Construction has started in Pennsville NJ on the site preparation for a brand-new Super Wawa convenience store with gas operations This new project is located on South Broadway (Rt 49) at the front of the Cranberry Plaza where Save-A-Lot Grocery is also located The convenience store will be 5,915 square feet which makes it one of the larger models of the traditional Super Wawa configuration The adjacent gas operations will feature 12 fueling positions with six dispensers and of course the overhead protective canopy The project is set to include 56 parking spots when only 48 are required by town zoning.  Two of those parking spots will offer electric vehicle parking stations As part of that March approval it was also agreed that this front portion of land for the new Wawa would be split out into its own tax lot/property, which will be owned by the developers of the Wawa The plans for the new Wawa were approved by Pennsville in March of this year, and 42Freeway first wrote about it in April Compared to other South Jersey approved Wawa projects seeing construction crews on the Pennsville site just 8 months after town approval is a very quick turnaround Likely a big reason for the quick startup of this Wawa is that it will not have direct road access which means the project likely did not require extensive approval review from Salem County or NJDOT (if at all) If you’re unfamiliar with that process when new developments require direct access to roads operated by the County or State those government entities get to review the plans… looking for potential impacts to the traffic flow and patterns along the roadway In situations where a proposed project needs roadway improvements (wider shoulders new traffic signals)… it is the developer’s responsibility to pay for those upgrades and most times this can turn into lengthy design and negotiation steps between the Government body and the developer while Wawa does prefer its stores to have direct road access (particularly at a busy corner intersection) this new Pennsville store is being developed at the front of the existing shopping center’s parking lot and customers will only have access to this Wawa from within the shopping center’s parking lot Even though this Wawa is being developed along the road frontage customers driving on South Broadway/49 will have to enter Cranberry Plaza at the center’s main center entrance (which is a traffic light intersection)… and then when in the center’s parking lot This is a similar pattern to what was implemented for a newer AutoZone store which was built on the opposite side of the shopping center’s entrance Locals will note that there is an existing legacy Wawa open less than 1000 feet away from this new Super Wawa project While I don’t see the fate of that older Wawa noted in planning documents I think it’s safe to say that this new Cranberry Plaza located Wawa will replace the older legacy Wawa store…   and the smaller location at Broadway and Carroll Ave Clearly Wawa is looking to significantly reduce the number of smaller/older stores in their portfolio by either upsizing with an nearby all-new Super Wawa… or in some cases simply closing the store As an example, a legacy Wawa in Cherry Hill closed this month after plans to develop a new Super Wawa on the other side of Route 70 (across from the older store) were cancelled based on community concerns Likely local residents expected the smaller Wawa to remain open… but Wawa felt the smaller store was not sustainable At this time there are no details on when this new Pennsville (42Freeway) This is part of a larger redevelopment of the property which previously was home to Incollingo’s Market Penns Grove A Super Wawa previously opened at the corner as well as a small 6,000 square foot multi-unit retail building In my visit yesterday the McDonald’s building exterior looked completed with signage in place and in fact landscapers were on site placing mulch and plants Indications they are getting close to the end of development A peek in the window showed that interior aspects were already mostly developed including seating… although I didn’t take a long focus looked considering there was considerable activity going on around me They are actively hiring for the Penns Grove McDonald’s location and state that training will take place at Mullica Hill and Woodstown locations The job listings state an opening of March 2025 it’s clear that this McDonald’s will likely open very soon Bullhide Brewery is an all-new construction brewery rising across the street from the Cowtown Rodeo. (42Freeway Oct Update) The brewery is being developed by locals Suzanne and Travis who own the Cowtown Cowboy Outfitters retail store (unaffiliated with the Rodeo) It’s an ambitious and smart plan that the couple has come up with developing the new brewery and other retail components as an extension of the existing western retail store From the outside the vision of the long integrated complex of store When I stopped in last October the timber framing had just been completed on the addition but the original retail store segment was still its older rustic self Four months later in my April visit yesterday the full exterior of extended building is completed!  