RED BANK -- Although the calendar only recently turned to May
it was a playoff atmosphere on the softball diamond at Count Basie Park
The environment reflected of the gravity of the matchup
It was clash of two titans as good as any team in the state
and potentially a first taste of the postseason battles to come between the two powerhouses
The importance of Friday's game was evident in Donovan Catholic's reaction after getting the final out to cement the 4-2 victory and remain undefeated
On paper it may be just another regular season game
but the jumping mob of Griffins demonstrated the win's significance
These are the stress tests that shape contenders
"We were definitely coming up here and expecting a game
but we knew we could come into this game and come out with a win," junior outfielder Bella Maria said
I know a lot of people on the RBC team and they're a really good team
but I'm really proud of how our team performed today."
The unrelenting confidence of Donovan Catholic is well-deserved as the Griffins improved to 15-0 with the win
Senior Sophia Senger finished off the victory as a relief pitcher with a scoreless 2 2/3 innings in the circle
and couldn't hide her brimming optimism as she discussed the team's mindset coming into the game
We didn't have a doubt that we would win — or you get what I mean," Senger said
"We just had each other's backs throughout the whole game."
That camaraderie translated to an electric showing for the duo defensively in the game's pivotal moment
In the bottom of the fifth with Donovan leading 3-2
Red Bank Catholic had runners on second and third with one out as Senger entered the game
the first batter she faced drilled a line drive into center field and Maria made a diving snow cone catch to prevent a runner from scoring
Seemingly galvanized by the momentum of that defensive highlight (Maria's second diving catch of the afternoon)
Senger proceeded to end the inning with a strikeout
It was an impressive show of resilience for a team that came into the game with only one piece missing from their resume: the ability to prevail in a close game
Since a 2-0 season-opening victory over Southern
every other win had been by five runs or more
The Griffins relished the competition of a hard-fought battle against a fellow elite team
"I love playing teams in the Shore because it's so competitive and I'm glad we came out with the win
I just love playing in big games like this and it just means everything to us that we can get the job done."
Senior Christina Ginex put the final touch on the win in the top of the seventh with a single down the right field line that scored Maria
The clutch hit showed the Griffins' ability to absorb haymakers and still deliver the finishing blow
they recognize that the confidence of their team is earned through the work they put in
even the experienced leaders were disarmed by the joy of the aftermath
"I think we can go the whole season undefeated and we can get the job done and we can win Shore Conference and we win states."
"We are growing stronger every day in practice and it shows on the field," Ginex said
"It shows every day how much we love each other
And I'm proud of every single one of these girls
And I'm confident and I'm glad to have each one of these people behind my back."
Defense the difference as Griffins prevail over CaseysFrom the very first inning
the difference in the game was the dichotomy in the two sides' defensive acuity
That the margin of error was that tight is a testament to the abilities of both teams
but Red Bank Catholic was persistently haunted by defensive lapses
What should have been a 1-2-3 inning to start the game turned into a 1-0 Donovan Catholic lead after three throwing errors and a wild pitch led to Ginex scoring the game's first run
Red Bank Catholic promptly answered in the bottom of the first when star senior Lily Hagan delivered a two RBI double to give the Caseys a 2-1 lead
But the uncharacteristic defensive miscues continued to mount for RBC in the top of the third
After Donovan's Gianna Apostolakos reached on an error
a wild pitch led to her scoring the tying run
subsequently scored the go-ahead run after a would-be fielder's choice turned into another score when the throw to home couldn't be corralled
Aside from the costly wild pitches that snowballed because of additional mishaps
it was an impressive showing in the circle by freshman Mackenna Savage for RBC
Facing arguably the most dangerous lineup in the state
she showed poise and power with her pitching and conceded just two earned runs
it was the key to victory for the Griffins
Maria first impressed the crowd with a diving catch in the fourth before somehow topping it with her web gem in the fifth
After solid showings in the circle from starter Dani Rodriguez and Gylian Hixenbaugh
Senger stepped in to finish the job for Donovan
Maria's second catch and Senger's strikeout seemed to be the defensive dagger for the Griffins
Senger navigated another threatening inning in the sixth to leave a runner stranded on third
Maria's second double of the game and the subsequent RBI single by Ginex made it 4-2 as the Donovan Catholic Griffins cruised to their 15th victory of the season
this week is a reminder that the surging Caseys still have work to do to unseat Donovan Catholic and St
The 13-3 loss to the Lancers was a stunner
and might've factored into the team's erratic showing defensively as they appeared to be pressing a bit for the victory against another elite opponent
The Caseys can still hang their hat on their monumental win over St
the first loss by the Lancers to a Shore foe in two years
That win clinched at least a share of the A North divisional title for RBC
who can still win it outright if SJV loses to Middletown North
But there's no denying that RBC's postseason outlook has dimmed a bit as they prepare to regroup in the first week of May
the Caseys travel to face a motivated and capable Raritan squad that has amassed a 14-1 record
It's the first of four straight days of games as they will also face North Jersey power Mount St
Dominic on Sunday and Middletown South on Monday before finishing Tuesday against Matawan
Donovan Catholic will travel to South Jersey on Saturday to face 12-5 Rancocas Valley
but outside observers will eagerly be looking ahead to a collision course with St
John Vianney considering the teams have met in the Shore Conference championship in each of the past two seasons
The Griffins will remain focused on the remaining games on their schedule
Donovan will be back in Monmouth County to face the Shore's two premier public powers on the road
The Griffins will face Marlboro on Wednesday and Middletown North on Friday

