Preliminary work for future bus rapid transit service from Tysons to Alexandria along the Route 7 corridor is taking another step forward
The Northern Virginia Transportation Commission (NVTC) voted on Thursday (Dec
5) to send out a request for proposals to firms interested in studying the easternmost leg of the corridor from Seven Corners to Alexandria
A contract is expected to be ratified by March. The firm selected will have 18 months to complete the work, including a determination of whether the service’s eastern terminus in Alexandria should be at the Southern Towers apartments or the Mark Center
It is the last segment of NVTC’s “Envision Route 7” plan to be studied, following reviews of the Tysons segment, which starts at the Spring Hill Metro Station, and the Falls Church area

While a proponent of regional cooperation on transit and other issues, Garvey’s tenure in elected office likely will be most remembered for her opposition to a planned $350 million streetcar line that would’ve connected Pentagon City to Skyline in Bailey’s Crossroads along Columbia Pike
Fairfax County leaders were strongly supportive of the streetcar proposal, but Garvey and other opponents said the funding needed would impact other priority transportation projects
Starting out in 2012 as the lone Arlington board member against the proposal, Garvey faced furious opposition but slowly picked up backing. After an anti-streetcar independent was elected to the body in 2014, two other Democrats switched sides and killed the proposal in November of that year.
Owing to the transience of the region and Arlington in particular, that decade-old controversy has begun to fade from public consciousness. Perhaps not surprisingly, Garvey’s NVTC colleagues didn’t reference the streetcar in their farewell commendation for her.
Letourneau said Garvey could be counted on for candor even when others shied away.

alleging it did not follow state requirements for notifying the property owners and their tenants of the foreclosure
Located off Interstate 35W near the University of Minnesota’s West Bank campus, the Seven Corners area has been the target of several unrealized redevelopment efforts. The site includes three surface parking lots and the Love Power mural of Jesus that has loomed over the highway for decades
acquired the property “in hopes of rebuilding a thriving business base at the Seven Corners after the COVID pandemic while maintaining its cultural diversity and landmark mural,” according to the complaint filed this month
has decades-long ties to the site and serves as manager of the property
Attorneys for both parties did not respond to requests for comment
The complaint alleges the bank improperly classified the properties as vacant when they still housed furniture
It also argues the bank failed to serve the suit at registered offsite addresses for R&P
R&P is asking the court for a temporary restraining order to prevent the bank from interfering with the property
an attorney for the bank argued communication from R&P showed they were aware of the foreclosure sale before it happened
occupancy of the property was illegal since it is condemned
but the cows have already left,” the response read
“The property at issue in this litigation has gone through the foreclosure sale
Plaintiffs have never attempted to tender payment or halt the sale of the property.”
The lawsuit also claims R&P lost $1.5 million in rental income while mired in a regulatory Catch-22: CenterPoint Energy refused to restore utility services for the condemned buildings
and the city would not lift the condemnation until there were working utilities
R&P filed a complaint with the Minneapolis Ethical Practices Board that remains under investigation
Emails and letters attached as evidence reference alleged collusion between a city building inspection official and “a well-known Minneapolis condemnation property purchaser.”
said city staffers did “everything they could to work with the owner.”
“The owner continues to say he has a plan to develop and make sure the whole area is a thriving space

Many boosters have shared visions for a revitalized Seven Corners through the decades. When the Green Line light rail opened in 2014, the West Bank station brought new traffic. In late 2019, developer Mortenson walked away from plans to build a 12-story hotel and 30-story student apartment building on the site
Last summer, commercial real estate firm Rokos Advisors was advertising the site for purchase and redevelopment. A broker for the company declined to answer questions about the property.
A letter from an attorney representing R&P this past summer said the group was preparing plans to develop an assisted living facility on the site.
“This is a busy place, close to students, close to Cedar-Riverside, close to downtown,” Osman said. “What I don’t want to see is this place being closed the next couple years. I want to see this place come back.”

Glen Simmons, 57, died on Sunday (Oct
13) — almost three weeks after he was struck by a driver while walking on Patrick Henry Drive shortly before 8 p.m

Simmons was walking in the southbound lanes of Patrick Henry Drive near Arlington Blvd when the southbound driver of a Kia Forte hit him
Though his condition wasn’t considered life-threatening
he was later pronounced dead at a hospital “from injuries sustained in the crash,” police said
Simmons wasn’t in a crosswalk when he got hit
“Alcohol and speed do not appear to be factors for the driver and are under investigation for the pedestrian,” the FCPD said in a news release
“The circumstances surrounding the crash are still being investigated.”

“A witness reported seeing a man break into the business and leave with a cash drawer,” the FCPD said in a press release published yesterday (Thursday)
“The suspect then fled the area in a red Toyota Corolla
Another burglary was reported the following day (Jan. 2) in 3500 block of Carlin Springs Road in Bailey’s Crossroads. Police believe the same man then committed two different larcenies in Tysons on Jan. 9: one in the 8200 block of Watson Street and the other in the Tysons West shopping center (1500 Cornerside Blvd)
detectives determined that the incidents are connected by the same suspect via security footage that showed a recurring red Toyota Corolla with three missing hubcaps
The FCPD has also taken two suspects into custody in recent days due to their suspected involvement in two other strings of burglaries

Dan Korbmacher, the director of operations at neighboring Town Hall Brewery, also hopes to see the neighborhood revamped. He said prior to the condemnation, there was more foot traffic, though “not always in the best of ways.”
“Since the condemnation, some of the safety issues in the area have disappeared,” Korbmacher said. “On an optics level, they haven’t, though. You see a whole city block that is boarded up and deteriorating, and you are going to think you are not in a great neighborhood.”
Both Korbmacher and Murray worry the redevelopment project could take years.
Ward 6 City Council Member Jamal Osman, who serves the Seven Corners neighborhood, said in a statement he supports redevelopment of the neighborhood but did not specify a timeline.
“The Seven Corners redevelopment should include a blend of retail and student residential spaces, leveraging its proximity to the metro green line,” Osman said. “The Seven Corners neighborhood should focus on destination mixed use, combining commercial retail, office and affordable housing uses. This redevelopment should aim to [create] a vibrant, sustainable community.”

A developer is seeking to expand on the Cavalier Club apartments in Seven Corners on both sides of the Fairfax and Arlington county line
A 110-foot-tall multi-family building with 250 apartments and 5,000 square feet of retail space has been proposed at 6200 Wilson Blvd on the Arlington County border, according to a rezoning application filed with Fairfax County on May 31
townhomes are being planned to replace the 143 surface parking spaces along N
McKinley Road on the Arlington portion of the 5.58-acre site
Design work is underway for what will be a separate
“The proposed development will provide additional housing options in this part of Fairfax County
preserve an existing residential community
mixed-use node that will serve as a gateway to Fairfax County,” Odin