Exterior walls are in place the roof is in place and even the retail store is showcasing its new style For the original Cowtown Outfitters retail component larger windows and a new front door have also been installed and additional interior work will take place as well as an opening to connect the store with the rest of the building Suzanne tells me they have hired their Brewer for Bullhide Brewery and they expect to open sometime early summer Their social channels even shared images of the core brewery equipment inside the building A new Super Wawa is being developed in Pennsville in the front parking area of the Cranberry Plaza on South Broadway I first wrote about this project back in April of 2024 when they were granted permission to develop the Wawa This will likely be a relocation of the existing smaller legacy Wawa a block away.  This is a common pattern for the Pennsylvania-based convenience store where they are looking to replace older smaller stores with the larger Super Wawa buildings which include gas station pumps In my visit yesterday I could see that the concrete building foundation is in place and utilities are being added Also the underground gas tanks appear to be installed While there is no building standing at this point we’re getting to the point where the locals are going to be amazed at how fast the building development takes place once this foundation phase is completed Literally you’ll be driving by one day soon and “Bam”… the steel frame of the Super Wawa will be standing and you’re going to swear to yourself that you drove by just two days ago and nothing was there I have no updates on the opening of this location but I would guess an opening very late Summer or early Fall Site preparation work is taking place for a new Tractor Supply location being developed in Pennsville pm South Broadway (Rt 49) at Chestnut Lane… about 1,000 feet South of the Walmart shopping center 42Freeway first wrote about these plans back in January of 2024 as the Tractor Supply project was moving through planning board process Tractor Supply is a large retail chain of stores which sells products for home improvement horse and pet care.  Their customer base typically targets recreational farmers and ranchers In my visit yesterday to the Pennsville location I could see from the drone shots that the site prep work is underway for the Tractor Supply particularly with dirt layered on the property where the building and parking lot will be developed I have no real indications of when this Tractor Supply location will open 7 Brew Drive-Thru Coffee Approved for Blackwood-Clementon Road Roy Rogers Cherry Hill Remodel Underway Ahead of Expected Late Spring Opening .st1{fill-rule:evenodd;clip-rule:evenodd;fill:#2a2a2a}By Matt Cosentino | For NJ Advance MediaCumberland pushed across a run in the top of the eighth inning and held on to beat Pennsville 2-1 in Pennsville giving the Colts their first victory of the season and snapping the Eagles’ winning streak at five while Boyd Fithian and Kam Fiorani each had a hit and scored a run for the Colts (1-8) struck out eight and walked two in seven innings to earn the win Ethan Cruz pitched a scoreless eighth for the save Chase Burchfield singled and knocked in a run for Pennsville (5-3) The N.J. (Post) Over the next few days there were numerous very positive comments from people who where excited to have a bagel shop at the location or had already tried Big Belly Deli and had positive things to say about their experience From Discover Pennsville’s Post: For my first visit to Big Belly Deli I already had dinner plans locked in for elsewhere in Pennsville but I will be back soon and will definitely stop back for lunch Well considering they are open from 5am to 10pm seven days a week. Follow us on social: Facebook | Instagram | X (formerly Twitter) A Tractor Supply retail store is proposed for Pennsville NJ on South Broadway (Rt 49) at Chestnut Lane about 1,000 feet South of the Walmart shopping center The proposed Tractor Supply would be developed on that corner with the existing Add-Vantage Self Storage located immediately next to it The Tractor Supply development will take place on two lots and the development will be fronted along S That being said one of the lots does extend down Chestnut Lane to the next corner but most of the rear of the lot will remain undeveloped with this project For the proposed Pennsville Store the town’s Planning Board will hold a public hearing on the application on January 22nd at 7:00 PM This all new construction building will consist of a 21,930 square foot Tractor Supply retail store building  an outdoor fenced in area off to the side (garden center and larger bulk items) This building would be about 3,000 square feet larger than a recently opened location in West Berlin NJ.  Both stores have a similar building width but the proposed Pennsville store will be about 20 feet deeper The Pennsville property will be developed so that the building entrance faces the Route 49 roadway with the parking lot positioned in front of the building The main driveway entrance will be on Route 49 closer to the adjacent storage facility business.  A secondary entrance will be on Chestnut Lane in line with the driveway across the street for the Ashcraft Funeral Home The outdoor garden center and extended fenced in area will be on the Chestnut Lane side of the property It appears that the truck delivery entrance would be on the opposite side of the building closer to the storage unit business.  