Palm Beach County have accused a national hospital-rating organization of orchestrating a “pay-to-play” scheme favoring hospitals that participate in its surveys and failing those that don't attorneys for Tenet said Leapfrog Group's grading system relies largely on self-reported and unaudited data and ranks hospitals according to their participation The hospitals' attorneys said these ratings aren't just wrong but dangerous — driving patients away from safe facilities and into the waiting rooms of worse ones "The Leapfrog Group's business model is as simple as it is sinister: prey on public fear distort the truth and profit from deception," the attorneys wrote in a federal lawsuit filed April 30 a nonprofit which claims to promote health-care transparency and safety the group's attorneys rejected Tenet's "pay-to-play" characterization and said its patient safety data is credible "Tenet is attempting to shoot the messenger instead of addressing the serious patient safety problems," wrote attorney Kimberly Blair in January Blair said Leapfrog "encourages Tenet to make patient safety a priority and improve." Leapfrog's supposed mission of protecting patients is a "sham," the attorneys continued The lawsuit points to examples where hospitals that earned top Leapfrog grades were simultaneously cited by federal regulators for life-threatening patient care deficiencies received consecutive "A" grades from Leapfrog while government inspectors documented dangerous lapses in care including delays blamed for patient deaths It also cites multiple academic studies and statements from the American Hospital Association warning that Leapfrog’s methodology is unreliable and should not be used to guide patient decisions the hospitals' attorneys said they asked Leapfrog to stop issuing misleading grades "Hospital ratings and hospital safety grades are Leapfrog's opinion," Blair wrote in an email to Tenet's attorneys "Courts nationwide have consistently held that such opinions are protected speech under the First Amendment." Tenet's attorneys said “there is no First Amendment protection for deceptive practices." significant disruptions for residents South Ocean Boulevard next to Mar-a-Lago Club shuts down between South County Road and the Southern Boulevard traffic circle The town sends an alert 24 hours before the road closes to give drivers time to plan alternate routes but essentially life for Palm Beach residents is significantly affected by the road closures bridge delays and additional traffic congestion The traffic woes are such an issue that the Town Council has weighed more than two dozen measures to alleviate problems including establishing a moratorium on certain commercial projects and allowing more flexible work hours for construction The town has extended a pause on new restaurant nightclub and private club applications so traffic consultants can collect data The good news is that transportation figured heavily in the town’s recently updated comprehensive plan which binds town staff to reduce traffic when it crosses a set threshold The plan also will guide town leaders and departments as they make decisions on land use coastal management and other important issues Such efforts could pave the way for a smoother review of development proposals and perhaps help avoid the kind of conflicts that the town grappled with this season among them a years-long dispute over the Paramount Theatre The town and the property’s owner, Lester Woerner, are still trying to resolve their differences over the proposed redevelopment of the historic building The Town Council has rejected four different proposals by Woerner's company the latest of which asks for a special exception to allow a 475-member private club on the property at 139 N Reports from both sides of the debate are due June 3 Not all of the redevelopment proposals have been contentious One project that many welcomed is a major undertaking by the Society of the Four Arts The Town Council’s approval in February paved the way for the Four Arts to expand and modify its Esther B O'Keeffe and Rovensky buildings; move maintenance facilities; and update signs and landscaping on the organization's 10-acre Midtown campus A successful redevelopment that has long been in the making has entered a new phase as businesses began opening at the revitalized Royal Poinciana Playhouse site Palm Beach’s first new nonprofit organization in more than 60 years With a 400-seat theater and a wall of windows overlooking the Intracoastal Waterway Glazer Hall will host year-round performing arts A plan that is not on track is the town’s dune-nourishment project which is needed to prevent additional erosion to the fragile southern coastline Palm Beach needs to use the stretch of land connecting its coastline north and south of the Lake Worth Municipal Beach for sand-filled trucks to reach the beach south of the Lake Worth Pier But the town was unable to do so before sea turtle nesting season began March 1 because of an impasse with Lake Worth Beach over the project Town officials have stockpiled sand on Phipps Ocean Park beach and are on the search for a South End condominium that will allow trucks to use its access point to move sand south of Lake Worth’s municipal beach the season proved momentous for religious institutions In March, parishioners at St. Edward Catholic Church, a Palm Beach landmark for nearly a century, marked a milestone. The Vatican designated the church as a minor basilica one of seven in Florida and one of two in South Florida The season also saw the Palm Beach Synagogue win the Town Council’s approval for a long-planned redevelopment project at its landmarked site on North County Road And The Episcopal Church of Bethesda-by-the-Sea marked its own milestone in March with a celebration of the 100th anniversary of the laying of the cornerstone at the landmarked building’s front entrance Such milestones are a reminder that gentle legacies endure in Palm Beach even as the town