Those using a loan to pay for closing costs will find themselves in five figures of debt on top of the home they have just committed to paying off for decades. As household debt continues to rise with the cost of living
mounting monthly costs and late payments can eventually put your home at risk of foreclosure
Ramsey explains why having enough savings to cover closing costs is crucial to starting homeownership on the right foot.
"Why is it so important to have enough cash saved up to cover closing costs? Because you don’t want to take on any extra debt at the end of the buying process," he said.
Many buyers don't consider the full cost of buying a home
relying on loans and credit to help bridge the financial gap
but digging themselves into a bigger financial hole in the process
"That’s right — getting a second loan for closing costs is a big mistake
it adds an extra payment on top of your house payment
Talk about a recipe for financial stress!"
In addition to tacking on an extra monthly loan payment
taking out a loan to cover closing costs can derail the mortgage approval process
Applying for a new line of credit temporarily decreases your credit score
and the change could prompt your mortgage lender to delay your loan approval
"Taking on extra debt while you’re closing changes your credit score
which sends your mortgage approval back to the drawing board and delays the closing process," he continued
Between the stress of taking on additional debt and delaying the closing process
paying for closing costs with a new loan may be more trouble than it's worth
Ramsey recommends factoring closing costs into your savings fund to avoid any homebuying hiccups.

and the biggest obstacle to a Miami Dolphins trade involving their Pro Bowl cornerback continues to be his contract
It's not just about the Dolphins having to deal with the cap ramifications associated with a Ramsey trade
it's about finding a trade partner willing to take on the veteran's contract
And it may get to the point where the Dolphins will have no choice but to agree to pay some of that salary to facilitate a trade
And while the circumstances are a bit different
they Dolphins have done this before — with quarterback Ryan Tannehill in 2019
When the organization set out to execute a complete rebuilding project — way beyond a simple reset — one of the decisions the Dolphins made was moving forward without their 2012 first-round pick after seven seasons
wasn't as simple as finding a team looking for a quarterback
The Dolphins eventually were able to trade Tannehill to help get him off their books in 2020
which would have been the final year of a four-year extension he signed in 2016
the Dolphins agreed to pay him a $5 million signing bonus to push his cap number to $18.4 million for that 2019 season and got a measly return from the Tennessee Titans
In exchange for Tannehill and a sixth-round pick
the Dolphins got a 2020 fourth-round selection along with a seventh-round choice
Ramsey is a lot more proven commodity as a player at this time than Tannehill was in 2019
but he's also older and actually is due to make more money than Tannehill was that year
The Dolphins already have paid Ramsey a $4 million bonus this offseason
and he's got $21 million more coming his way in 2025
which an acquiring team would fully absorb at this time barring an arrangement with Miami
finding a team willing to do that might be difficult
Los Angeles Rams head coach Sean McVay kind of suggested that when he spoke late last week about Ramsey and his potential interest in bringing him back to Southern California
“He is a total stud,” McVay told Adam Schein of SiriusXM Mad Dog Radio
“and you look at — obviously he has continued to play at a really high level
He and I have kept in great touch even since we ended up trading him to Miami
“And so there are a lot of layers when you’re talking about a player of his caliber
the compensation that they would be looking for in exchange for receiving a player of his magnitude
And so those conversations are ongoing as I’m sure they are with multiple teams
but we’re never gonna shy away from opportunities to increase the competitiveness of our roster or add great players as long as it fits within the framework of everything that an acquisition like that would entail.”
The Rams make perfect sense as a trade partner for the Dolphins because they have a need in the secondary
reached the second round of the playoffs last season and have a quarterback (Matthew Stafford) who probably has only a couple of years left
as it will be for any potential trade partner
will be the trade compensation and Ramsey's salary
with a team likely willing to give Miami more in exchange for Ramsey the more salary the Dolphins are willing to absorb
The Rams have a little more than $18 million of effective cap space
currently have a little under $11.7 million of effective cap space (includes space needed for draft class) and their 2025 cap clearly would benefit for any Ramsey trade occurring after June 1
the Dolphins would have to count $6.7 million for Ramsey
as opposed to more than $25 million if they traded him before June 1 (though $18.4 million would go against the 2026 cap)
Dolphins GM Chris Grier said there were discussions with other teams throughout the weekend about a Ramsey
Grier said the Dolphins won't necessarily wait until after June 1 to consummate a deal even if that would make the cap hit less painful
emphasizing he doesn't know when the right opportunity will surface
was asked point blank about how he would describe his relationship with Ramsey
and he sidestepped the question saying there was no purpose in talking about it and taking away attention from the draft picks

