Approved for 163 market-based townhomes in three phases surrounding Silver Lake in Gibbsboro
Horton project has been cleared along Clementon Road
this property is not part of the Lucas Paint Works site remediation effort that is taking place on several properties along nearby Foster Ave
The other two townhome phases for this project were approved on the South side of the lake
on either side of South United States Ave. The phase two property will be positioned along the lake waterfront
Additionally Gibbsboro is preparing an RFP for three other lakefront properties which they have targeted for restaurant development. Also to be done in phases
the Phase 1 property is at the corner of United States Ave and Lakeview Drive. Up until 10 years ago that corner was the location of a large distribution building and office
I previously covered the Site Remediation efforts taking place in the area. You can read that detailed coverage here
Also I provide a short update in this new article
Identified in Planning Board documents as Lakeside Village
the 163 townhome project is being developed by Dr
This Phase One aspect on Clementon Road sits across the street from the Lucas House
and was previously a parking lot and undeveloped woods
The first phase will consist of 15 blocks of townhomes with four-to-six units per block. Site plan renderings from the Township do not show any common community aspects
In a July 2023 Facebook post
Gibbsboro Mayor Edward Campbell stated there will be 3 versions of the townhomes built
which will sell between $400,000 and $500,000 each
resulting in a significant boost to the tax base
He also reminds residents that this was originally proposed as a development of over 500 apartments with 16% set aside for affordable housing. The borough was not amenable to those plans and in a lawsuit brought by then developer Brandywine
an agreement was reached in Superior Court which led to the plans for this townhome development
Phase two of the housing would be along South United States Avenue to the lake waterfront
Somewhat right in the middle of the lakes southern edge
where a small parking area exists as well as woods
The third phase is an L-shaped property on the other side of South United States Avenue which is also an unused parking lot. The CVS pharmacy would be to the immediate East of the Phase Three property
I do not have any timing on the phases or when the first phase of townhomes would be ready for leasing
I could not find any online marketing presence for the project
Silver Lake already has a successful restaurant with the Chop House located on the northeast corner of lake (Lakeview Drive and Clementon Rd)
featuring amazing views of the water… and an amazing menu
realizing that the lake location and popularity for community activities has hopes to have have a restaurant on each corner of the lake
According to comments by Mayor Campbell in the November Council Meeting
they will be preparing a “Request For Proposals” for the development of the properties
hoping to have the restaurant property RFP available for January
I reached out to the Mayor this morning for an update on that timing but honestly it was just an hour ago so I do not have an answer yet
Tax records show that two of the three properties are owned by Gibbsboro
The large remediation properties on the western side of the lake along Foster Ave were acquired by Sherwin Williams two years ago… Sherwin Williams is handling the costs of the remediation efforts
The corner property at Foster and Clementon Road has been designated “Vista Park” and in that area a restaurant is also targeted… which makes me think at least a portion of this remediation land will be turned over to Gibbsboro eventually
About 18-months ago I covered the Paint Works Site remediation project somewhat extensively including property history, and you can read those details here
That being said the Mayor provides regular updates at his Facebook page
which was used for portions of the update below
Currently efforts are focused on Foster Avenue properties which is closed to through traffic as they have temporary piping in place over the roadway
A core aspect of the effort is to remove contaminated soil which required contractors to remove parking lots and demolish a few buildings to access the soil underneath. Soil is being removed and stockpiled on site and then trucks come at a later day to move off-site
The Paint Works parking lot is closed to the public and the wooden boardwalk at the base of Silver Lake is also closed to the public while they move through this remediation effort
The paved portion of the lake trail remains open
Some closures have also taken place on Washington Street and Haddon Ave in the area
but that is for the installation of sanitary sewer mains in support of the townhome project

GIBBSBORO — Officials want to create a restaurant district here as part of sweeping changes around the local landmark Silver Lake
A master developer is being sought for the planned construction of up to four restaurants around the lake
according to Gibbsboro Mayor Edward Campbell
Horton has approvals to build a 163-unit townhome community on undeveloped land near the lake
New year, new restaurants: See these spots for Colombian food, pizza, more
And borough officials are creating a venue for public events and private rentals at the Lucas House
