Midway Crossing was to have included 2.7 million square feet of new construction between the Ronkonkoma LIRR station
in the distance behind the station to the south
Suffolk County on Thursday launched its search for a new corporate partner to lead redevelopment of 48 acres of county-owned land in Ronkonkoma that had been the proposed site for the scuttled $2.8 billion Midway Crossing megacomplex
The county Thursday afternoon released its formal invitation for developers to submit their "vision and concepts" for the site between the Ronkonkoma Long Island Rail Road station and Long Island MacArthur Airport
The site currently includes a sprawling LIRR parking lot
Submissions by developers are due by May 29
County Executive Edward P. Romaine canceled Midway Crossing in January and removed Chicago-based JLL
Romaine said JLL had failed to meet deadlines for planning and funding the project
Launching the new project — renamed Long Island Hub
at least for now — gives Romaine a chance to put his own stamp on an idea that has significant backing from business leaders
trade unions and many Ronkonkoma residents
who have said redevelopment will bring jobs and an updated identity to the hamlet
Romaine said in an interview Thursday he hoped to pick a winning bidder by the end of June
followed by a separate process to approve the project itself
Romaine said he was open to any kind of development except possibly housing
"We will consider all types of things ..
whatever people want to do," Romaine said
adding the county is considering a major transport terminal in Ronkonkoma linking buses
“That will become the transportation hub for Long Island,” Romaine said
We need to keep this county on the competitive edge
the better prepared we are to face the future.”
Separately, Islip Town on Tuesday announced plans to seek a developer to build a new MacArthur terminal with a connection to the train station
Midway Crossing was to have included 2.7 million square feet of new construction
including a convention center; a 300-room hotel; health sciences facilities; a new MacArthur terminal and a walkway connecting the terminal and the train station
Suffolk has committed $50 million toward redevelopment of the Ronkonkoma site and state officials have pledged $150 million to build the rail-air terminal connection
Islip Supervisor Angie Carpenter said Thursday in a statement the revamped project would provide "a unique opportunity for the Long Island region to retain its highly educated workforce
which not only helps to support the local economy
but keeps generations of families together."
The county said parking for LIRR commuters must remain available during construction
president of the Greater Ronkonkoma Civic Association
said he was concerned about how the project would affect roads and parking — during and after construction
“That’s a big project list of things going on,” Napolitano said Thursday
“Developing all of the land that right now is jam-packed for parking — where do those cars park to get on the railroad?”
Business leaders Thursday said the Ronkonkoma site
positioned between MacArthur Airport and the $1.2 billion Station Yards multiuse project under construction on the north side of the LIRR tracks
“We are a stone’s throw away from New York City,” Matt Cohen
president and CEO of the Long Island Association business group
"It could really capture this market that may find New York City too expensive or too crowded.”
president of the MacArthur Business Alliance
a consortium of Ronkonkoma companies near the airport
said he's spoken to national business leaders who "have all said they would like to use the airport and the area to hold these kind of conventions
senior marketing vice president for Ronkonkoma-based Station Yards developer Tritec
said the company is weighing a bid for the Long Island Hub project
we are certainly interested in what happens there and how it can complement the ongoing revitalization of the area," he said in an email
April 2018: Then-Suffolk County Executive Steve Bellone picks Chicago developer JLL
to lead development of a 17,500-seat hockey arena and related medical facilities on 48 acres south of the Ronkonkoma Long Island Rail Road station
The arena plan was withdrawn later that year
2021: A new plan dubbed Midway Crossing is submitted featuring a hotel
indoor and outdoor sports and entertainment arenas and a new Long Island MacArthur Airport terminal
September 2022: JLL agrees to remove arenas from the plan

