A cannabis company has sued the Town of Pound Ridge for enacting a moratorium to block a new store and it is asking for the moratorium to be  declared “null The New York State Legislature legalized cannabis in 2021 but allowed municipalities to pass local laws by Dec 2021 to opt-out of allowing sales or on-site consumption but did not pass an opt-out law by the deadline and registered the assumed name Purple Plains in 2022 They leased a storefront on Westchester Avenue where a wine and liquor store had operated for 20-some years and they applied for a provisional state license to operate a cannabis dispensary The state Office of Cannabis Management approved the provisional license last year and Purple Plains notified the town of its plans to open a store Pound Ridge had 30 days to register its opinion for or against a permanent license to operate the cannabis store Then in response to residents who oppose cannabis sales the town required a certificate of occupancy for retail use Purple Plains says it already has a valid occupancy certificate from the location’s prior use as a retail wine and liquor store the Pound Ridge Town Board enacted Local Law 4 The town set a six month moratorium on land use approvals “to protect the best interests of the town,” including “the location of businesses related to adult cannabis use.” it is a zoning amendment that had to be referred to the Westchester County Planning Department for review and comment the state cannabis law does not allow municipalities to adopt local laws to ban cannabis sites after the Dec the Town Board adopted a resolution to ask the state legislature to re-instate the opt-out period for nine months The current cannabis law does allow towns to pass reasonable and practicable regulations governing the time Even if the law could be characterized as doing so it would make operating a retail cannabis business unreasonably impractical The business is represented by attorneys Nicholas M this entire matter is an embarrassment of enormous proportion for the Town Anyone who lives here understands that this dispensary goes completely against the character of this town That our elected representatives put the residents in this horrible position is a whole other conversation who does not live in Pound Ridge nor the tenant who also does not live in Pound Ridge believe that this is the place for this facility is self serving and lacks a basic understanding of the character of Pound Ridge I for one hope that this enterprise falls squarely on its face and I believe that the residents of Pound Ridge need to understand how a 5 person town board elected to protect the interests of the residents allowed themselves to collectively do nothing on the opt in/opt out question This is shameful violation of the public trust and should not be forgotten next election day A barn fire that broke out behind a restaurant in Westchester prompted a large response from several departments The blaze happened at a barn behind the Purdy's Farmer & the Fish restaurant in North Salem when a barn behind the Purdy's Farmer & The Fish restaurant at 100 Titicus Rd Firefighters remained on-site until about 9:30 p.m. ensuring the fire was fully extinguished and the area was safe Members from the Croton Falls Fire Department also helped respond to the blaze More information about the fire was not immediately available Westchester residents who are fans of television's most iconic serial killer may be thrilled to learn that the "Dexter" franchise's next show will have local ties to the county Photos from the set of "Dexter: Resurrection" in Yonkers Scenes for "Dexter: Resurrection," an upcoming sequel series to Showtime's popular "Dexter" show were filmed in Yonkers on Woodworth Avenue will be the second sequel to the original series and will follow "Dexter: New Blood." sued the South China Morning Post for $20 million Avery Stone claims that the publication and reporter Peter Guy defamed him in 2016 when they depicted him as a crook a low-life and an operator of a Ponzi scheme humiliation and shame throughout the world,” Stone said in a complaint originally filed in Westchester Supreme Court and moved on Sept Stone graduated from Manhattanville College in Purchase in 1989 and NYU Stern School of Business in 1994 He worked for American Express and then 10 years for MasterCard The Hong Kong firm extended cash advances to local businesses for a percentage of future credit card receipts It also originated mortgages and small to medium-sized enterprise loans made returns of 8 percent to 15 percent a year The South China Morning Post published a story that year that introduced GMF as Hong Kong”™s latest swindle It said that police were trying to help investors recover $58 million and that investors alleged that the firm”™s three directors Bloomberg Markets magazine published a story that described Stone as a smooth talker who convinced bankers to invest $32 million and then vanished.” One of the most damaging passages quoted Stone”™s father His father allegedly told a Bloomberg reporter that he had loaned Avery Stone $89,000 “to get out of Hong Kong very fast.” He said his son stole $400,000 of family belongings a Lalique bowl and a collection of watches You can quote me on that,” Richard Stone allegedly said