A wedge of open space will remain between Tractor Supply and the storage facility as Tractor Supply is positioned perpendicular to Route 49 whereas the storage building was developed on an angle Tractor Supply is looking for a preliminary and final site plan approval for the project which will require approvals of several variance requests Variance requests include signage (which is almost always listed in any hearing)  traffic circulation within the parking area deceleration lane for the property entrance and the number of parking spaces provided Tractor Supply is an American retailer offering a product mixed targeted at recreational farmers In South Jersey they have 10 locations currently open.  One thing I find admirable about the company is they are able to find success in more rural areas where it seems other large corporations are less likely to invest in Absolutely with a product mix targeting a rural lifestyle they would want to be close to the customer base with larger properties and livestock but consider that all Tractor Supply stores are new construction projects costing several million dollars…  well I appreciate that they’ve been able to find success in more rural areas While the company’s products target a more simpler lifestyle focused on optimizing a homeowner’s outdoor experiences, as well as pet-care their successes in that marketplace have led them to becoming a very significant US Corporation Tractor Supply now has 2,200 stores in 49 States and are ranked 291 on the Fortune 500 list of the largest US Corporations (based on revenue) Each store carries between 15,000 to 20,000 products They also try to adjust the product mix to support any unique aspects of the store’s region… which could be 15% of the inventory Their 2020 SEC 10K form indicates that livestock and pet supplies account for 47% of their sales followed by hardware tools and truck supplies at 21% and then seasonal Tractor supply has over a dozen of their own exclusive brands across all of the product categories Tractor Supply opens about 70 new stores a year, and things are going well for them as in a recent earnings call the stated they are increasing the number of store openings each year with a target of having 3,000 locations. Tractor Supply Website A new “Super” Wawa convenience store with gas was approved for Pennsville’s Cranberry Plaza to be located at the front left side of the shopping center’s parking lot along South Broadway The proposal was approved at the March 25th Pennsville Planning and Zoning Board meeting.  While i was unable to attend I did verify the approval with Pennsville Township The plans called for a 5,915 square foot Wawa retail food market and gas fueling operations consisting of 6 dispensers with 12 fueling positions to better describe the shopping center it has a main building along the rear of the property which on the right side is home to Save-A-Lot An all new Autozone was developed at the front right-side of the parking lot The Wawa will be developed at the front of the shopping center on the left side.  This pad property has been marketed as available for several years A classic Wawa is located less than 1000 feet away at the Carroll Ave intersection.   While not specifically called out in the planning notice I have no problem writing that we should expect that older classic Wawa store to close when the new super Wawa opens… an undetermined timeframe For the newly approved Wawa, a site plan dated September 2022 is available online at the Paramount Realty website although this may not be the final approved plan That depiction shows the Wawa will not have direct access to South Broadway and customers will have to drive in through the main entrance of the shopping center (traffic light) and turn left a short distance in the parking lot to then access Wawa The shopping center also has access from Dunn Lane on the north side the parking lot It is expected that the Wawa store will face South Broadway and the gas station pumps would be developed to the side of the store with the gas pumps closest to the main entrance driveway and the retail store to the far left The shopping center was sold in 2019 to unnamed investors The prior owners had been advertising plans for a full shopping center remodel.  While that status is unknown you would think that with AutoZone and Wawa now as tenants the main shopping center building will attract more interest from retailers…  and hopefully a remodel is planned A commercial real estate listing at MSC shows that they are actively looking for tenants for the remaining shopping center spaces particularly the larger left side portion of the center A Courier-Post classified ad in 1980 called the shopping center “the new Ames Plaza” which at the time was home to an Ames department store An progress tour of the upcoming The Shipyard Bar & Restaurant opening soon on the Delaware River waterfront in Pennsville The large property is along the Delaware River waterfront and will bring a fun amazing outdoor spaces along the water… they will even be inviting food trucks in They also have a large space for private events including weddings The original segments are no longer there and the open air 3-season bar and new outdoor spaces are the centerpieces of the property Owners Brad and Jeff walked me through the project They also gave me a lot more details on their plans for the new waterfront spot and of course I am