a well-known property and business destination in one of the state’s top suburban locations for office space
Brokers with JLL have listed the hotel on behalf of the would-be seller
touting an opportunity to “reaffirm the property as the premium offering” through a guestroom refresh and other steps to unlock new revenue streams
That includes reopening and securing a new operator for a nearly 9,000-square-foot spa that closed during the COVID-19 pandemic
while tapping into the strong business community in and around the Short Hills section of Millburn and upcoming events such as the 2026 FIFA World Cup matches at MetLife Stadium
Jane Sidon and Jose Cruz lead the team marketing the property at 41 John F
which is attached to a seven-story office building under a condo structure
“This offering presents a rare opportunity to acquire an institutionally owned
core Hilton-branded asset at pricing significantly below replacement with significant upside potential in a high-barriers-to-entry market less than 30 minutes from New York City,” JLL wrote in its marketing materials
“The Hilton Short Hills offers substantial value-add potential through operational enhancements
as it is available unencumbered by Hilton management as a franchise conversion
allowing investors to implement strategic cost controls and aggressive yield management strategies.”
several restaurants and amenities such as a fitness center
Guests are also minutes from mass transit and highways such as Interstate 78
Just across the street is The Mall at Short Hills
while several high-end office buildings with blue-chip tenants and corporate headquarters surround the property
“This combination of factors creates a robust business ecosystem
attracting a skilled workforce and fostering opportunities for professional services
finance and technology sectors,” JLL wrote in the offering memorandum
“The town’s prestige and economic stability make it an attractive location for businesses seeking a strategic foothold in the New York metropolitan area.”

KPMG has taken 66,000 square feet at Morristown’s HQ Plaza complex
marking the latest high-profile addition to the town’s roster of major corporate tenants
The accounting and consulting giant reportedly will occupy the top four floors of the property’s west tower
with plans to relocate its New Jersey headquarters from Short Hills in 2026
It will lease the space from the Olnick Organization and Fisher Development
1 million-square-foot superstructure on Speedwell Avenue
Cushman & Wakefield’s Robert Donnelly and Robert Donnelly Jr. represented the landlords in the deal, which was first reported by ROI-NJ
while CBRE’s Jeff Babikian and Conor Dolan represented KPMG
“I’m proud to welcome KPMG to Morristown and wish them many years of business success here in our community,” Morristown Mayor Tim Dougherty said
“Morristown offers new residents and businesses alike a unique opportunity to experience all that our community has to offer
from our award-winning downtown to our excellent public schools to our wonderful local restaurants and small businesses
which is why so many are choosing to put down roots here
“KPMG will be another strong addition to our local business community and help complement our vision of bringing more high-quality jobs right here to Morristown.”
The news comes a month after Riker Danzig LLP announced that it would leave its longtime home at HQ Plaza’s west tower
with plans to move to Madison in July 2025 under a lease with Bergman Real Estate Group
Morristown’s roster of blue-chip corporate tenants is in fact growing
Sanofi and Valley Bank all signing major leases in recent years for new ground-up office buildings developed by SJP Properties
“This transaction further confirms that downtown Morristown and HQ Plaza are solidifying their place as the number one office location in northern New Jersey for users of varying sizes
with KPMG joining several other major corporations relocating here,” Donnelly Sr
“The strategic location and the comprehensive amenities offered at HQ Plaza make it an unmatched workplace destination for today’s leaders planning for their company’s future.”
The deal with KPMG also comes just over a year after Olnick and Fisher unveiled plans to refresh HQ Plaza
with a focus on the cavernous interior concourse that connects its three office towers
the Hyatt Regency Morristown and a host of retailers and restaurants
The reported $32 million project includes bringing new lounge areas
restaurants and workspaces to the main east-west corridor
in a time in which tenants have clamored for high-end workspaces in the downtown
Gensler has spearheaded the design of the project
which was slated to begin last spring and last about nine months
“We are pleased to welcome KPMG to HQ Plaza,” said Seth Schochet
“HQ Plaza has continued to attract major companies making long term commitments to Morristown
This is a testament to our continued commitment to Morristown along with all the upgrades we have done to HQ Plaza and our prime location.”

Essex County's real estate market officially closed out 2024 with a bang after a lavish Short Hills home sold for a record-breaking price on Dec
And it was sold by the same agents who had set the town's previous priciest home sale record
sold for a cool $8.25 million — up from its original listing price of $7.925 million — making it the overall most expensive single-family home to ever sell in Short Hills history
The property was also the most priciest home to sell in Essex County in 2024
Prior to this, the record was set by the properties at 281 Hartshorn Drive and 253 Hartshorn Drive in October at $6.8 million each
Both of these properties were listed by Anthony Verducci and Cristian Perez of The NJ Luxury Real Estate Group at Serhant — the same agents that set the new record with 15 Hillside Ave
in December when they represented both the sellers and buyers
"The combination of its unmatched amenities
prime location and impeccable design create a level of demand that drove the record sale price," Perez said
the timing was ideal — they were ready for a new project and wanted to build a similar home on a smaller scale
The combination of the sellers' readiness and high buyer interest made for an extraordinary result."
Located on a 1.82-acre lot just minutes from the southernmost end of South Mountain Reservation, this extravagant home boasts nearly 13,000 square feet of living space. Built in 2017, it was designed by renowned architect Timothy Klesse of Klesse Forbes Architects and constructed by Jan Bronstein of Buildmentor — both based in Short Hills
you'll be greeted by a two-story entry foyer with a curved staircase and a custom chandelier
The home also features a two-story great room with floor-to-ceiling windows; a lounge and bar area with a two-sided glass gas fireplace and luxury cabinetry; a family room with expansive windows and a modern fireplace; and ensuite bathrooms in each bedroom
The home's open-concept kitchen is completed with high-end stainless steel appliances
The expansive primary suite boasts a coffered ceiling
a private balcony and a spa-like bathroom with a jetted soaking tub
a spacious walk-in shower and dual vanities
There is also a walk-out lower level that houses a dedicated theater space
an exercise room and a spacious bedroom suite with direct access to the outside of the home
"It also boasts incredible outdoor amenities
including a covered porch with retractable screens
an in-ground pool with an expansive patio finished in Turkish marble
a sports court and almost two acres of beautifully landscaped property," Perez said
Perez said that while they were confident the home would attract the right buyer because of everything it had to offer
they did not anticipate just how much interest there would be in the home so quickly
They had showed the home to buyers for one weekend only and received offers from every buyer that toured the property
which Perez said is a rare occurrence for any home at any price point
he said the home went under contract within a week of being listed for sale
"Selling the most expensive home in Short Hills and Essex County this year was an exciting milestone and a tremendous accomplishment for us
our clients and the Serhant brand," Perez said