No deal has come together yet despite the Dolphins calling teams in an attempt to move Ramsey and there’s likely a reason for that
Jeremy Fowler of ESPN provided an update on "SportsCenter" Sunday
saying the Dolphins’ reluctance to pay some of Ramsey’s guarantees has been a “sticking point.” Fowler also noted that the Rams are “certainly” a team to watch in the Ramsey sweepstakes as they consider a move to reacquire the star corner
"The sticking point here is that $24 million in guarantees,” Fowler reported
“My sense after asking around is Miami has not been overly eager to cover some of that bill
which sort of makes a trade hard to pull off right now
Fowler says Ramsey wants to play for a contender, a box the Rams definitely check. There’s no denying Los Angeles’ interest, with Sean McVay saying last week that “conversations are ongoing,” and we can assume Ramsey would be open to a return to the Rams
It would probably only take a mid-round pick to get a deal done for Ramsey but as Fowler reported
it’s the contract that’s causing a delay in any potential trade

and no small amount of depth to the role of 14-year-old apocalypse survivor Ellie
This has never, to date, been more evident than in the fourth episode of The Last of Us’s second season, which premiered last night. At this point, Ellie, grieving the death of her father figure Joel (Pedro Pascal), has set out to avenge his murder, with another young woman, Dina (Isabela Merced) in tow. Where Ellie’s brief Joel-less plotline in season one had a kind of unmoored, child-in-peril urgency to it, now she exists in a world of adult independence and responsibilities.
As if to hammer this home, the episode ends with Dina revealing to Ellie that she’s pregnant. “Holy s***,” Ellie says. “I’m gonna be a dad.” It’s a neat and memorable line of dialogue – with the switching of gender making explicit the echoes of Ellie’s own pseudo-parental relationship with Joel. But it’s striking how young Ellie seems in this scene, how strange it seems to hear words like this emerge from her mouth.
In other words, Ramsey’s performance in the series isn’t a failure of casting – but the criticisms of it speak to a failure of interpretation. It’s facile to ask whether Ramsey was miscast. Better to ask just who, exactly, they were cast as. And the answer to that question is still unfolding.

The NFL has promised us a handful of substantive moves over the past few weeks that have not yet manifested
we're kind of getting a little antsy over here.
The Jalen Ramsey trade
The resolution to the Trey Hendrickson drama
the big moves Jerry Jones promised by the Dallas Cowboys.
Let's start with the Cowboys and Jones telling reporters after the team's pre-draft press conference that he was working on "pretty substantive trades" that he had been calling or taking calls about prior to the draft

Jones added the deals could come before or after the draft
suggesting he wasn't talking about routine trade-up or trade-down scenarios within the selection process
almost two weeks later and … nothing
Which reminds of last offseason when Jones promised the Cowboys were "all in" for 2024 and got everyone excited about what he and the Cowboys were about to do in the offseason to compete in "all in" fashion
And then he did … nothing of "all in" note other than what everyone expected – which was re-signing quarterback Dak Prescott and receiver CeeDee Lamb
One meaty trade we know is coming involves the departure of cornerback Jalen Ramsey from the Dolphins
We know this is coming because sources have told OutKick the relationship between the perennial Pro Bowl player and coach Mike McDaniel is irreversibly broken
Ramsey wants to play for a winner and one of his preferences is to return to the Los Angeles Rams
And the Rams have been trying to bring him back
although the problem is they don't love the idea of paying any significant portion of the $24.2 million in guaranteed money Ramsey is owed this year
"He is a total stud," McVay told Sirius XM's Mad Dog radio last week
He and I have kept in great touch even since we ended up trading him to Miami."
So Ramsey's relationship with McVay obviously is much better than his with McDaniel
McVay said conversations about Ramsey are ongoing
But this doesn't limit the Dolphins to speaking with only the Rams.
They have been working (at their pace) to see if other teams Ramsey would be open to joining are also interested.
And the timeline here likely extends past June 1 but before June 10
The reasons the Dolphins prefer to wait until after June 1 is they can significantly lower the dead money left by the trade over the next four years while also saving approximately $9.9 million on their 2025 salary cap
But the club probably needs to avoid keeping Ramsey on the roster when mandatory minicamp opens June 10
Letting the situation bleed past that date sets the Dolphins up for the awkward look of keeping Ramsey away from camp while still having to answer questions about the situation – including why McDaniel couldn't repair the relationship with Ramsey – rather than focus on the players present
Cousins Keeping It AmicableThe Cousins situation in Atlanta isn't adversarial
although Cousins has made it clear he wishes to be on a team where he has a chance to compete for the starting job – a situation unavailable in Atlanta because Michael Penix Jr
Cousins reported for the club's voluntary offseason workouts two weeks ago
but made the statement he wants his departure to be amicable
The search involves finding a team willing to foot some of the guaranteed monies owed Cousins – which is damage the Falcons want to mitigate in the trade
The Browns, whose head coach Kevin Stefanski was the offensive coordinator for Cousins in Minnesota, became an unlikely spot when they signed Joe Flacco and much less so when they drafted both Dillon Gabriel and Shedeur Sanders

