Pinellas County is designing a new bridge to replace the existing San Martin Boulevard Bridge. The existing bridge will be replaced with a new bridge of similar design that will be shifted to the east of the existing bridge. The proposed bridge typical section includes two 11-foot travel lanes and two 7-foot buffered bike lanes
A 6-foot-wide sidewalk and a 12-foot-wide shared use path is provided for pedestrian access across the bridge
Since the alignment of the new bridge will be shifted
the bridge will be constructed in stages to allow San Martin Boulevard to remain open during construction
Replacement of the San Martin Boulevard Bridge is needed to correct the deficiencies of the existing bridge
The bridge was constructed in 1962 and is nearing the end of its service life
The existing bridge does not meet current design standards and Americans with Disabilities Act (ADA) requirements
This study was undertaken in accordance with the federal National Environmental Policy Act (NEPA) process
Compliance with the NEPA process allows the County to remain eligible for federal funding

Builder’s Remedy permits have been filed for a large suburban development at 1125 Fitzgerald Avenue in San Martin, Santa Clara County
The application aims to create over six hundred homes on farmland on the outskirts of Gilroy
Lucky Day Ranch is listed as the current property owner
The developer has filed to produce 638 single-family homes across three separate applications
Prices will range from 554 units of market-rate homes to 84 units of deed-restricted lower-income homes
Lucky Day Ranch is listed as the property owner
and it is represented by the Santa Clara-based Gillmor & Associates
The sprawling property is spread across several parcels extending around Fitzgerald Street
Future residents will be around half an hour away from the Gilroy and San Martin Caltrain Station by bus
San Martin is just 15 minutes away for future residents by bicycle
The estimated cost and timeline for construction have yet to be shared

I definitely don’t think most YIMBYs want this–it’s antithetical to the YIMBY goal of higher density development within cities in lieu of car-dependent suburban sprawl
The YIMBY site appears to post all residential projects it hears about
whether a given project is one of urban infill (yay) or
have emboldened bottom-feeder sprawl merchants like this
The Builder’s Remedy abuses must be curbed before the entire Coyote Valley is overrun
any ideas that citizens can actually do to have an effect on stopping this stuff
I asked cuz I’m greatly disturbed by numerous developments that are proposed to go in
It’s just crazy with her trying to do down here in your in San martin
I was on the next door app and a council member responded back to me that what was going on in Gilroy was happening because they’re getting pressure from the state so basically saying my problem isn’t with gilroy
it’s with Sacramento and I know I’m not going to have any pool in Sacramento because what am I going to say
I’m offer affordable housing too but I’m not for affordable housing that ruins the environment
sucks up the natural spaces and agricultural areas and infills it with very dense housing
This particular development at 11:25 Fitzgerald is way out of place for this area
Nothing like that exists in San Martin or in South Morgan Hill or North gilroy
It is so out of place it’s unbelievable
And I don’t know where they expect to get their septic taken care of as we are all on septic systems out here
The city sewer from either Morgan Hill or Gilroy don’t service out here
Extremely unfortunate that we can not focus our development in current city limits as infill to make our cities more vibrant
Keep our beautiful rural areas from being destroyed by suburban sprawl which simply magnifies all our problems – lack of public transportation
ultimately climate change which can not be reversed
The amount of people I saw backed up at the light at mastin and Fitzgerald last night was at least a quarter mile long and it’s only going to get worse with an additional 1200 plus people if this development goes through at 1125 Fitzgerald
It wasn’t even rush hour when this occurred either
It’s cheaper in the short run to build horizontally over farmland than to build infill vertically
But it’s a bad solution to the home shortage in the long run
600+ homes stuffed into an area with roughly 30 single family homes nearby
Absolutely abuse of this builders remedy to make money
Exactly and all these 30 single family homes are on the Gilroy side of Fitzgerald on a minimum of two and a half acres
I’m not sure but I know the giant piece of land at 11:25 Fitzgerald was owned at one house for 20 acres until they took advantage of this builders remedy thing which she only reason why this happened is because Santa Clara County dropped the ball I didn’t turn in their development plans in time which in turn triggered builders remedy to kick in and these vultures were basically waiting for that so they could snap at the chance to develop out here
It almost feels like the county delayed on purpose but I don’t want to get all conspiracy theory or anything
This project seems to underscore the failure of local municipalities in permitting enough housing
If there is demand for this number of houses in a rural area
These houses are not being built for local residents – rather for commuters to Silicon Valley
These houses are meant to attract people from silicon valley
people that are going to be commuting from San Jose and further north
They’re not going to be people from Gilroy buying
The other thing that gets on my nerves about this development is there slipping in the 20% low income aspect of it to make sure that it gets approved
That just bothers me because it feels like a snake-ish thing to do
They’re not really doing it to help lower income people
In fact lower income people would be more well-suited to in town where buses are easier to access as well as everything else that can be accessed without needing a car like stores and whatnot
it’s going to require cars to get everywhere and do anything that a person needs to do
This is certainly not for locals in this area
My family and I moved to San Martin six years ago to escape the city from all the noise
and to find out there will be more than six hundred homes built in our area now just kills our peace and vision of this beautiful place
are already struggling with massive traffic
I actually live over on Fitzgerald directly across the field from where this monstrosity is due to be put in
I encourage you if at all possible to get involved with the San Martin neighborhood group and to get on to the next door app and to try to stay in the loop with people in this area
Also to contact the planning commission and state your opposition to this development
There was supposed to be a meeting this last Wednesday in San Martine at 80 highland but the county canceled it
They’re the ones that are responsible for dropping the ball and causing this builders remedy to kick in in the first place
Yeah I can’t imagine the additional $638 homes which is basically the equivalent of 1200 + more people and cars in this area.
People spend their life savings working so hard to buy a home out here for reasons that you stated only to have them want to put San Jose in our backyards
There’s got to be something that can be done about this
This seems like such an unsustainable project they want to put in
Completely out of place for our area as well as how do they expect to handle the sewer
I hope there’s enough people upset about this that are willing to take the time to write letters and or to attend these meetings
I feel for you and all of us out here in this predicament
Lisa Gilmore who is a shareholder in lucky day Ranch which is who these properties at they want to develop on Turlock and Fitzgerald belong to
She is on the Santa Clara City council and is just a property owner out here that wants to sell and make money
She is not a resident or someone living out here
I thought this property belonged to some old farmer who owned these cows and maybe his children inherited and decided to sell
but it’s not that wholesome of the situation
She’s actually just a real estate agent who wants to sell and make money which to each their own
however it upsets me when someone who doesn’t even live in the country sells property out here and wrecks the why quality of people who live here.
I don’t even know if you’ll get a notification that I have responded to you