works so feverishly to meet the challenges of its future It's been a busy season for Palm Beach's public-safety departments with new facilities and technology helping police and fire-rescue to make the island more safe the Palm Beach Police Department launched its Real Time Crime Center a facility where officers can keep an around-the-clock eye across the island officers can watch live video from a townwide network of surveillance cameras and license-plate readers Officers also are able to livestream video from any of the new body cameras the department began using this season "That is giving us wide latitude to be able to make sure that personnel are in the right spots and that we get immediate eyes on critical incident scenes and other things of that nature," he said The Real Time Crime Center became fully staffed within the past month and Rothrock said there "absolutely" are times where the department will have a fast response to an incident because someone in the center is able to immediately monitor the cameras The department also has been working on upgrading its aging radio system. Both police and fire-rescue transitioned to new Motorola radio technology along with implementing a system that is also used by the Palm Beach County Sheriff's Office and other law enforcement agencies in the area OpenSky technology needed to be replaced because it was reaching the end of its life and parts for the system will not be made after 2026 The town has seen the benefits of the new radios since the changeover at the beginning of the season "We can see where everything is on a map," he said It really helps with officer safety and in coordinating response to incidents." The Police Department also keeps an officer in the command center at President Donald Trump's Mar-a-Lago Club to coordinate with other agencies if there is an incident there or nearby the department expanded its use of artificial intelligence with AI-capable cameras and related technology He gave credit for some of the funding for that progress to the Palm Beach Police & Fire Foundation "They've donated a lot of money to help make some of these things happen," Rothrock said All of these things — the Real Time Crime Center and improved radio and surveillance — have contributed to help the Police Department try to help keep traffic flowing on the island Traffic issues in Palm Beach were compounded in July when the U.S Secret Service shut down South Ocean Boulevard next to Mar-a-Lago after an assassination on Trump at a campaign rally in Pennsylvania were injured and another person was killed The agency quickly moved to increase protection around all of Trump's properties South Ocean between the Southern Boulevard traffic circle and South County Road was closed with security checkpoints at either end of the closure Those allowed to enter the area can only do so through the north checkpoint at South County Road state and local officials and Mar-a-Lago in mid-August came to an agreement to reopen the road when Trump is not home the effects have been felt throughout the season during Trump's extended stay at Mar-a-Lago after his Nov and on his 10 weekend trips to Palm Beach since taking office "That started to cause issues in conjunction with increased traffic volume While the entire town staff has worked to find solutions the Police Department's role has unfolded on several fronts Officers are stationed at intersections during peak hours to try to keep people from "blocking the box," or stopping in the intersection The officers also work to coordinate signals when necessary to keep traffic moving Police service aides and parking enforcement officers help with traffic during peak hours Police also have worked with Public Works to make some changes at turn lanes using traffic cones to help vehicles move more efficiently In addition to working with other town departments Palm Beach Police work with state and federal agencies to navigate possible solutions for traffic congestion The Police Department continues to push for more bridge schedule changes from the U.S and more notification from the Florida Department of Transportation about permitted work that could affect the town even when that work does not fall within the boundaries of Palm Beach Unscheduled bridge openings to allow barges to pass to and from the Bonefish Cove environmental project south of the Lake Worth Bridge have also created additional congestion and the town is working with the Coast Guard Should Trump choose to spend more time over the summer at his golf club in Bedminster Kristina Webb is a reporter for Palm Beach Daily News, part of the USA TODAY Florida Network. I met a nanny named Jovana Capric at a coffee shop at the Breakers the season when the town’s wealthy residents leave for Nantucket had all been picked through; the mansions along Ocean Boulevard were shuttered and dark at night where we sat beneath flower-covered trellises drinking iced coffee in the thick summer air Her career working with children began in high school while she had a job as a hostess at a Chuck E “There was someone having his second-birthday party and the parents just loved how I interacted with their son,” she told me do you by chance babysit?’ ” The conversation led to a gig as a part-time babysitter for them and then to work as an assistant teacher at their children’s Montessori school “I had families kind of shark me out of working for the school.” The pay was better fifteen to twenty dollars an hour instead of eleven to nanny full time for a family with twins and dropped out of Florida Atlantic University where she had been studying for a degree in psychology “I could have paid thousands of dollars to get my Montessori certification,” she said She began deliberately looking to work for more affluent families and found one through a listing on the website care.com I gotta find out how I can find more of these families and it’s not gonna be through care.com.” Eventually she came across an agency that had offices around the country and specialized in placing prospective educated employees with wealthy families to make herself a more attractive candidate she pursued certifications in subjects such as conscious discipline “I’m an expert in temper tantrums,” she told me who by then was nannying for a well-to-do family in Houston She was following the money: “These people coming from the Northeast are used to paying a lot.” Palm Beach is an island—known locally as “the Island”—connected to the larger and less posh city of West Palm Beach It was first developed as a winter escape for the wealthy by the railroad and Standard Oil magnate Henry Flagler and quickly became an old-money enclave whose pretentiousness was entwined with antisemitism and racism an ordinance required service workers in Palm Beach to register their fingerprints and carry an identification card which Garry Trudeau once compared in “Doonesbury” to the pass books of apartheid South Africa.) At the time we met she was earning a hundred and forty-five thousand dollars a year She was also getting a housing stipend that covered half her rent her compensation package added up to at least a hundred and sixty thousand dollars a year Capric was working as what is called a rotational nanny doing shifts of two weeks on and two weeks off although she said that her workload averaged out to about forty hours a week even with the time off and the family that Capric was with expected full availability when she was on I can tell you how much I worked,” she said looking at an app on her phone that tracks her hours “Seventy-six hours.” When school is out in the summers she might work as many as a hundred hours a week she told me that she has to be prepared for the unforeseen: to do light cleaning if a housekeeper gets sick to fly to another state on a moment’s notice because my dedication to this family is my life “There’s no way I could have my own family and do this job.” we did a lap around the beach club at the Breakers whose initiation fees for membership reportedly skyrocketed after the pandemic from three hundred thousand dollars to more than five hundred thousand dollars (The family Capric worked for were members.) It was a Saturday and there was no indication at the beach club that Palm Beach was in its down season pale men in baseball caps and polo shirts lunched with their tanned wives their kids dressed in matching terry-cloth outfits quietly pointing out families she knew and observing that they are no longer leaving town as soon as school gets out as Palm Beach has become the place they live and work Her employers were among those spending more of the summer in town “This is the longest we’ve been here,” she said and then the rest of the summer we’re gone.” In a time of unprecedented wealth disparities the American economy appears increasingly oriented toward the needs and desires of the richest perhaps partly because their ranks have grown A 2024 study by the research firm Altrata found that the number of Americans with a net worth of thirty million dollars or more swelled by thirteen per cent in 2023 to nearly a hundred and forty-eight thousand people income has grown fastest for the top five per cent of earners even as it has stagnated for the rest But it’s also likely because these earners spend the most almost half of consumer spending in the United States came from the wealthiest ten per cent of households or those earning more than two hundred and fifty thousand dollars a year In cities of concentrated wealth such as Palm Beach the influence of the richest on the economy takes on almost absurd proportions: on Worth Avenue there is not only a yacht store but also a store where you can buy antique Japanese naval binoculars for said yacht What has been called “the new gilded age” has also brought with it a demand for experienced household staff in the face of increased restrictions on immigration and a presumption of round-the-clock commitment are commanding salaries and benefits packages more typical of workers in white-collar professions When I spoke to representatives at several agencies in South Florida that staff the homes of “ultra-high-net-worth individuals,” as they are known in the industry the word that I heard most frequently was “discretion.” A nanny or personal chef is privy to the intimate lives of their bosses or “principals,” and these positions’ relatively high compensation comes with an expectation of loyalty Peter Mahler is the president and founder of Mahler Private Staffing a firm headquartered in Milwaukee that started serving old-money families of the upper Midwest and now helps place highly trained housekeepers The Mahler group also has offices in Beverly Hills The firm works with around fourteen hundred clients and maintains a large network of candidates and help a client put together a compensation offer for a hired candidate in what can be a highly competitive market They will help a household set up protocols that include cellphone policies and which shoes a staff member can wear in the house the company will train a new employee on how a client prefers their clothes to be folded and packed before a trip and will sometimes put together a household manual—what British butlers used to call a “drop-dead book”—with detailed information about family allergies or how a client prefers their refrigerator organized The positions that the firm fills vary widely A director of estates managing a family’s eight or ten houses might earn three to five hundred thousand dollars a year and oversee dozens of employees and contractors can earn more than a hundred thousand dollars a year with benefits the median weekly wage of a full-time worker in America adds up to sixty-two thousand dollars a year according to the Bureau of Labor Statistics.) Mahler who ran a cleaning service in high school and college and later started a large janitorial company told me that he learned how to clean from his first client “She was from the