The Vikings traded for Sam Howell during the draft and apparently remain committed to J.J. McCarthy as their starter.
It seems the only logical landing spot for Cousins is if Aaron Rodgers decides to retire
leaving the Pittsburgh Steelers perhaps looking toward Cousins
That's not a certainty either way because Rodgers has so far stuck to his "open to everything and attached to nothing" outlook
The Steelers remain hopeful Rodgers is eventually going to sign with them.
there's Trey Hendrickson's ongoing saga with the Cincinnati Bengals
First he wanted to be traded (for the second consecutive year) because of his contract
which he said doesn't pay him like the NFL's sack leader the past two seasons – a true statement

Then the Bengals made it clear Hendrickson was a priority
That bright outlook faded amid limited to no contract negotiations for weeks
Multiple NFL sources have speculated Hendrickson won't end up as the highest-paid edge rusher
but he should expect to be in the top five
which would mean a raise of around $12-13 million per season on an annual average basis
Hendrickson is currently the 11th highest paid edge rusher in the NFL, averaging $21 million per season.

Ramsey has also said he wants the club to appoint the next boss quickly
"I'm sure those discussions will come," he added

It is poetic that the careers of Wilshere and Ramsey
came full circle in what felt like an East Anglian time warp
It marked 17 years since their paths first intertwined when they made their Arsenal debuts within two minutes of each other during a 4-0 win over Blackburn Rovers in September 2008
They went on to play together 101 times over a decade at Arsenal and appeared in consecutive FA Cup final victories together in 2014 and 2015 — last month
they were appointed as interim head coaches of Norwich City and Cardiff City
Judging by how they beamed about their dugout experience after Norwich’s 4-2 win over Cardiff
in a narrative timing only football can produce
the coaching bug bit them strongly on the same day
Norwich against Cardiff — the home side eight places below the play-offs and the visitors already consigned to League One — was the biggest dead rubber going on the final day of the Championship season
But this game carried meaning for the two men on the touchline
and could be what spawns the next two Wenger disciples after Mikel Arteta
who was the other man in midfield at Wembley in 2014
this was his second and last audition to lay a claim for the permanent job at Norwich in front of sporting director Ben Knapper
who brought him to the club as first-team coach in October after working with him at Arsenal as loans manager
That is why Wilshere was animated on the touchline
barking at his players to continue pressing even when ahead
It felt like he wanted a statement win to underline his credentials after Johannes Hoff Thorup was sacked after a year in charge
Come the Norwich squad’s lap of honour at full time
sections of Carrow Road were signing “Wilshere’s at the wheel” after taking four points from his two games
who has been club captain since returning to his boyhood club in 2023
the game had appeared to be more about pride and attempting to end his three-game reign in charge unbeaten than personal ambition
The romantic swansong at the club where his career started has not gone to plan but he ruled out the prospect of being a player-manager and stated his focus was on recovering from injury
Norwich were 3-0 up and had hit the woodwork twice
All this despite Cardiff having the first three shots of the game and Ramsey applauding with his arms above his head at some of the build-up play his side had produced
Cardiff’s 10 men started plodding like they had been playing for 23 years
Ramsey has not done his coaching badges yet but he remained a picture of calm on the sidelines
some of whom came dressed as bananas and hot dogs
decided that the only way to salvage the nine-hour round trip was to employ gallows humour and wildly celebrate their team conceding and fire beach balls in the air
Ramsey managed to rally his team to win the second half and
after leading his players over to the far corner
“I have loved every minute of it,” Ramsey said
There are no guarantees either way but I’ve enjoyed it and I see myself out there in the future.”
Ramsey believed that he had “reconnected” the fans with the team and given them something they can buy into for next season
Ramsey’s straight batting gradually loosened and
when asked if he wants to be the man who brings his club back up
“I feel a responsibility to try to align everyone again
I’m a fan as well and I realise exactly the things that they have been going through and the questions they have
But I am definitely open to grabbing this and realigning everything
He is still the captain of club and country but has made six Championship starts this season
It has been a common tale since leaving Arsenal in the summer of 2019 as he has played only 7,172 minutes — the equivalent of just 80 full games
His free transfer to Juventus was interrupted by injuries
a six-month loan at Rangers ended with him missing the decisive penalty in the Europa League final shootout
while his single season in France with Nice and two seasons back at Cardiff have been littered by injuries
Having seen Gareth Bale retire two years ago

Luhrmann’s film is being called “an epic story about Joan of Arc

Joan of Arc’s story has appeared in numerous film adaptations
though Carl Theodor Dreyer’s “The Passion of Joan of Arc,” featuring Maria Falconetti’s all-timer performance

I haven’t heard of a production start date for “Jehanne d’Arc,” but Luhrmann had been scouting locations as early as this year

Luhrmann’s filmography also includes “The Great Gatsby,” “Romeo + Juliet,” and “Strictly Ballroom.” Over the span of 33 years
he released a director’s cut of his 2008 film “Australia,” via Hulu streaming