residents and business owners debated the merits of the Red Bank Train Station Redevelopment plan
A redevelopment plan is a site-specific outline of what can and cannot be built on the properties in question
The proposed redevelopment plan would be divided into a north parcel and a south parcel
The north parcel would allow apartment buildings up to six stories and the south parcel would allow apartment buildings up to five stories
Twenty percent of the apartments would be deemed affordable units
Both parcels would allow commercial development on its ground floors and residential development on the floors above
While street parking spaces would be available
most of the parking would be located in parking garages

would have approved or denied the development plan and sent recommendations to the Borough Council
The council would then get an opportunity to approve or deny the plan and the recommendations
the developer would go before the planning board and present site plans that get into the details
NJ Transit has designated Denholtz, the real estate firm that owns The Rail at Red Bank
Denholtz currently owns a number of parcels that neighbor the parking lot
A number of residents spoke in opposition to the redevelopment plan
Mary-Ellen Mess criticized the plan for potentially bringing luxury apartments to the borough along with the state-mandated affordable units
She argued that the luxury apartments are driving up rents in town
which are managed by a separate agency from the developer
New Jersey’s “housing policy is actually making things worse and now homelessness is at record high,” Mess said
Mess also said that while the proposed apartment buildings would be near train and bus lines
she doesn’t know anyone who takes the bus to go grocery shopping
Board member Itzel Hernandez said the buses that now go to Brookdale Community College were incredibly beneficial to residents who want to further their studies
said he welcomes the building of more apartments
as he and his girlfriend almost signed a $4,000-per-month lease last summer due to the lack of options
He said currently there are only 40 vacancies in the borough
the majority of which are over $3,000 per month
“Frankly I’m getting pretty annoyed at the asinine complaints by those who own homes in town and don’t really know what it’s like in today’s rental market,” he said

the nonprofit organization the promotes the borough’s business district
said of the 17 approved commercial uses for the development
he had concerns about three of them: retail
He said he was concerned about competition with current business and requested that if the planning board approved those three uses
that a maximum square footage on those spaces be implemented
Resident Sue Viscomi said she was concerned with the density that the redevelopment plan would allow
“(I) hope we don’t lose our vibe of a cool little town,” Viscomi said

Board member Louis DiMento pointed out that a lot of the criticism of the new apartment buildings in the borough are that the buildings are boxy and not aesthetically pleasing
He said those buildings were approved under the borough’s existing zoning

The current redevelopment plan calls for the proposed building’s façade to be designed with at least 25% red brick to blend in with existing buildings
It’s been like that for decades,” DiMento said

"We are committed to be with them through the rest of their career
We are committed to giving care boxes when they are deployed
We are committed to making sure they have somewhere to go for the holidays
Paula works with JROTC instructors to award top cadets $1,000 scholarships
Paula said the money is raised through local businesses and organizations
The master quilters recently handcrafted eight beautiful pieces to be auctioned off at the state capitol
"We want to congratulate them for making a choice
to live out their best life doing the best thing they can do for many people across this nation," Paula said

And the borough’s bus stop near the train station would be moved to West Street between Monmouth and Oakland streets

The redevelopment plan proposes to close Oakland Street to vehicular traffic and make it into a pedestrian-only connection
A glass walkway over that pedestrian connection would connect the two proposed apartment buildings on the north parcel