The Law School
Professor Raúl Madrid, a global distinguished visiting professor of law at Notre Dame Law School, and J.S.D. candidate María Paz Madrid San Martín have edited a new book in Spanish on K12 education
La regulación de la educación escolar y la protección de la autonomía de los proyectos educativos (The Regulation of School Education and the Protection of the Autonomy of Schools’ Projects)
offers a comprehensive and systematic analysis of the legislation and regulations governing Chilean schools
especially those applicable to private and private-subsidized schools
The book examines the legal framework governing Chilean schools and explores key challenges these schools face
such as the scope of protection of the right to education and educational pluralism
Their analysis draws from diverse legal disciplines
Professor Madrid and María Paz co-authored the chapter
“The Concept of Education Law as a New Legal Field (with Special Emphasis on School Education).” They provide an epistemological framework for understanding legal issues in education law and propose a fundamental framework for interpreting schools' legislation and regulations
María Paz also co-authored a chapter with Professor María Sara Rodríguez
who teaches law at the Universidad de los Andes
“The Educational Service Agreement and the Protection of the Autonomy of Schools,” argues that the constitutional and administrative requirements that schools must comply with—such as a school's mission
and internal regulations—are part of the terms and conditions of the educational services agreement
They examine how these terms and conditions are fundamental to preserving a school's distinct character
Professor Madrid is a tenured professor at the School of Law at the Pontifical Catholic University of Chile
where he teaches Philosophical Foundations of Law and Natural Law
He is also a professor in the Faculty of Philosophy