Season 2 of The Last Of Us has been a bit of a mixed bag so far
with some really gripping moments and some odd choices that got the season off to a wobbly start
I’m pleased to say that it’s finally found its footing in the fourth episode
I’ve had many complaints about the casting in this show and like many others have worried about Bella Ramsey’s ability to play an older
The Season 2 premiere really had me worried
though I still blame odd writing choices more than Ramsey
reckless and obnoxious teenager rather than the older version of the character she ought to be by now
it appears the writers were doing exactly what I suspected: Making Ellie act that way so that her change following Joel’s death would be more obvious
I still think we could have done without that degree of contrast
but at least we’ve gotten to a point where the show’s version of Ellie is more in line with the game the show is based on
The scene that really won me over this episode is taken straight from the game
Ellie finds a guitar in a music shop that her and Dina come to
tunes it up and begins playing Take On Me by a-ha
Dina’s reaction – at first happily listening in before wiping away tears – really nailed the tone down
I’ve often described the video game as overly bleak
but I sometimes forget that it also had these really terrific character moments
Little pockets of beauty to give us a breather from all the horror
and one thing I’ve really enjoyed about this season compared to the first is the doubling-down on the sheer number of infected our heroes encounter
The Battle Of Jackson certainly had plenty
intense scene in the Seattle subway as Ellie and Dina run first from the Wolves and then from a horde of zombies
Ellie ends up saving Dina as they try to push through a jammed turnstyle by thrusting her arm into an infected’s mouth
having never revealed her immunity to Dina
this leads to some tense moments where it looks as though Dina might shoot her on the spot
Ellie is forced to tell her the truth at this point
and when Dina has no choice but to accept it
she makes her own confession: She’s pregnant with Jesse’s baby
She was throwing up a lot and it was pretty obvious that she found a pregnancy test at the beginning of the episode
Ellie is understandably worried about her and tells her she doesn’t have to come with her to find Abby
The two end up making out after these revelations
I found this a bit awkward only because Ramsey still looks like she’s fourteen
it’s nice to see these two find some happiness and release in such dire straits
The Wolves and the Scars are killing each other left and right
as the two ride through Seattle they notice some rainbow flags
“Why are there so many rainbows?” Dina asks
since neither of them know the LGBTQ symbolism they represent
when they find a bunch of dead FEDRA soldiers
Ellie quips: “So much for happy proud town.” I got a good chuckle out of that
This is a show that very much needs all the comic relief it can scrape together
the factions are also what bother me the most right now
They were a rebel force fighting against FEDRA earlier in the apocalypse and in many ways they’ve become the very thing they once hated
Isaac – played by Westworld alum Jeffrey Wright – who
was once a FEDRA commander until he turned on his own men
we see him torturing and interrogating a Scar fanatic
burning his flesh away with hot copper pans
because Wolves are joining the Seraphite cult every day
They fight with knives and bows and arrows
They don’t use electricity or modern technology
if you go up against a force with machine guns you’re going to lose
History is littered with such confrontations
the war provides some extra layers of conflict for our heroes to navigate as they search for Abby
Speaking of Abby (Kaitlyn Dever) we still haven’t seen her or her pals since Episode 2
The big question I have is whether we’ll see her at all until the finale
and whether that means Season 3 will follow the same route as the video game
That seems more and more likely given the time we have left in the season
this was a very strong episode which definitely helped deepen the chemistry and dynamic between the two main characters and gave us some really great zombie action (I know they’re not actually zombies but they may as well be)
The musical moment was by far my favorite and gives me hope that other big musical bits from the game will appear later on in flashbacks

I'm coining a new phrase in financial planning
I'm calling it “Debt-free — but still haven’t paid off the note.” This occurs when a client reaches the point where their investable assets — excluding real estate — are equal to or greater than their total debt
A client reached this milestone just this last month
The total of these is about $300,000 but her investable assets are now $360,000
She is debt-free but has simply chosen not to pay off the debts
The reason for not paying off the debts is because the cost of that debt is much lower than what her investments make
Her mortgage is 2.7% and her student loans are 5.45%
Her investment portfolio has been making 8.9%
“You could pay off all of your debts and free up some substantial monthly cash flow
She is making 3.45% per year more than her college debt and 6.2% more than her mortgage
This is called using other people’s money and in the modern economy it works very well
Dave Ramsey continues to fill the airwaves
and social media telling people this is not good
He quotes biblical references about debt being a form of slavery
he uses guilt to make people conform to his way of thinking so that he can make a buck
The Ramsey way is to pay off all debt and be debt free before starting any savings
All debt is bad and must be eliminated as soon as possible
When listening to his podcast he comes across very harshly and unempathetic to people who are struggling and trying to lift themselves up
I had a young couple (21 and 22) recently married
Still going to school and the other in an apprenticeship program for a trade
A car note and a credit card that was used when they had an unexpected expense
I counseled them to build up a savings emergency fund equal to three months of income before paying more than the minimum payments on their debt
Once that emergency fund is in place then they can begin an aggressive repayment of the debts
I encouraged them that what they were doing on their education to earn more money was the way to go
Their guilt and shame that they had when they came into my office to meet about their debt was a surprise to me
they brought up that they had been listening to Dave Ramsey and felt they were way behind
I assured them they were on a good path and that they would be financially successful very soon
They don’t qualify as clients for our firm
but I enjoy so much helping young people get on the right path
they may become clients for our firm in the future
My point of this story is that I believe people are unaware of the harm Mr
The Bible is a great text in the Christian religion to seek God and how we should treat our fellow man
Ancient writings from an agrarian economy before currency was in regular use are not the place to seek advice on the modern economy
I’m not sure people understand that Dave Ramsey operates under an exception to the Investment Advisors Act of 1940
His exception is for publishers of financial publications
and he sells leads from his broadcasts and seminars to financial advisers
There is nothing wrong with how Dave Ramsey operates
Some of his advice is absolutely correct — like living within your means
his advice begins to do more harm than good