The crossing at Pond Road in Ronkonkoma on Monday
The federal grant will go toward eliminating the crossing
The LIRR is moving forward with plans to eliminate two railroad grade crossings in Ronkonkoma that are considered among the most accident-prone track intersections in Suffolk County
The Federal Railroad Administration awarded the New York State Department of Transportation a $2.24 million grant earlier this month to begin an effort to replace the LIRR’s crossings at Ocean Avenue and Pond Road in Ronkonkoma
according to the FRA and LIRR documents published online
"Eliminating the crossings would reduce the likelihood of fatalities and serious injuries and improve traffic flow and overall quality-of-life at these locations," LIRR President Robert Free said in a statement
LIRR officials did not say how they planned to eliminate the grade crossings
the railroad has rerouted auto traffic under its tracks through excavation
The crossing could also be eliminated from vehicle traffic
though the MTA did not answer questions about what options are on the table
The federal grant funding will go toward planning
The LIRR also did not disclose a total budget for the work
New York State will contribute $336,000 to the effort

FRA spokesman William Wong said in a statement that the LIRR grade crossing eliminations will improve safety and traffic
New York Department of Transportation spokesman Stephen Canzoneri said the agency "will work with our partners at the LIRR to ensure that this study meets all federal standards."
There are nearly 300 rail-grade crossings on Long Island
and despite the inherent problems of having trains share an intersection with cars and pedestrians
projects to eliminate the crossings are rare
The railroad eliminated eight grade crossings
between 2018 and 2022 as part of its $2.5 billion Third Track project
the railroad sunk the roadway to carry vehicles underneath its tracks
the last time the LIRR had eliminated a crossing was in 1998
when it elevated its tracks over the roadway at two Mineola crossings
The two crossings pegged for changes in Suffolk rank relatively high in the Federal Railroad Administration’s Web Accident Prediction System
which uses historic data to determine the likelihood for accidents at crossings
The Pond Avenue crossing ranked 15th out of about 200 Suffolk County crossings
The Suffolk County crossing with the highest likelihood for an accident is at 18th Street in Wyandanch
The LIRR on Monday also advanced another project aimed at improving service for Town of Brookhaven commuters
The Metropolitan Transportation Authority's finance committee approved a deal for the LIRR to acquire a 5.33 acre property from Rose Berlin Associates LLC for the development of a relocated Yaphank train station
Upon approval by the full MTA Board on Wednesday
at the southeast corner of the William Floyd Parkway and Long Island Expressway in East Yaphank
will be transferred to the LIRR "for no compensation as the site also benefits the seller’s future adjacent development plans," according to MTA documents

The parking lot and wooded area behind the Ronkonkoma LIRR station could see development that could turn the empty land into an economic boon
North of the Long Island Rail Road tracks in Ronkonkoma
To the south lie empty parking lots and mostly vacant stretches of land
representing years of unfulfilled promises
It's a sadly familiar refrain on Long Island
which has seen plenty of big development plans for the region's remaining large swaths of available land — from the Nassau Hub to the Pilgrim Psychiatric Center — never come to fruition
has received a big boost that could turn the empty land into an economic boon
Kathy Hochul has pledged $150 million toward infrastructure improvements — funds that could go to sewers
and new ways to finally connect a major LIRR station and Long Island MacArthur Airport
Those state funds — along with $50 million pledged by Suffolk County Executive Ed Romaine
also for infrastructure — are critical to the future of Ronkonkoma South
That brighter vision starts with the idea of moving the MacArthur Airport terminal to the north end of the airport property
the notion of a "walkway" between train and plane becomes feasible
Add the possibility that Amtrak could come as far east as Ronkonkoma and there's a potentially game-changing transportation hub in the Town of Islip's future
on the Islip Town board agreeing to allocate funds to the process of choosing a developer who could best move the terminal project forward
A roundup of highlights from Newsday's Opinion Department
Moving the terminal can't happen in a vacuum
That's why Suffolk County's effort to find a new developer for the rest of the land is so important
In issuing a request for developer interest
the county should allow for every big idea
Islip Town officials have suggested that housing is among the town's "least favored uses" for the site
recently designated by the state as a "pro-housing community," has long supported specific instances of smart and varied housing development
as when the town approved thousands of units at the proposed Heartland Town Square on the Pilgrim State property
Town and county officials should keep their options open; whatever is built at Ronkonkoma South might include the businesses or research centers that offer high-paying jobs the town craves
while also providing the housing necessary for those workers
There's an enormous opportunity here to make Ronkonkoma a destination where residents can live
and where visitors can arrive by plane or train and enjoy such amenities as hotels
county and town officials must work together