New single-family plans have been proposed for 12805 Llagas Avenue in San Martin, Santa Clara County
The plan may replace a six-acre plot of cropland with over fifty homes
Swenson is listed as the project developer and owner
Construction will build 45 single-family homes alongside nine accessory dwelling units
The roughly 400 square foot ADUs will be placed in the rear yard of nine homes across the site
Each house will contain an average of 2,500 square feet
including a two-car garage and four bedrooms
The project would yield a combined 190,290 square feet
with BKF Engineers consulting on civil engineering
Plans show simple wood-frame two-story structures
Elevations show five distinct building types dressed with Colonial Spanish Revival or board and batten-clad farmhouse vernacular
The property is located along Llagas Avenue
close to Monterey Road and San Martin Airport
San Martin is a small census-designated town of 6,200 residents between Morgan Hill and Gilroy
The preliminary application invokes the Density Bonus program to increase residential capacity above base zoning
The team plans to use Senate Bill 330 to streamline the approval process
Can you point out three SB330 projects you approve of
Well I can tell you one that I don’t approve of and that’s a greenfield suburban sprawl development on a formerly productive field when there’s multi-thousands of acres of parking lots and single story fifties crap in every city in the Bay Area ready and available for development
and a lot closer to transit than this terrible project
So you could not find an actual SB330 under-construction project that you approve of
I don’t work for you and it’s not my job to jump through hoops for you
This project is literally three blocks from a Caltrain station
If we’re building housing in the far suburbs
If you can’t name a single SB330 project you support
that really seems to indicate a blanket opposition to new housing
NIMBYs always say “build somewhere else,” no matter where a project is proposed…
I live across the street from the vineyard for most of my life
BTW – Co-Part is south of this property and has 18 wheelers delivering junk cars several times a day
I guess the winery can process its waste elsewhere
The huge junkyard one parcel south might be a deterrent to a home buyer
the traffic of junk cars is a bit daunting
The Llagas Creek flood project across the road will help with the potential flooding
getting hooked up to the Gilroy-Morgan Hill sewer plant will be an interesting political challenge
LAFCO probably isn’t going to like it and County Planning historically fights such development
This will lead to loss of productive farmland
will lead to a strain on county resources as sprawl development like this never pays for itself
There’s thousands of acres of underutilized land within our cities to build upon and this ain’t it
This could be built on a parking lot in San Jose and would be an asset rather than a drain
Any new homes are going to lead to an increase in traffic
It’s better that it doesn’t happen in a place where roads are already congested
Hooking up to m.h and Gilroy😃sewer is across the railroad tracks
across old Monterey highway and a few blocks from there

On a day like today but in 1850, General Don José de San Martín died in Boulogne-sur-Mer
we remember the passage to immortality of the Father of the Nation
a central figure in the history of Latin America and one of the great architects of South American independence
The commemoration of this date not only honors his death but also celebrates his transcendence
his legacy and his lasting impact on the region
His figure has been immortalized in the collective memory of Argentina and the continent
but also for the values he embodied: freedom
August 17 was instituted as a national holiday in Argentina to pay homage to General San Martin and to recognize his role in the emancipation of Argentina
San Martin's legacy goes beyond his military exploits
His vision of a free and united Latin America remains an ideal for many nations
He promoted the idea that freedom was not only an inalienable right
“You will be what you must be or you will be nothing” - San Martín
This was one of his most remembered thoughts that evidenced his commitment to duty and honor
He is also known for his firm opposition to any form of tyranny and his defense of the republican system
the Battle of Maipu (1818) and the liberation of Peru (1821)
After his retirement from political and military life
where he kept away from the internal disputes that plagued the newly independent nations
his figure remained a symbol of integrity and sacrifice for the common good
His legacy of values and principles continue to be a guide for present and future generations. Since 1850 his remains are guarded by the Grenadiers in the Mausoleum of General San Martin
located on the right side of the Metropolitan Cathedral

Beatriz San Martin was recently quoted in The Law Society Gazette article
“Imitation Game.” The article discusses differences in UK and EU intellectual property laws since Brexit
The EU’s new Unified Patent Court (UPC) offers an alternative to the UK Patents Court for patent litigation and “could become more of a threat to the US patent litigation landscape if it is seen as a place where you can litigate quickly
predictability and certainty at a lower cost than in the U.S.,” she said
One potential area of divergence between the UK and EU

In a surprise move, The Young and the Restless looks to be giving the character of Summer Newman a rest, as actress Allison Lanier confirmed her exit from the top-rated soap with a message posted on X on Thursday
I’ve loved the journey and learned so much but it’s time to grow in a different direction… very grateful for all of the Y&R fans who have supported me.”

who is in a relationship with Claire (Hayley Erin)
In this photo from Lanier’s final episode airing this Friday above
it looks like Summer is saying goodbye to Harrison (Redding Munsell) and Kyle
Reports have indicated that Y&R has no immediate plans to recast the part
but as you know in soapland anything is possible
The series does not comment on actor’s contract status with the show
Back in 2024, Michael Fairman TV chatted with Allison during our annual Daytime Emmy Nominations Special livestream last year
where she spoke on receiving a nomination for the Outstanding Supporting Actress in a Drama Series category and who helped her get acclimated to life on the set of the CBS soap
I really do think that Susan Walters (Diane)
Peter Bergman (Jack) and Michelle Stafford (Phyllis)
these absolute legends were so open with me
gave me all kinds of advice and really held me up when I was first starting – and not to mention – Michael Mealor
as he is more of my peer and he really showed me the ropes in such a personal way – so those four