sharing with the readers They were both very appreciative of my recent coverage at 42Freeway where I let the public in on the news of the upcoming new hot spot I did get one thing wrong though… while they plan on featuring food trucks at the property they will also have an interior kitchen at The Shipyard Bar & Restaurant As mentioned, 42Freeway first reported on the Shipyard a month ago The Shipyard is part of a family of locally owned restaurants which also includes The Telford Inn and Carolina Blue The Pennsville NJ location is the former JG Cook’s Riverview Inn Today the 2 older segments are no longer there but the remaining 3-season bar and restaurant section remains and is the hub of the new Shipyard The full property is being transformed into an indoor and outdoor fun restaurant bar and event space… and the goal is to maximize the amazing views of the Delaware River and Bridge The inside of The Shipyard is mostly ready to roll construction wise but there are finishing details to be completed as well as cleanup work… so I told them I would skip interior photos for now The outside is getting an extensive makeover also As Jeff said “You can’t recreate this Delaware River waterfront view” So they are adding a lot of really fun and interesting upgrades to the property The Shipyard will be a waterfront festival atmosphere every day of the season Consider this to be a 3-season waterfront festival themed restaurant and bar which will close during the colder winter months They fully hope to be open for some portion of this fall 2022, but with cooler weather coming in and construction items still taking place… well be sure to keep up with updates at their Facebook Page The full former Riverview Inn complex was massive It was like three restaurant buildings in one So it can throw off perspective of how large the remaining 3-season bar section is That entire 100 foot span has glass garage doors in front which can be opened up to make the indoor bar The ownership is completely changing up the interior building It’s a smart design change that still leaves a LOT of space for indoor seating And remember they they are also significantly expanding the outdoor offerings there is plenty of room for people to have a great time at The Shipyard Previously the bar was rectangular in the center of the room while the bar is still in the middle of the space it is configured for one side A traditional “U-shaped coming off the back wall” configuration where that backwall will feature a selection of liquor bottles and other bar items In the back corners of the large space (behind the bar area) are the kitchen in one corner There will still be plenty of room across the full 100 foot long building for dining tables One side leads to an area which will be home to an acoustic musician space and cornhole area The other side entrance will lead to a interesting outdoor area which will even have space for private events Last month I saw the outside of the property via my drone and at the time they were very actively involved in exterior construction and landscaping I expected new sod grass to be put down along the waterfront but I was happily surprised to see this week so many inventive upgrades also being added outside Once the landscaping and construction is completed the waterfront areas will have Adirondack chairs So yes they did get new sod down in the last month but the Cook’s are doing so much more compacted gravel areas and attractive flowered landscaping The also will have an astro-turf covered area which makes for a better surface to support outdoor private events where larger numbers of people would congregate in a common area Still to come are buffer trees along that event space area Gas firepits are being installed in various locations On the side of the building where the other portions of the Riverview Inn once stood they are making another interesting outdoor space with a variety of unique design elements An outdoor container ship outdoor bar stand is being readied for installation It will have a second container positioned on top of it. and they will also have an ice cream stand outside Regarding the food trucks… the idea for including them in to the mix is to give customers unique food experiences like you would find at beer gardens or festivals in the area They Cook’s really want this to be a family friendly place to visit… again and again Brad tells me that to further carry the “shipyard” theme they will be installing a large continue box up overtime of the building’s side entrance As mentioned, for the latest on when they open things up to the public this fall, be sure to “Like” their Facebook page And I believe there is still time to The portion of land jutting out next to the Shipyard building was the New Jersey side of the New Castle Pennsville Ferry Line This was a VERY busy ferry prior to the opening of the Delaware Memorial Bridge The remnants of the two paved roads have been mostly untouched for decades The road splits because there were TWO competing ferry lines and as you drove up with your car there were two grand with one of the co-owners Johnny who was in the building with his wife and other team members getting the the final touches ready for Thursday’s public opening are two Salem County area firefighters who were looking to bring something new and exciting to the Pennsville area… and they’ve really hit a