Chris Grier said it wasn’t contract-related and there’s no way to believe it would be because the Dolphins just gave him a contract and they also can’t really ask him to take a pay cut considering his 2025 salary is guaranteed

the Maple Leafs last won the Stanley Cup in 1967

The Maple Leafs will face the Florida Panthers now in the second round of the NHL Playoffs this year

Tyreek Hill’s production fell off a cliff last year and so did the Dolphins offense as a whole

I really don’t expect major changes because the offense did hum pretty good in 2023 and that’s where the Dolphins would like to return
At their best since McDaniel took over as head coach
Tyreek Hill was the central focus of the offense
and he’s what (more than anything) made the Dolphins offense really dangerous at its peak
there’s a chance the Dolphins could have been an 11-win team

it’s a dangerous game to play what you’re doing because they also easily could have lost against Jacksonville in the opener
the defense failed to rise to the occasion against the Cardinals and Bills
and there were costly fumbles against the Colts and Bills
The bottom line is there was a thin line between winning and losing in several games
Can someone ask coach directly not Frank Smith’s-vague response last year about using a more physical big body grouping with 6-7 O-line players on short yardage and everyone knowing it
yet still doing it to prove the point of physicality
the question to Smith couldn’t have been more pointed when he was asked why the Dolphins never use a sixth offensive lineman in short-yardage situations
and his answer simply was that it’s just not something the Dolphins do
I’d doubt McDaniel would offer a very different answer
Do you think Ramsey will have a change of heart now after the draft
I have a very hard time anticipating that after his Instagram post on draft night
That was very different from Tyreek Hill venting after the season finale against the Jets and saying he wanted out
and the message was pretty clear that he doesn’t like what’s going on in Miami
who is your round 5-7 guy to get the most playing time/biggest impact
the two who immediately come to mind are DT Jordan Phillips and RB Ollie Gordon II
and I’ll go now with Phillips because I think he’s in line for way more snaps as a rookie
is it a crazy thought to actually give a guy like Ethan Bonner a chance to play in real games
He seems to always have good things said about him
We have taken heat for not drafting a high CB in draft
there was some thought among some media members that Bonner could have a breakthrough last year after playing late in 2023
And it’s not about him not being given a chance
but rather about his coaches not seeing enough in practice to give him a bigger role
while at the same time understanding that maybe he can make a big jump in practice and therefore earn more opportunities

but the present holds many Americans in dire straits
Around half of the country is struggling to pay bills or save for the future
And a similar number are turning to Washington
and a new president for hope that things will get better
In this edition of The State of Personal Finance
we’re looking at several key findings in the world of money
analyzing both current numbers as well as trends over the last four years