Every summer our family of five likes to travel
we wanted to venture to Paris but between the high cost of airfare and the Summer Olympics
we opted to go to the Caribbean Island of St
Martin on a direct flight from Boston Logan International Airport.
This unique island comprises two countries with open borders, so there are no checkpoints when crossing over into each one. Saint-Martin is an overseas collectivity of France while Sint Maarten is a constituent country of the kingdom of the Netherlands
No matter which side of the island you’re on
you feel like you are in Europe with a Caribbean twist
We stayed at the new JW Marriott St. Maarten Beach Resort and Spa for a week on the Dutch side of the island
but it was only a five-minute drive to the French side
The plunge pool outside our room was our favorite feature of our stay
we appreciated the ocean views of two islands
reminiscent of the landscapes you’d see in Italy or Greece
I could walk just a few steps to take a dip in the ocean—by far the closest my hotel room has ever been to the water
While we were there, we rented a car so that we could experience both sides of the island. Driving was a bit tricky with all the speed bumps and winding roads, but it was definitely worth it. Typically we use public transportation or walk when we travel
but neither was an option due to the lack of public transit
We couldn’t even walk to the resort next door and a cab ride would’ve cost $50 round trip
We were able to explore the entire island (both countries)—beaches
historic forts and more—which wouldn’t have been possible without a car
One of the most French experiences we had—and my favorite experience overall—was eating breakfast at an outdoor café located in the Saint-Martin capital Marigot. My daughter loves crepes so I researched the best crepes in Saint-Martin and found Ti Breizh
warmly greeted us with a “Bonjour.” She seemed to know the other customers
chatting with them in French as they read the newspaper while eating their crepes
We ate our délicieux meal while people-watching the passersby
On the Dutch side, Dutch is the official language but most people spoke English
we heard more French than Dutch spoken mostly due to people speaking English on the Dutch side
The official currency is the Netherlands Antillean guilder
Next to our hotel was the Oyster Bay Beach Resort. We ate dinner there one night and then ventured over to the bar area to watch other guests perform karaoke. The whole experience—the singing, the ocean views and the cobblestone patio—reminded us of the musical theater production of Mama Mia
but there was definitely a Greek vibe to our adventures that night
our trip to Sint Maarten/Saint-Martin was incredible and allowed us to experience a variety of European-like countries in addition to the Caribbean
so bon voyage or fijne reis—depending on which side of the island you’re on

Agustina San Martín didn’t know much about the world of filmmaking
“There is no one in the film industry that I knew growing up
I didn't even think it was a possibility
I didn't think it was a job,” she says
saying you wanted to make a movie was like saying you wanted to be an astronaut.”
She could dream though—and she was inspired by blockbusters that screened when she was growing up in the 1990s
San Martín can still recall how watching films in a dark theater with her mother impacted her development
films felt like the best part of living… Once I realized that there were humans behind the camera
I realized that everything I saw was a decision
And each choice represents a perspective on the world
From that point on San Martín endeavored to become a director in her own right
She knew what she wanted to do: She asked her parents if she could use the money they had set aside for her quinceañera party to make a feature film
She took inspiration from directors who came before her
building on what they had done while developing her own vision
San Martín found herself paired with director, composer, actor, and Broadway talent Lin-Manuel Miranda for two years of close collaboration. The mentorship culminated with the premiere of Childhood Echoes, a hybrid documentary film and magical apparition during the Rolex Arts Weekend (September 2022) in Brooklyn, New York. This work followed San Martín’s successful first feature film, To Kill the Beast, which had its world premiere at the 2021 Toronto International Film Festival.
Like San Martín, Bravo grew up feeling like an interloper in the artistic community. Her parents, while supportive, weren’t filmmakers. Neither was anyone else she knew. “I felt kind of like an outsider because I had not gone to film school,” Bravo says. “My thinking was that you needed to go to film school to be in this space. So many of the people that I was around were also telling me that I didn't necessarily belong.”
It was a friend who changed her mind: “A very good friend was like, no one's going to invite you, and the only way you're going to do it if you want to do it is you invite yourself.” For Bravo, the plan succeeded: Do great work, get noticed, get accepted to a festival, make an impression, learn, and return that knowledge to others.
San Martín followed that path as well, soaking up knowledge wherever she found it, collaborating with other talented folks, and gaining acceptance. “The first time that I was in a prestigious festival where I won a big prize, I remember feeling so full of a weird peace,” the To Kill the Beast director says. “There was the weirdest rush inside me that made me feel like suddenly everything in my life was in order. I felt like every sleepless night I had was leading me to that moment.”
San Martín still remembers the teenager she was, watching and learning, understanding that she could be a filmmaker. “The first time I went backstage, I was never the same after,” she says. “I remember thinking, ‘Oh, there are people who are doing this. People with fears, ambitions, insecurities, hunger—yet, ultimately, just people. No gods, no idols, but humans. So if they can do it, then I can do it. And if there's no space for me, well, I'll have to make it for myself."