Avery Stone claims the Morning Post published false allegations He merely moved back to Westchester and he was accessible through the same email account Pound Ridge police would confirm that it has no basis for crediting “Richard Stone”™s dementia-induced fairytale of an account,” the complaint states “or to charge Avery Stone with any criminal wrongdoing.” The Morning Post should have known that Stone had not vanished and was not lying low It used those statements “to sensationalize their story and falsely paint Avery Stone as a malicious and evil villain and international fugitive from justice.” Stone is accusing the publication and reporter of libel per se and he is demanding from $10 million to $20 million in damages Bloomberg has broadly denied Stone”™s allegations and claimed that its story was a substantially accurate report of two police investigations and that it was privileged under the First Amendment the state constitution and the New York Civil Rights Law the state Second Appellate Division upheld a ruling by Lewis J denying Bloomberg”™s motion to dismiss the complaint “It cannot be said as a matter of law that the statements provide a substantially accurate reporting of the two police investigations,” the appellate justices ruled The Morning Post is represented by Willkie in your future. On this occasion, Tim Reilly visited Pound Ridge Golf Club in Pound Ridge Pound Ridge Golf Course opened in 2008 and was designed by legendary course designer Pete Dye you would come to that realization by the time you arrived at the first green It’s chock-full of his signature bag of tricks Pound Ridge is a rare public course offering in the greater NYC area it offers country club-like playing conditions It’s a great escape for golfers seeking a little peace and quiet just outside the shadow of New York City Course: Pound Ridge Golf Club in Pound Ridge Price: The weekday rate is $150 before 1 p.m This isn’t a course to play if you’re looking to lower your handicap Your full arsenal of shots will be put to the test The contoured fairways make it tricky to find the short grass on a consistent basis and it’s not forgiving if you start spraying the ball The rough is thick enough to punish you for not finding the fairway and there always seems to be a hazard in just the right spot to make you second guess shot selections Pound Ridge is one of those courses you walk away already thinking about how you will play a few holes differently the next time around How to get there: Given its hour drive proximity from my apartment in New York City I was excited to come across a top-notch course I can actually drive to with relative ease there are two train station options within 15 minutes of the course Pound Ridge is Pete Dye’s first design in New York You can play the course at just under 7,200 yards but there are five tee boxes available to offer something for golfers at all levels Barstool Sports hosted a qualifying event for the 2019 Barstool Classic at Pound Ridge Notable/Favorite holes: The two holes that stand out are the par-5 13th and par-3 15th there’s a giant boulder in the middle of the fairway Now that’s something you don’t come across very often My playing partner struck it dead-on and I couldn’t help but break a smile when he did I was warned about the 15th before I even arrived but it has a long and shallow green that’s protected by wetlands in the front rocks around the perimeter and a giant hill along two sides to give the green a tucked-away feeling But this is one of those greens that’s surprising larger than it appears from the tee box the setting got in my head and I chunked my ball into the wetlands I loved: First and foremost, I loved the convenience as a New York City golfer It can be a challenge trying to find places to play around the Big Apple I found myself hitting an array of shots throughout my round rather than grabbing the same handful of clubs over and over again I had to really think about where I was going to place to the ball and aiming for specific parts of the greens added an element you don’t always get at a public course There also aren’t many courses in the New York area with rugged mountainous feels to them There is no shortage of rock outcroppings and the rocks actually came into play adding a new element of challenges to several holes that I really enjoyed I didn’t love: Beside how I played on the front 9 you’ll realize that spending a few extra bucks is worth it to play a higher quality public course If it falls outside of your typical price point I’d encourage you to consider splurging Pound Ridge brought out a range of emotions and shots throughout my round I’m already thinking about how I’m going to stick the green on 15 with my 8-iron next time… All of our market picks are independently selected and curated by the editorial team News 12 New YorkWhere to WatchDownload the AppYale/New Haven HealthFire officials: Faulty generator switch toxic chemicals caused destructive Pound Ridge house fireFire Department Chief Vincent Zafone said responding firefighters noticed an extremely high amount of chemical containers inside the home which prompted them to call the county hazmat team.News 12 Staff Hazmat crews had to be called in to help as firefighters battled the blaze that reduced the