2025 is beginning with an increase of Americans in financial trouble
or about 86 million adults) report that they are struggling or in crisis with their money
Women are more likely to say they are struggling than men (41% vs
While 33% is less than the peak of 2022 and 2023 (37%)
the trend over the last four years shows an overall gradual climb in Americans struggling or in crisis with their finances
compared to the first quarter of 2021 (22%)
Living paycheck to paycheck no doubt adds to feelings of financial instability
but 53% of Americans say they’re doing just that—and that figure hasn’t changed much in about a year
the percentage of those who are living paycheck to paycheck hasn’t gone below 43% for almost four years
While this situation is more common for Americans with lower household incomes (72% of those who make less than $50,000)
36% of Americans making over $100,000 a year still live paycheck to paycheck
And Americans with kids at home are also more likely to report living paycheck to paycheck (62%)
Because half of Americans are living paycheck to paycheck
it’s no surprise that almost half of Americans (46%) report some difficulty paying bills
and about a third of Americans (32%) have paid a bill late in the last three months
Gen Z is the generation with the most trouble paying bills (64%)
Gen Zers are just entering the workforce and are likely dealing with burdens like student loans
One of the bills Americans struggled with in the first quarter was housing
over half of renters (52%) report some difficulty paying rent each month
and Gen Z is again the generation with the most difficulty (66%)
with 35% saying they had difficulty making their monthly payments—continuing a downward trend since 2023
But Americans are still hopeful despite the financial difficulties
Asked whether they are happy with their overall personal finance situation
50% of Americans say they are either happy or very happy
Almost as many (42%) say they are optimistic about their financial future
And 77% say they are financially better or about the same compared to last year
Americans may be optimistic about their financial outlook
but their saving habits and retirement plans tell another story
When asked whether they would continue to work past age 65, two-thirds of Americans say they plan to do so. And one-third (33%) say they are planning on working because they have to—meaning they need a steady income to supplement their retirement savings (if they have any)
all three of the pre-retirement generations are pretty even: 33% of Gen Z
31% of millennials and 36% of Gen X all say they will have to work post-65
And Americans with consumer debt are twice as likely to say they have to work compared to those with no debt (39% vs
Millennials’ issues with retirement go beyond just working past 65. Over half of millennials (53%) say the amount of debt they have is greater than what they have in retirement savings. These young workers will need to eliminate their debt if they ever hope to retire with any kind of substantial nest egg
The baby boomers, who are currently retiring, aren’t doing much better. Almost half of baby boomers (46%) are living on less than $100,000 in retirement savings. By itself, $100,000 may seem like a large amount, but it’s not large enough to create enough growth each year for someone to live off without touching the principal amount
saving is going to be even more challenging
Financial uncertainty doesn’t only affect money. The anxiety and stress of trying to figure out how to pay for everything is very real
adults report that they worry about their finances daily
and 4 in 10 say they lose sleep over the state of their money
More women than men worry daily about money
Gen Z is the most worried generation (69%)
And while 60% of households earning below $50,000 a year are stressed about their finances
nearly half of $100,000 households (45%) are also feeling the mental burden
It’s obvious that Americans need to get serious about their money. But the topic is still a cultural taboo. In fact, Americans say they are more comfortable discussing other taboo topics like politics, religion and their sex lives before talking about their personal finances
Since the announcement of his official tariff plan on April 2 (and the 90-day pause on that plan a week later), Trump’s tariff policy has sent the markets into a series of record-breaking ups and downs, leaving many Americans feeling like passengers on a roller coaster—nervous about what these new tariffs will do to already inflated prices and retirement accounts
Fifty-six percent of Americans say that tariffs were negatively impacting their personal finances before the tariff policies even took effect
The negative perception of the impact from tariffs is consistent across generations
with all age groups hovering around 60% in agreement
More women than men are concerned about the influence of tariffs on prices (64% vs
as are city dwellers (68%) more than suburban and rural Americans (57% and 54%)
And political liberals focus on the negative effect more than conservatives (76% vs
but moderates aren’t too far behind liberals (63%)
Despite the nervous feelings about tariffs, President Trump seems to be gaining the confidence of the American people on the economy generally, as 52% of U.S. adults say they believe the economy will improve under the second Trump administration. This figure is up 15 percentage points from last quarter’s State of Personal Finance
which was surveyed just after Trump’s win in the election
more men than women believe Trump and his policies will improve the economy (58% vs
and millennials have the most confidence in the new administration (61%)
Political persuasion can factor into confidence levels as well
as conservatives were naturally the most confident (79%)
the new Trump administration has made curbing government spending one of its primary goals—and a supermajority of Americans are behind it
you can’t get a significant majority of Americans to agree on anything
This figure is consistent across all demographics—sex
Even 80% of Americans on public assistance agree
Though a huge majority believes the government has a spending problem
Americans are less confident in the way the Trump administration is going about cutting that spending
When asked if the Department of Government Efficiency (DOGE) was doing good work
The demographic breakdown is similar to that of the confidence in Trump’s general economic policy—with men
conservatives and higher income earners expressing more confidence in DOGE
2025 holds a lot of uncertainty for the state of personal finance in America—from the average Americans’ house to the White House
With financial struggles still very real and present
Americans seem to be waiting for the next shoe to drop in Washington before making any moves with their money
But lasting change can only happen if you start making moves in the right direction—today
The best way to curb the shock of any economic issues that may come (be they from your own life or from the government) is to follow a budget
and start saving for your future—in that order
you’ll be prepared for whatever life throws at you
It may require a little pain and delayed gratification today

Jalen Ramsey is the biggest name on the trade block right now after he and the Miami Dolphins mutually agreed it’d be best to part ways
The Dolphins are still shopping the cornerback but a deal may not come together until June for salary cap purposes
McVay was asked by Adam Schein of SiriusXM’s Mad Dog Sports Radio for an update on Ramsey and he says talks are continuing to take place