hole-in-one with this concept and design The bio for Fred and Johnny includes leading teams in local fire departments like Salem City employment in the fire prevention and security teams at PSEG Nuclear plant in Salem… and also considerable time as DJ’s and bar staff in a variety of South Jersey bars and restaurants friends and good times… it’s led them to creating and operating the perfectly named golf lounge… The Engine House Golf & Social Lounge The Engine House is located at the corner of North Hook Road and Beaver Ave just 2 miles south of the NJ Turnpike and Route 295 exits The property was previously home to several local restaurant/bars (a notable name was Sidelines) but the prior building had been abandoned for quite some time before Fred and Johnny took over the property The Engine House really makes an improvement to the corner and extended area and temporary operating hours are Thurs-Sun They will have the full service bar open, the kitchen will be serving from an initial menu featuring flatbreads and sandwiches, and if you want to golf, reservations should be made online at The Engine House Website things took a little longer to get built out. and Fred and John are eager to get the doors open for their eager customers So as they wait for some additional equipment to arrive the draft system will likely not be operational for a few weeks (bottled and can beers are available now!) and they will be expanding further the kitchen menu over time restaurant and golf simulator concept in mind the team realized they weren’t going to find an existing building to meet their needs They decided to take on the expense of designing an all-new space which would perfectly suit their plans for an interactive and social bar/restaurant experience… while also balancing some private spaces for friends and family to have fun with the golf simulators The all-new building is a tall two-story construction which sits angled in the front corner of the lot With the parking lot developed in the back of the building the partners made a smart decision to put the main entrance in the back also When you enter in through those main doors you’ll instantly be surprised by the massive open space inside the Engine House from the outside you’re likely going to assume that this is a traditional two-story building… but as soon as you walk in you see that the core of this building is open from floor to the ceiling… more than two stories up The main open space of the room is the focal point area where the long bar is located as well as a variety of restaurant tables are set up (both hi-top and traditional) With the bar on the left side positioned against the back wall, on the opposite side of the large open room is a mezzanine balcony which is fully open to the expansive bar and restaurant space The mezzanine area top and bottom provides 2 levels to support the golf simulators as well as additional lounge and seating areas I don’t know if it’s just the expansiveness of the open bar and dining area or how the second floor mezzanine allows guests to look down across the main first floor…  But the Engine House actually feels much larger inside then when you look at it from the outside With the bar positioned against the tall wall on the left and dining tables in front of it the two floors on the right hand side are mostly allocated to the premium Full Swing brand golf simulators and associated lounge areas Full Swing Pro models are the only golf simulator that measures your ball at impact with an overhead Ion 3 camera and then in flight using a combination of infrared technology and high-speed blue light LED cameras to capture and show your golf ball’s real flight on the screen… all with no delay Each of the two floors have two premium simulator bays and an associated comfortable seating area Three of the bays are positioned in a more traditional “facing in” manner but on the lower-level the rightmost bay is turned at a 90 degree angle which allowed the designers to offer an extended amount of seating space for that golf bay… as well as make it a little bit more private.  Perfect for a larger party along with those two simulator bays there’s still plenty of space for dedicated lounge seating within each of the two bays as well as several hi-top tables along the front railing which directly overlook the bar below Also at the far end is another somewhat private alcove area with a larger high-top table The lounge seating which is located thorough the restaurant has that “old-world an open space that’s more than two stories tall also comes with it an equally tall wall behind the bar… buy yet smart design choices fill the entire room and walls with a lot of design character I already mentioned the old world style lounge seating And the tables appear to be handcrafted for the restaurant The long bar which probably seats two dozen customers also has a beautiful wood grain finish to the top and corrugated steel front facade And the back bar area features a signature focal piece in the room with a brick backdrop wall feature where a large variety of bottle spirits are on display This bar backdrop definitely has an old school fire department feeling to it and to that end at the top is large red signage  “Engine House Golf & Social Lounge” During my visit today they were not open for business so I don’t have any food or drink photos to share… but I’ll be back