greatest generation of women who knew that keeping their home was an art form.” He evoked a world of refinement and order Mahler is attuned to where his clients are moving Aspen has been one micromarket; Montana has been another; but in recent years few cities in the country have seen as much growth in demand as Palm Beach He had already been looking to open a Florida office there before the pandemic hit he noticed a sudden drop in available commercial real estate “The competition for space on the island became intense and that was the first clear indicator that something had changed dramatically,” he said many of the firm’s most significant clients—“people who I would categorize as captains of industry,” he said—have left places like San Francisco and New York to make Palm Beach their primary residence Several agents observed that the new money in Palm Beach County is notably younger: couples with small children who have fled larger cities to congregate with the like-minded in a pristine place without the irritation of homelessness or too: asking rents in Palm Beach County have risen more than fifty per cent for apartments and seventy per cent for single-family homes since May 2019; some private schools now have wait lists a confectionary-pink building off Worth Avenue in late summer—both tourists and locals were still showing up Once Palm Beach was no longer just a seasonal market “There have always been grand households in Palm Beach that were staffed in the traditional manner with either a majordomo or an estate manager,” Steven Stolman a fashion designer who owned a chain of eponymous boutiques reminisced about watching the heiress and Broadway producer Terry Allen Kramer serve Thanksgiving stuffing alongside her household staff and wistfully recalled the rules set out in Amy Vanderbilt’s “Complete Book of Etiquette.” “I think that that level of formality is no longer valued or relevant with the exception of a very few households,” he said “Now it’s more about fulfilling everyone’s wishes in a very short order.” fifteen miles inland from Palm Beach and home to the National Polo Club and the seasonal gathering place for people who compete in jumping competitions at the Winter Equestrian Festival at one of the restaurants of the polo club where the grounds were closed for the season The Polo Club is attempting something of a revival and Berube rhapsodized about the scene the previous winter when billionaires rubbed shoulders with grooms at the bar and the fashion label Veronica Beard held a show and luncheon a former Ford model named Carol Thompson who introduced herself to me as “a grandmother,” came up to say hello turned to the county’s growth—how bad the traffic is now how hard it is to get a restaurant reservation even in summer Thompson said that she had already signed up two hundred and fourteen members to the Polo Club that year its initiation fee is much lower than those of Palm Beach’s Carriage House whose fee Trump hiked in August to a million dollars.) had recently been quoted in a CNBC article about the high salaries housekeepers can now earn in Palm Beach her agency had been besieged with phone calls from applicants After one woman was told that she didn’t have the qualifications her boyfriend came to the office and threatened Berube and her team The surfeit of interested workers has not alleviated the labor shortage On the subject of Trump’s plans to deport millions of undocumented immigrants the high-end staffing agencies I spoke with remained comfortably aloof maintaining that they only work with staff who have authorization to work in the United States “This can sound however it wants to sound,” Berube said of undocumented people trying to get jobs I cannot understand them—and I’m trying to be so nice.” Staffing agencies offer services such as vetting work documentation and conducting background checks Mahler Private Staffing suggests that the clients perform a second background check for added peace of mind Berube’s staff have become experts in spotting made-up references senior search executive with Mahler Private Staffing “One of the joys of what I do is getting them not to be discreet,” Miller said “I ask them questions and see if they share too much.” The agencies know what kind of demeanor their clients are looking for who worked as a house manager to a well-known socialite in Palm Beach for sixteen years and now owns a staffing and catering business He told me that he has recruited cater-waiters from the gym because they have the right look: clean-cut and presentable Very few of them make the leap to private service “It has to be one of those people that wants to be in the back row It also has to be someone who is not easily provoked by a grumpy boss “All these private homes are basically businesses,” he said and if they wake up on the wrong side of the bed and you’re serving them coffee you’re the first one to be the punching bag.” The ideal candidates need to be tech-savvy (Luxury homes and appliances have become so high-tech that some families even hire a personal I.T engineer to maintain their wireless networks and cybersecurity or a director of home technology to monitor smart systems for climate and appliances.) But what really made Grady happy The event didn't lose money for a second straight year including a little-known band from Florida called The Backstreet Boys jugglers and mimes entertained people as they ate at the 100 food booths that lined Flagler Drive offering everything from alligator to funnel cakes Costs to book acts big-name acts like Huey Lewis & The News continued to rise and in turn The four-day pass was $25 instead of $20 in 1993 the second straight decline of 20,000 per year when 335,000 people came but many left angry about crowding at the main act We used to think that way but we don't anymore," SunFest Executive Director Sue Twyford told The Post after the festival "We're more interested in the safety and comfort of the people who come to SunFest."