residence on Salem Road to ashes Pound Ridge Volunteer Fire Department Chief Vincent Zafone said responding firefighters noticed an extremely high amount of chemical containers inside the home which prompted them to call the county hazmat team He said they determined that all the chemicals were used for candle and scent-making material that were highly flammable and potentially toxic Homeowner Arthur Marder denied that toxic chemicals were being stored indoors He said there were oils that his wife uses to make candles and that they were on the other side of the home "I think it was the lightning last night that hit,” Marder said said extensive efforts from 20 different agencies had to be put into motion with additional help from a New York City hazmat team to deal with the threat of what he called "noxious chemicals." Ridge," McCown told Patch NY — Election season 2023 is here and there are plenty of races with candidates eager to serve in elected office Patch asked candidates to answer questions about their campaigns and will be publishing candidate profiles as Election Day draws near Work experience: More than four decades in the shipping sector as both an operator and an investor including 15 years as the CEO of a publicly held container shipping company I co-founded and 5 years managing transport investments worldwide for a large hedge fund I’m currently a Non-Resident Senior Fellow at the Center for Maritime Strategy where I write and lecture about topics at the intersection of commercial maritime activities and national security two children now 30 (Jack) and Caroline (29); moved to Pound Ridge 25 years ago from New York City Campaign website: www.poundridgeparty.com I have a deep and abiding love for Pound Ridge I took for granted that I could trust my town leadership to care for the town — to responsibly manage its finances When I discovered that my trust was ill-placed — that there are major problems with the town’s financial reporting that major decisions were being made without public knowledge and input — I became concerned and compelled to take action I am running for Supervisor to bring competency transparency and inclusion to our town government I am running for Supervisor to ensure that the future of Pound Ridge is determined by the people of Pound Ridge What are the major differences between you and the other candidate(s) seeking this post My opponent and I significantly differ on our concept of vision for the town and in our experience to fulfill the obligations of the job of Supervisor I believe the vision for Pound Ridge should come from the people of Pound Ridge seems to believe that a small group of individuals who keep the public out of their plans can determine the town’s vision That is what they did when they decided not to opt-out of allowing marijuana stores in town without seeking public input That’s what they continue to do in planning a wastewater treatment project that would be character-altering to the town when most residents are in the dark about it should be included as standard operating procedure in making all major decisions for the town Crucial to the job of Supervisor is the ability to manage the town’s finances and workforce Although he has been in the job for six years Hansan significantly underperforms in those responsibilities He has failed to file with NYS legally required financial reports for almost 3 years The independent auditors have criticized the town’s accounting and control practices town workers complained of management failures in overseeing insurance and retirement benefits The town highway maintenance workers sought protection by unionizing I have significant work experience in finance I will bring proven expertise at managing both fiscal and personnel responsibilities I co-founded a company and brought it public to the NASDAQ so I know something about having a vision and seeing it actualized I know that competency makes transparency very easy I know that inclusion is a respectful and powerful way to govern What is the single most pressing issue facing your constituents and what do you intend to do about it The most pressing issue facing Pound Ridge residents is their concern about the future of Pound Ridge Enhancements to the look of our small business district have been appreciated about changes to the town the incumbents call “transformational” but are largely unknown to residents have people worried and justifiably so When residents were purposefully excluded from the incumbent’s decision not to opt-out (referred to as the cannabis debacle) people lost trust in their leadership Hansan repeatedly refused to publicly address the issue despite multiple requests for a public forum and/or an in-person debate for all candidates The presence of surveyors in town as part of a wastewater treatment project raised suspicions about exactly what is underway raised fears about what else is being kept from residents Lack of inclusion and transparency on the part of the incumbent slate has people worried and anxious Pound Ridge has a long history of being valued as a laid-back rural retreat just one hour north of Manhattan Its appeal has always been in its open spaces Residents are concerned that the incumbents are working to change that They want to put Pound Ridge “on the map” when many residents moved here precisely because it was not “on the map.” Residents are worried will the Pound Ridge they love today be the Pound Ridge of tomorrow I would conduct the business of the town with competency I would actively seek out public opinion and provide forums for discussion and debate I would require transparency of all initiatives of material importance to the town How would you address the affordable housing issue in the community Better management of the business of the town would be a foundational benefit for everything including more affordable housing My focus would be on listening to all initiatives being advanced An important factor would be determining how initiatives would fit with the character of the town Public input would be sought for all discussion How would you protect the drinking water in the community Pound Ridge does not have a central water system and all residents obtain their water from private wells like 23 million other Americans While private wells are not regulated and the owners of the wells are responsible for the safety of their water we need to be mindful that nothing is done to jeopardize our water supply Because water has always been an important necessity in our town we benefit from the rules and regulations that have been developed to protect it We will remain good stewards of those rules as our water is not only important to residents but to exponentially more people who rely on Pound Ridge water beyond our border What other issues do you intend to address during your campaign In addition to key issues discussed earlier, we listed quite a few additional issues that are detailed in the FAQ page of our www.poundridgeparty.com website What accomplishments in your past would you cite as evidence you can handle this job As I noted in answering the second question I built a company with an annual budget and a number of employees significantly larger than the town I managed to satisfy all of the constituencies that I served from customers to employees to shareholders to regulators respected and liked by almost all of more than 200 employees I would intend to handle the job of Supervisor with the same level of competency and effectiveness that marked my tenure as CEO of a large and innovative transportation company In a current example of experience with local relevance I’ve been on the board of our home owners association for over 15 years one of the largest HOA’s in Westchester County I’ve been re-elected President each year over the last decade in large part because homeowner fees under my management have remained the same over that period and services continue to meet expectations What is the best advice anyone ever gave you Is there anything else you would like voters to know about yourself and your positions Everyday I’m grateful for the privilege of living in Pound Ridge I’m a bicyclist and spend as much time as I can on town roads appreciating the openness and rural beauty that surrounds us here My focus and passion is to preserve the timeless nature of our unique town for generations to come Get more local news delivered straight to your inbox. protection Marc Vandenhoeck and Joan Michele Rudolph petitioned U.S declaring assets and liabilities of more than $2 million each Vandenhoeck is a construction manager and owner of Riverside Design and Build sued them in 2016 for alleged wrongdoing in their $2.5 million home renovation project Vandenhoeck and Rudolph make no mention of the lawsuit in their bankruptcy petition but they describe a situation in which they had to take out a second mortgage to fund their businesses They owe Bank of America and M&T Bank more than $2 million on a house they value at $1.4 million The Glascotts accused Vandenhoeck and Rudolph of delivering poorly-detailed design documents and creating numerous hazards for the home renovation and construction project on Mallard Lake Road uncovered electric outlets were allegedly found buried under flooring in a sun room and a master bedroom fireplace was installed out of plumb The Glascotts also claimed that project funds were diverted to two home renovation projects in New Canaan project invoices indicated that 92% was done charged Vandenhoeck and Rudolph with breach of contract conversion of funds and several other charges Rudolph was accused of architectural malpractice The couple denied the charges and filed several counterclaims They “had never been involved in any lawsuits,” Vandenhoeck and Rudolph asserted They have “impeccable reputations in the New York and Connecticut construction industry and the Pound Ridge community and have been recognized for numerous awards.” They depicted the conflict as a “garden variety breach of contract dispute” that the Glascotts escalated to a vindictive campaign that harmed their reputations and cost them business the feuding parties agreed to discontinue their legal actions Now Vandenhoeck and Rudolph state in an affidavit that they had to use a second mortgage on their home to fund their businesses and their $1.4 million home is their “most significant asset.” “Our goal in this case is to reclassify the second mortgage as a wholly unsecured claim,” they state in the affidavit “and propose a plan that permits us to retain the home.”