Update: Amtrak says it’s way to soon to start setting timelines on ‘potential’ service to Ronkonkoma
Amtrak trains will soon enough be pulling into Ronkonkoma station
So said Suffolk County Executive Ed Romaine on Wednesday
“They’ll start the work in 2026 and shortly after that” the Amtrak trains will be operating on Long Island
noting Ronkonkoma was just one of two stations in the country Amtrak was considering for service expansions
An Amtrak spokesperson confirmed to GLI that the trains will stop in Hicksville and Jamaica before arriving in Manhattan, where they will connect to the Northeast Corridor — Amtrak’s primary 457-mile rail line running north to Boston and south to Washington
This means riders can enjoy a one-seat ride from Long Island without needing to transfer trains at Penn Station
which is the current process for Long Island Rail Road riders using Amtrak
[Update: Sources within Amtrak tell us that after planning studies
trains wouldn’t actually start running until 2028 the earliest
“Amtrak wanted to be adjacent to an airport” and Ronkonkoma
which sits adjacent to Long Island MacArthur airport
Editor’s note: Our original story and headline regarding Amtrak has been updated in light of new source information
The Amtrak news comes as the early planning stages of the $2.8 billion Midway Crossing plan, to be built on county-owned land south of the station, moves forward. That plan calls for a hotel and convention center, health sciences offices, sports, entertainment and retail components, according to Crawford Architects renderings
Part of the proposal also calls for moving the MacArthur Airport Terminal away from Veterans Memorial Highway and over to Midway Crossing — though the move would need Town of Islip approvals
The Islip Town Board in December rejected authorizing some seed money
to the tune of $872,000 from earmarked airport funds
Romaine told Greater Long Island “the plan did stall a bit
Even though the new terminal would be built on Suffolk County-owned land
Islip Town would retain control of the airport
(Greater Long Island has reached out to Islip Town Supervisor Angie Carpenter
Romaine also insisted funding for the terminal project would come from the federal government
and the county is looking to build a bus depot south of the station
“Ronkonkoma is going to become a regional transportation hub and we’ll probably see the fruits of [the current planning work] within the next five to 10 years
and this will be a major game changer,” he said
He said Ronkonkoma will soon enough turn into a major regional business hub as well
“Suffolk County will create jobs, economic opportunity and economic growth at a time when the rest of New York State is losing population,” said Romaine, in a phone interview as he headed back to Long Island from Albany, where Gov. Kathy Hochul delivered her State of the State remarks Monday
we have the opportunity to be one of the major economic drivers in this state,” he said

being built over what was blighted land across from the LIRR station
Two major themes emerged Tuesday in reference to the overall effort by the developers, Tritec Real Estate Company
nearly all the speakers highlighted the importance of developers and elected officials working closely with a community
when embarking on any regionally transformative project such as the one being celebrated
Second, Station Yards and other projects like it are being built to keep young people from fleeing Long Island
New York Governor Kathy Hochul certainly drove that second point home
people have to pack up and move away,” she said
“It’s projects like this that will keep [young people] here
and keep the next generation here,” he said
And Brookhaven Town Councilman Neil Foley:
“My sons and I went to a Rangers game in the spring of this year,” he said
“We took the train here and my two oldest two sons took a look at this project and said
‘That’s probably where you’ll be living in four or five years.'”
God willing, because the apartments at The Core Station Yards, 388 in total, with another 489 at its neighboring complex, The Alson
Aside for the units carved out for workforce housing, a one-bedroom apartment currently starts at $2,785, with 2-bedroom units starting at $3,329, according to the website
But Tritec Real Estate co-founder James Coughlan
whose company is still re-developing the acreage
said the laws of supply and demand cannot be ignored
And when it comes to top-rate apartment living — or apartments in general —Long Island is crucially short on supply
especially when compared with other highly populated counties in the U.S
(He also said it costs about $600,000 per unit to build Phase 2 of the project.)
Still, since welcoming its first residents in April, The Core Station Yards is currently 80 percent leased
announced Tritec executive vice president and partner Kelly Coughlan Heck
the redevelopment project will bring 1,450 new homes to the center of the island
Tritec also hosted a groundbreaking ceremony Tuesday on what’s referred to as Phase 2A
which will bring another 175 new apartments to Ronkonkoma
That component of the project is expected to be completed in 2026
“If we had this in more places we would not have the dynamic from which we’re suffering from right now …
our kids and grandkids are living in other states
“Not because they have better weather; they don’t have lower taxes
They met the demand of their communities …”