an 18th-century structure that overlooks the lake
“We have more than $1.3 million for this,” Campbell said of the historic site’s conversion
which last year received a $750,000 federal grant through U.S
Plans also call for a new park to the south of the Lucas House
and improvements to an already-popular three-quarter-mile path around the water
The wide-ranging changes are intended “to grow our tax base
and establish a ‘Gibbsboro brand’ that benefits existing and future residents and businesses,” Campbell said
The lake currently has one restaurant on its shoreline
an upscale eatery owned by the Haddon Township-based parent company of P.J
“We believe Silver Lake is an ideal location for restaurants as evidenced by the continued success of The ChopHouse,” Campbell said
Plans call for restaurants on three roads that run by Silver Lake:
The first two phases of the restaurant project “will have significant infrastructure available to the developer
which would retain ownership of the restaurant sites
also is expected to support New Jersey concessionaire permits for future tenants
The permits allow liquor sales on publicly held property
“It's possible the Lakeview Drive and Clementon Road properties could be in operation in a year
approval and construction is more realistic,” Campbell said
He expects the restaurants and townhomes — with an anticipated price point of approximately $500,000 — will be “fully completed and occupied within three years.”
“Combined with revenue from the restaurants and new cannabis taxes (from a dispensary in a formerly vacant bank building on South Lakeview Drive)
the town will realize a significant boost in annual tax revenue,” the mayor said
has been known largely for years-long projects to remediate three Superfund sites within its 2.2 square miles
The polluted areas were the unwanted legacy of an oil-based paint and varnish factory that started in 1851 as John Lucas & Co
and several smokestacks now loom over the lake as a reminder of its presence
A developer bought the site in 1981 and built an office complex on part of the property
and construction is more realistic,” said Campbell
“Combined with revenue from the restaurants and new cannabis taxes (from a dispensary in a formerly vacant bank building on Lakeview Drive)
Borough officials are pursuing the restaurant project with the Camden County Improvement Authority
which is to open bids from prospective developers April 1
The authority “will continue to provide expertise and technical assistance in expanding economic development within the historic municipality,” said Louis Cappelli Jr.

“We began our work with them by forming a common mission—to blend comfort
A big renovation was needed since the house was outdated and didn’t have a functional floor plan that suited the couples’ passion for entertaining and cooking
The kitchen was small and tucked away in a corner; the laundry room was outside; and the primary bedroom and bathroom were located in the front of the house
But there was also a budget to contend with
“This project required a delicate balance between our client’s design aspirations and financial boundaries,” Tina explains
exploring cost-effective alternatives without compromising quality
This process reinforced the principle that value engineering is not just about cost-cutting; it’s a creative optimization that ensures the design integrity while respecting financial parameters.”
With keeping that balance in mind, they rearranged the floor plan and made some room swaps: the family room became the kitchen; the old kitchen became the new primary bathroom; and the old primary bathroom became the laundry room
The new kitchen is bigger with doors opening to the backyard
while the primary bedroom and bathroom are located in the back of the house and open to the backyard as well
“There was a great deal of structural work that took place,” Shawn explains. “It is a hillside home with interior elevation changes
Ensuring a seamless transition between different floor levels demanded precise spatial planning and creative use of design elements. The challenge was to integrate these subtle changes cohesively
optimizing the available space and emphasizing a sense of continuity throughout the home
we transformed these small level variations into opportunities to enhance the overall flow and visual appeal of the living spaces.”
you either step down into the living room and dining room or step up into the new kitchen
New windows were added to floor the rooms with natural light
Post-modern furnishings and art complement the muted palette of hard materials
“The kitchen features maple cabinets and Taj Mahal counters with a large island and curved details that opens out the backyard with the large bifold doors,” Tina adds
The bedrooms, bathrooms, and laundry room are located on the other side of the house. The primary bedroom features a large ensuite bathroom and a walk-in closet
“The shared bathroom is in the center of the rooms and has Tadelakt walls and bejmat floors in a herringbone pattern,” says Shawn. The new laundry room is beside that with custom cabinetry and side-by-side washer and dryer. The outcome is a serene and tailored environment that flawlessly embodies the vibrant and artistic essence of the Los Angeles neighborhood and its inhabitants.”