ESPN's Jeremy Fowler reporetd during Sunday's SportsCenter and suggested the $24 million in guarantees has proven to be a "sticking point" in negotiations.
"Miami has been calling around on Ramsey trying to work a potential trade," Fowler said. "They were doing so in the days leading up to the NFL draft. So something could shake out here this off season. I'm told Ramsey does want to play for a contender. So, he wouldn't just go to any team, considering his age, his pedigree as a Super Bowl winner.
My sense after asking around is Miami has not been overly eager to cover some of that bill

giving the Dolphins additional options in the three-day college prospect selection process
Dolphins general manager Chris Grier mentioned a potential Ramsey trade
“We’ve had conversations through the weekend with some teams about it as well
so depending on what happens and if and when it’ll happen; whatever it is
we’ll make the deal at the appropriate time.”
That appropriate time was not during the draft itself
Grier indicated the money was not a factor in when a trade could be made as he answered a question
I think we’re open to everything,” he answered

The money could also factor into teams who are willing to acquire Ramsey

so the franchise thought it was best to move on from the seven-time Pro Bowler
Cornerback Jalen Ramsey is still playing football at an elite level, but that isn’t stopping the Miami Dolphins from trying to trade him. The veteran corner has three years left on his deal, and he’s due north of $25 million in each season
Ramsey is still a member of the Dolphins, so it remains unclear where the next chapter of his career will be played, but there’s already speculation about what it could look like. Albert Breer recently released a piece covering multiple current NFL stories
and he made an interesting comment on Ramsey
Breer didn’t say anything about which team Ramsey could be playing for
instead focusing on what position he could be playing for his new team
The veteran reporter expressed that he’s intrigued by the possibility of Ramsey moving from corner to safety in the coming years
this isn’t uncommon for elite corners to do later in their careers

That means becoming a full-time safety should be easy work for him
If this move was to happen in the next one or two years like Breer said
He’s the third highest-paid corner at $24.1 million a year
and that’s a few million more than the highest-paid safety (Kerby Joseph at $21.25)
So Ramsey wouldn’t just be going from corner to safety on the field
that’s a discussion for Ramsey and his team to have in a few years
he and the Dolphins must decide who his team will be for the 2025 season

Adding Ramsey would take some pressure off Sneed to be the team's top cornerback and allow him to ensure he's healthy. If both veterans pan out, it would be very hard to throw against the Titans. Ramsey could slot in across from Mitchell with DeJean playing the slot and create one of the best nickel packages in the NFL
Vic Fangio will love having Ramsey available
so perhaps the Eagles will be willing to use their $24.8 million in cap space to make way for the veteran cornerback – provided they still have ample space after signing their 2025 draft picks

right there among “slay” and “rizz.” The truth is
there could be a bunch of reasons why you’re paying so much for car insurance
Some of the most common factors that influence how much you’re paying for insurance are your deductible
And then there’s the market factors I touched on above

So instead of pulling out your credit card and swiping your way to a more affordable car insurance premium
pull out a pair of scissors and cut that credit card up
You’ll thank me later when you’re no longer playing rigged reward games or drowning in the high-interest payments those predatory companies lock you into

DUIs and other violations will push your rates up faster than the officer can say

including more natural disasters and supply chain problems
But there are also factors that you have control over
the size of your home insurance deductible impacts your rate
It might sound nice not to have to pay a lot out of pocket if your house gets damaged
but you’ll pay every month with higher premiums
Tornado Alley and flood plains—just to name a few—are all bad places to live if you’re looking for cheap home insurance
but looking back over the last several years
we’ve certainly had a lot of natural disasters
It’s kind of a matter of luck whether a storm will hit and where
but big hurricanes like Ian and Irma have pummeled the East Coast
wildfires and storms have been hitting hard
It might sound crazy, but an uptick in severe thunderstorm impacts (think tornadoes) is one of the biggest reasons your home insurance is rising. In 2023 alone, these weather events led to a record $55.6 billion in insured damage and accounted for roughly two-thirds of all natural disaster damage.14
How is there more storm damage? Are there more storms? Maybe . . . but there are definitely more houses and buildings in the way of storms. The U.S. economy is still growing, and as urban areas continue to sprawl out farther and farther, there are more built-up areas that can be knocked flat by storms.15

Now that’s what I call the perfect storm

But are you really destined to pay sky-high rates forever
No way. The truth is that most people are overpaying for coverage by hundreds of dollars! If that’s you
here are some ways you can lower your premiums fast:
If you have at least $1,000 saved for emergencies
Having a higher deductible means lower premiums
since you’re taking on a little more risk
But you’ll have more money in the bank to cover that higher deductible if you get in an accident or your home gets damaged and
you’ll wind up saving money in the long run
But there are also plenty of types of coverage you can probably drop from your policy to shave some of the cost off your premiums. Look at your policy and decide if you really need everything you’re paying for. If you only buy the coverage you need
you can ditch the extras and lower your premium
Here are some auto coverages you might consider cutting if they’re not required in your state:

if you were to bundle those policies by getting rid of one (or both) of them and buying your insurance through one provider
you’d be able to conveniently manage your policies and save money on premiums
Some companies say they can save you up to 25% when you bundle your insurance
and it might not be a bad idea to investigate whether that’s a promise they’ll keep
But there is a chance that bundling insurance won’t be cheaper for you
buying policies from separate companies could be the cheaper option

