One day short of two years after a plastics fire erupted on Richmond’s west side
another lawsuit was filed to recover damages for more than 100 city residents
Trevor Crossen from Crossen Law Firm in Carmel filed the paperwork April 10
and the suit has been assigned to Circuit Court
It is the second lawsuit Crossen has filed against the city of Richmond
The first was filed shortly after the April 11
District Court for the Southern District of Indiana
The initial lawsuit listed two individual plaintiffs: Tushawn Craig and Marquetta Stokes
It asked to be certified as a class action to encompass more plaintiffs; however
it has not yet been accepted as a class action
the city filed crossclaims that blame Smith and his businesses solely for the conditions leading to the fire
The next status conference for that suit is scheduled May 2
Craig and Stokes are among 100 individuals and two businesses listed in the new lawsuit
Parents are listed individually and as guardians of 48 minor children
The complaint alleges the same negligence and responsibilities of the defendants as the first suit
while Cornerstone and Smith owned the property at 308 N.W
All three were consumed in flames during the fire
which burned stored plastic waiting to be recycled along with buildings
which caused an evacuation of residents within a half-mile that lasted until April 16
black smoke billowing into the air visible from dozens of miles away
Wind blew the smoke easterly across Richmond and into Ohio
Plaintiffs listed in the lawsuit are from inside the evacuation area and from outside the area
The lawsuit claims the property owners failed to remedy a known hazardous situation
Richmond had issued unsafe building orders against the properties nearly four years prior to the fire
The city then purchased through tax routes two of the three properties
trying to spur compliance from Smith and Cornerstone
The lawsuit says negligence in failing to clean the properties led to the fire
It claims the fire caused the plaintiffs economic damages from loss of use of their residences
The claims include physical and mental or emotional problems resulting from the fire and the costs and future costs of treatments
The lawsuit indicates smoke and debris invaded the plaintiffs’ properties and they were exposed to the toxic smoke and debris
attorney fees and expenses and punitive damages

“It’s just in an area where there’s a lot of things going on,” McClure said, noting fellow developer Doug Sowers’ recent zoning approval for a 200-home subdivision on 100 acres immediately east of the property
“We were able to work out a deal with (the seller) to buy it,” McClure said of the all-cash purchase
“We’re just going to hold it for now.”

“ I’m gonna do something that Elon Musk and Trump didn’t do — we’re gonna get information and then make decisions based on that data.”
said she is worried about the people – herself included – who are going to be impacted by these cuts.
“There are going to be a lot of people who are going to have problems – where are they going to live
making choices between medicines and food – it’s atrocious.”

Richmond Police were called to the Foot Locker in the 1500 block of West Broad Street just after 2 p.m
"Officers arrived and located an adult male
down on the ground with an apparent gunshot wound
He was transported to a local hospital where he succumbed to his injuries," police said
Crime Insider sources told Burkett that the conflict started inside the store and then moved outside
Those same sources said the man who was shot at the store was pronounced dead at an area hospital about an hour after the shooting
Burkett said that a suspect was in custody and that the police department's Major Crimes Unit was investigating the case

— A building on Patterson Avenue had to be evacuated after a fire broke out Friday afternoon in Richmond's Near West End
Firefighters were called to the office building in the 5300 block of Patterson Avenue just before 2:50 p.m
Richmond Fire Battalion Chief Bailey Martin said roughly 10 to 15 people were in the building when one of the employees smelled smoke
Those employees were evacuated safely from the building and no injuries have been reported

Bristol Senior Partner David Hanchrow said the firm wasn’t necessarily looking to sell The Collective

“They asked us about The Collective and we said it wasn’t on the market
but we’d be open if they could get to the right number,” Hanchrow said
I think everybody was pleased with the results.”
The Collective was rebranded to Bexley West Creek
Hanchrow said the complex was 94 percent leased at the time of sale
with rents averaging $2.11 per square foot
Goochland County most recently assessed the property at $86.5 million
Representatives for Weinstein Properties weren’t available for comment by press time
Weinstein is a longtime landlord in the Richmond region
Today its portfolio of over 20,000 units is primarily located in Texas

Bristol’s latest local project is a 279-unit apartment building off Telegraph Road near the former Virginia Center Commons site
Hanchrow said framing is beginning to go up on that building
and that the company remains bullish on the Richmond area

RICHMOND, Va. — Richmond police are asking for the public's help identifying a person of interest after a deadly hit-and-run crash in the Fan in February
A pedestrian, later identified as Ruthanne Berry
was taken to an area hospital where she died from her injuries the next day
Investigators determined Berry was walking south on North Robinson Street and was crossing West Main Street in the crosswalk when she was hit by a dark sedan
Police said the driver did not stop and kept heading westbound on West Main Street
The investigation found the sedan left a parking lot at 1911 West Main Street at 10:46 p.m.

Drew and Julee Spitzer sold the home to an unidentified limited liability company
While real estate prices have continued climbing in Richmond
some of the area’s most expensive homes have skyrocketed
The Richmond record for the most expensive single-family home ever purchased has been broken by a $9 million sale on a West End house
The Cary Street mansion was purchased by a company called 5407 Cary LLC
the record for priciest sale belonged to 5105 Stratford Crescent
It was purchased for $6.25 million last year and went back on the market this year
That means the two most expensive house sales ever in Richmond occurred in a two-week timeframe
represented the buyers in both transactions
While the Cary Street home set the city record
it did not take the top spot for the entire Richmond area

Given how the real estate market in the Richmond area has transformed in recent years
The median price of a home in greater Richmond surged 78% from 2013 to 2023
and prospective buyers have gone over their budgets

And rising prices haven’t stopped yet. In the second quarter of 2024, the median price rose an additional 9% to $425,000