formerly referred to as the Ronkonkoma Hub
which has four other locations on Long Island
is set to open a 1,445-square-foot location on Hawkins Avenue
owners Gary Yip and Victoria Yip expressed their enthusiasm
saying they are excited to join the Station Yards community
and they hope that residents will follow them on Instagram as they progress toward an opening date
"We are committed to serving the freshest acai bowls
"We look forward to becoming a part of Ronkonkoma and being a positive addition to this area."
Ripco Real Estate's Jason Sobel and Juliana Chiarelli represented the Yips on the deal
"Station Yards is quickly becoming one of the most dynamic developments on Long Island," Sobel said
"Playa Bowls' addition to the project perfectly fits the area's growing community and focus on health and wellness."
"We only have a few available spaces left in the current phase of this exciting mixed-use
transit-oriented environment," Valanzano said
"We are proud to fill one of those spaces with Playa Bowls
a tenant that aligns perfectly with the vision of Station Yards as a vibrant
We welcome them to the development and look forward to their positive impact."
Tritec Development Manager Meaghan Coughlan Treat also said she was excited about the business joining the community

"They bring a delicious and healthy option to our community
and appeal that helps Station Yards grow as an extraordinary destination."

One of Long Island’s most iconic voices — that unmistakable cadence announcing “ron KON ko ma” to Long Island Rail Road passengers — has fallen silent.
Van Ritshie, the Long Island Rail Road voice actor who became a cherished and often mimicked presence for commuters, passed away on Sunday, Nov. 3, following a brief illness, his family announced this week. He was 80 years old.
With a five-decade career as a radio personality and voice-over artist, Ritshie’s distinct voice is forever etched into the memories of countless LIRR riders.
On the Ronkonkoma line, his familiar tone would echo through the car as the train doors opened in their “wuh wuh-wuh-wuh wahhh” sound, followed by the signature “ding ding” tone just before Ritshie’s announcement:
“This is the train to Ronkonkoma.” If you were at the Central Islip stop, his voice, like an old friend reminding you of your stop, would add: “The next station is Ronkonkoma.”
Ritshie’s LIRR announcements came in a deep yet uplifting tenor, waking many a commuter — often just in time to leap from their seat and make it to the platform. Sometimes, it was too late: Sleepy Patchogue riders never wanted to still be on the train and hear Ritshie cheerfully tell them “The next station is Speonk.”
Ritshie, a Queens native, lent his voice not only to the LIRR but also to Metro-North, becoming an essential sound in the daily lives of millions of New Yorkers. His talents extended well beyond the rails: He was the voice of Universal Studio’s “Earthquake” ride, the image voice for the PGA Tour from 2005 to 2008, and the narrator for numerous radio and TV commercials.
A longtime Poughkeepsie resident, Ritshie was affectionately known as “The Voice of the Hudson Valley,” spending nearly 30 years as a radio DJ in the area.
Ritshie was also a singer, performing at countless weddings and other special events. His “Christmas in Poughkeepsie” performances remain a cherished memory for many.
Ritshie’s grandson Austin Wieserner shared a touching tribute to his “Papa Van” on Facebook.
“My grandfather loved big, lived large, and left a lasting legacy,” wrote Wieserner, who learned how to play golf from his grandfather. “There is nothing greater than to be loved by him. I hope he knows how much I loved him in return.”
Ritshie is survived by his wife of 44 years, Barbara; their three children, Cathy Hull, Lynette Waterfield and Scott Ritshie; four grandchildren, Renee Cole, Amanda Hull, and Austin and Connor Wieserner; four great-grandchildren, Dominique Hull-Quilantan, Evan Cole, Calvin Quilantan and Caeden Zinney; and his younger brother Kurt.
Services for Ritshie will be a celebration of life to be announced at a later date, according to his family.
Ritshie was till recording his voice for the LIRR when it added service to Grand Central Station in New York.
And until recently, he was still offering his voice services.