He’s obviously a much different player than Ramsey and won’t contribute in run defense—something Ramsey still does at a high level
Ramsey is on the wrong side of age 30 and seems discontent with his contract and compensation on a nearly annual basis
It’s fair to say that production equals tolerance; however
Ramsey could quickly wear out his welcome should decline set in
Perhaps the smarter bet would be to sign the age 25 corner and former second round pick. Injuries aside, Samuel also fell out of favor with the Los Angeles Chargers during the regime shift to Jim Harbaugh and Jesse Minter

LOS ANGELES -- The Los Angeles Rams approached the 2025 NFL draft with a roster already built for another playoff run
they traded out of the first round and added depth at several positions
But if there was a position of need for the Rams, it was cornerback -- a position Los Angeles did not address over the weekend. The Rams re-signed cornerback Ahkello Witherspoon in the offseason but did not add an outside free agent
The Rams do also have 2023 first-round pick Emmanuel Forbes Jr. on the roster after he was released by the Washington Commanders in December and claimed by Los Angeles
He played significant snaps in the Rams' regular season finale when they rested their starters but did not play in either playoff game
A season after that trade -- the Rams received a third-round pick and tight end Hunter Long in the trade -- Ramsey signed a three-year extension with Miami that made him the highest-paid cornerback in NFL history
In April, Dolphins general manager Chris Grier told reporters that the team was trying to trade Ramsey because doing so gives Miami the "best chance to help us win not only just this year
Rams general manager Les Snead said he had spoken to Miami about a possible trade
but that the sides had agreed to wait until after the draft
Rams coach Sean McVay said "there are a lot of layers that would need to be worked out with a player of his magnitude and some of the different things that accompany that
but you would never eliminate the possibility of adding a total stud and a guy that can do a lot of different things."
While the Rams traded Ramsey in an effort to clear up cap space instead of eventually being the team to make him the highest paid cornerback at the time
they have gotten their salary cap to perhaps the best spot it has been in years
but that is the last year on the contract with guaranteed money
The Dolphins could pay some of Ramsey's salary as part of the trade
or Ramsey and the Rams could agree to an adjusted contract to make his cap hit easier to absorb
Last season, Ramsey, who turned 30 in October, played in all 17 games for Miami, finishing with two interceptions, seven pass breakups allowing three touchdowns as the nearest defender, according to NFL Next Gen Stats. Among 59 cornerbacks with at least 50 coverage snaps, Ramsey ranked 32nd in passer rating allowed (89.8) when targeted as the nearest defender and 43rd in completion percentage allowed (65.7%) when targeted as the nearest defender.
While the Rams' secondary improved as the season went on -- and after the team's 1-4 start -- Los Angeles' pass defense still ended the season ranked 25th in DVOA.
On Saturday afternoon, McVay said the team is still going through the draft process, but reiterated the "tremendous amount of appreciation" the team has for Ramsey.
"He and I have really stayed in touch," McVay said. "I know it's the same thing with [assistant head coach] Aubrey [Pleasant] and some of our other coaches.
"There's a lot of familiarity, but we're probably in the same position when we talked about it the other day just because there are some things that we still need to take care of to be able to truly get through the draft from the totality of it all."

COLORADO SPRINGS, Colo. — More than 28 years have passed since the murder of 6-year-old JonBenét Ramsey in Boulder
but the daughter of one of the investigators is determined to keep working the case
Cindy Marra's father was former Colorado Springs investigator Lou Smit
Marra is a paralegal at a Colorado Springs law firm and is working off the spreadsheet Smit developed when he was brought out of retirement to help work the JonBenét Ramsey murder case
Smit believed an intruder broke into the Ramsey home in Boulder in December of 1996
“We have been able to eliminate from our list probably 25 people based on DNA,” Marra said
“We decided the best thing we could do is work off the spreadsheet he developed that had listed over 600 names and pieces of evidence that he thought were important to this case,” she said
He just implored on everybody who would come to see him: 'Please don’t let this die.'"
Marra made it her mission to fulfill her dad’s dying wish
“I don’t think I would have done this for anybody else,” she said
Retired Colorado Springs homicide detective and former El Paso County Sheriff John Anderson
is part of a team of about a half dozen people helping Marra
Their work is separate from the Boulder Police Department's

Anderson said they have received several new leads
Not all of those people were on Lou’s list,” Anderson said
Marra’s team compares collected DNA to the DNA that was found under JonBenét’s fingernails and on her underwear when she was murdered

Marra said her team has shared information with Boulder police over the years
Anderson said police have always been somewhat resistant to them
“They told us right from the very beginning