very soon after they open to give beer garden and event space is coming to Pennsville NJ on the Delaware River at the former site of the Riverview Inn If you previously visited the Riverview Inn when it was open remember that large open air capable bar building at the end which extended to a beautiful front lawn to the river That seems to be what the new Shipyard will be all about The news was shared first at their Facebook page where they converted the former Riverview Deck/Inn page into The Shipyard page This is exciting on several levels as for decades the Riverview Inn was a very popular and large facility for dining “adult beveraging” and weddings… but it’s been a rough few years for the Riverview after closing and then an auction of the restaurant contents seeing a new establishment getting ready to open up so soon after all the recent news and demolition truly will be happy news We’ve reached out to the Shipyard Facebook page admins for additional details but have not received a reply yet I’m sure we’ll be chatting soon A new website is also in the works for The Shipyard which also includes the popular Telford Inn and Carolina Blue restaurants in Mantua NJ The Shipyard is located at 60 Main Street in Pennsville right on the Delaware River The location is next to the Riverview Beach Park which into the 60s was a popular amusement park Today the rides and roller coaster are long gone and it is an open park for recreation and town events The Shipyard is a smaller building on a large property adjacent to the park with a large amount of frontage on the river The building is rectangular shaped with the long side facing the river They front of the building is large glass garage doors which in nice weather can be opened exposing the entire building to the outside It gives a lot of flexibility to function as both an outdoor and indoor space So if you’ve visited the Riverview Inn before you’re starting to think…”Wait a minute wasn’t a portion of the Riverview Inn set up like that?” So I briefly mentioned there was a fire at the Riverview Inn and subsequently most of the building was demolished The former restaurant was three segments making a long complex running along the river From what I remember from my visits; the very old dark wood restaurant was first Then a newer but still older segment was second and then the third section was a somewhat newer “large bar with garage door sections” So absolutely those first two older sections of the former restaurant are gone today… but that third open air bar building… well it survived that they are able to use that portion today as the “bones” of the Shipyard To be honest I did not see the property after the demo work was completed so maybe what stands today is all new construction. but it does seems to be an exact match to what was there as the Riverview Deck open air bar building So knowing about those roots of the new bar and event space helps explain what (and why) the owners have planned for The Shipyard The bullets they offer describe the new venue as; From my own visits to the Riverview Inn Deck portion I remember it was home to a very large bar with additional tables in the front of the building While I am not sure if they are keeping the large bar for The Shipyard it seems it will not have a kitchen within the building Hence the “Food Trucks” aspect of the plans The Shipyard will have the full liquor license and can offer food with a variety of food trucks Maybe with that flexibility the dining experience will change regularly And the rest of those cool features they call out; “beer garden Well it seems to fit what was taking place previously as the Riverview Inn Deck I visited the Riverview twice when it was open (both times in the summer) and while I walked through the older parts of the building my visits were focused on the that open air bar The bar and seating were very popular… but the experiences carried on to the front grass and river Along the river was beautiful grass and positioned throughout were tables and Adirondack chairs You could relax along the river with the bar 20 feet behind you and an acoustic musician performing for everyone It was an amazing setup that everyone seemed to love For me it was the best part of the property In my recent visit the front river area was all dirt but I imagine that was just prepped for all new grass sod to be placed ahead of the opening We don’t know what the inside of the building looks like or go smaller so the space is more flexible for events What will the lawn area and firepits be designed Well the only clue I found to that is the “Achy Breaky 5k” is booked for the Shipyard on October 9th! Basically just one month away! (Facebook event, Website Registration) The 5k includes a post race Country Western themed party at The Shipyard Now that doesn’t mean final construction and approvals won’t take longer but it definitely has to be a real goal to have The Shipyard open in advance of the 5k event I want to focus on the new and exciting things of the Shipyard but feel I have to call out some additional aspects of the Riverview Inn as many may ask As we all know the Covid Pandemic and business shutdowns were very impactful to New Jersey businesses The Riverview Inn closed and despite some early promises of reopening… it did not reopen Then in September 2020 a two-alarm fire took place in a portion of the building.