In addition to the proposed building requirements
40% percent of the north parcel would be required to be public space
could have a maximum building height of five stories with a maximum density of either 200 units or 50 units per acre
The redevelopment of the south parcel would also create a new street south of Chestnut Street and push the Red Bank rail yard gate
“The required affordable housing set-aside for inclusionary development shall be 20%
and no payment in lieu of units permitted,” according to the redevelopment plan

The north parcel would focus on commercial and retail uses while the south parcel would focus on community-oriented uses
The redevelopment plan also calls for the southern parcel’s proposed apartment building to complement the style of the Red Bank Armory Ice Complex
which sits diagonally to the southern parcel and has rich red bricks and a dynamic façade
at least 25% of any of the proposed building’s façade “should include red brick materials in a range of shades and/or patterns.” This would allow the new buildings to blend in with the borough’s existing buildings
the redevelopment plan proposes an outdoor space for the public
The commercial spaces could hold tenants involved in retail
restaurants and other food service establishments
retail cannabis and public transit-related facilities
The only prohibited uses include drive-thru facilities
manufacturing or industrial businesses exceeding 5,000 square feet and billboards
Some of the goals of the redevelopment plan include being environmentally friendly
promoting public transit and reducing traffic accidents

The “redevelopment has the potential to replace an existing heat island with green space
allowing for greater carbon absorption and improving climate resilience,” the plan states
It would require “sustainable/green site and building design methods” such as environmentally friendly stormwater infrastructure
electric heat pumps and electric or solar-ready construction
Because the proposed apartments would be directly next to train station and several bus lines (NJ Transit 831
the number of parking spaces required per unit was lowered by the redevelopment plan
Only 0.7 spaces are required per studio unit
1.1 spaces are required per one-bedroom unit
1.3 spaces are required per two-bedroom unit and 1.4 spaces are required per three-bedroom or more unit
That means that parking might not be guaranteed for every possible tenant that could live there
both on street and in the apartment building’s garage
would be required by the redevelopment plan to serve commuters and the public
The maximum number of parking spaces for commuters
the public and residents of the proposed buildings would be 725 spaces
This maximum would exclude existing parking spaces at the Bridge Avenue parking lot west of the train station
but not part of the proposed apartment plans
The maximum would also exclude parking spaces for Red Bank Rail Yard employees
the proposed apartment buildings would be required to provide both indoor and outdoor bike storage with a ratio of 0.5 bike space per unit
The streets within the redevelopment plan would also be designed with decorative pavements
curbs flushed with the pavement and curved shapes
“They are meant to slow traffic speeds and soften the formal distinctions among spaces dedicated to pedestrians
with each user becoming increasingly aware and respectful of the others,” the redevelopment plan states
“Such streets can also act as flexible public spaces that can be temporarily closed to traffic for special events
in coordination with the borough and NJ Transit as needed.”
Other properties in the redevelopment plan include the borough’s Department of Public Works and the neighboring properties owned by Count Basie Center for the Arts
an amendment to the train station redevelopment plan or a separate redevelopment plan would have to be drawn up
If the planning board approves the redevelopment plan
The developer would then come back with detailed plans and present then to the planning board
Wednesday’s planning board meeting is at 7 p.m
RED BANK -- After nearly five and a half years and changes to its plan
one of Red Bank’s largest apartment projects could soon begin construction
the developer had to knock down the old brick Visiting Nurse Association building at 176 Riverside Ave
The project is expected to be completed in the summer of 2027
according to a Saxum Real Estate press release
A PILOT allows a developer to pay a fixed rate for a set number of years
The planning board voted against granting a PILOT in October 2021 and the developer returned again in April 2022 with changed plans
Its new plans included the acquisition of a parking lot for neighboring Colony House residents
The original plan required that the proposed apartment building surround the parking lot in a C shape
with its five stories looming on either side of it
The number of apartments increased from 210 to 212 units and the number of parking spaces increased from 326 to 420 spaces
Sixty of the parking spaces would be reserved for Colony House residents
The apartment is part of the borough affordable housing settlement agreement with the state and 32 apartments will count toward the borough's affordable housing obligation

RED BANK -- Fashion retailer Brooks Brothers will open a store at The Chase Building on Broad Street
The iconic brand, which previously had a store at The Grove at Shrewsbury, has signed a lease for a 5,232-square-foot store front at 32-34 Broad St., said Patti AmecAngelo, executive vice president at RIPCO Real Estate, who with Remy P. deVarenne Jr. of CBRE
represented the tenant in the lease transaction
The landlord was represented by Peter Wisniewski and Matthew LoBocchiaro of Kislak Realty