The revamped floor plan now provides more functionality
And the new windows and doors both modernize the home and provide plenty of natural light
and so much more delivered straight to your door every quarter

every team starts the new season with the same record -- zero-and-zero
But let's be honest; not everyone is starting from the same place
the new campaign is an opportunity to hit the ground running
No surprise really that when the two teams squared off Tuesday night
Thanks to 16 points from senior forward Alyssa Hopps
the two-time defending Fisher Division MVP
the Presidents raced out to an early lead and rolled to a 49-26 win to improve to 2-0 on the season
winning a Division 1 preliminary round game and then losing to Framingham in the Round of 32
Last winter they finished 18-4 and made it to the Div
Quincy coach Sarah Conlon was counting down the days until the start of the highly anticipated 2024-25 season
"You always look forward to this part," she said
And with this group being as locked in as they are
More: Highlighting the best of the best: South Shore High School Boys Golf All-Scholastic Team
a 5-11 dynamo who starred as a sophomore (13.8 points/8.3 rebounds) and a junior (16.8/7.8)
She had 20 points in the opener and although she started a little sluggish offensively against Silver Lake
she heated up with 10 points in the second half
In the third quarter alone we counted four big plays from her -- a steal off an inbounds pass
And then she has the speed to push us into a fast break after that
Hopps said the Presidents are looking to "push further and make ourselves better every day" this winter
Asked if the back-to-back division crowns were a confidence boost
I wouldn't say it was the titles that gave us confidence
more the trust in each other and the hard work that we put in every day
That's really important when it comes to winning."
had 19 points in the opener; she and Hopps should be a potent 1-2 punch all season
I feel like when you put both of us on the floor
Gendron was held to just 5 points in this one
but Quincy's guards picked up the slack with Kennedy and junior Taylor Mann (11 points) handling the offensive load
and sophomore point guard Frankie Diaz (4 points) running the show smoothly
"I thought Taylor had some really timely hoops," Conlon said
I also was impressed with Frankie handling the pressure and playing good defense
New Lakers coach Brian Riordan (Class of 1993) played at Braintree High under the legendary Bob Crook and then served as an assistant on Crook's staff for 13 seasons
"Tonight I'm taking (the lesson) that you gotta move on," Riordan
His other big thing was that you have to teach the kids
There's a difference between teaching and coaching
The Lakers struggled from the floor all night in this one
Silver Lake got some good looks but couldn't knock enough of them down
"I think we're still dwelling on the past a little bit," said senior forward Cassidy Conroy
"We need to focus more on the future and come into games harder than we usually do because we haven't done that
Riordan chalked up the shooting woes to "first-game jitters" and the Lakers "being a little unsure" of themselves
I'm their third head coach (of their varsity career)," he noted
Tonight's not going to define who we are; we'll be fine."
Conroy was an All-Scholastic pick last winter when she averaged 7.9 points per game and led the team in rebounds and assists
I can play her at five different positions," Riordan said
"Her versatility is going to be huge for us."
Junior forward Chloe Lanza led the Lakers with 8 points
and sophomore guard Liliana Parmeggiani chipped in 6 points off the bench
Silver Lake returns all five starters from last year's near-upset of Oliver Ames that ended an 8-14 campaign
2 preliminary round win over Agawam last winter was the program's first playoff W since 2018
"There's a lot of talent here," said Riordan
who was an assistant on the Lakers boys team last winter and coached the boys golf team this fall
"It's a matter of playing together on both ends and playing with a little more confidence
Couple of layups fall and they'll feel good."
Silver Lake Happenings 2024 Silver Bells Festival of Lights Parade will take place on Friday

If you live in the Los Angeles area and like to catch cool indie animated shorts created by artists from around the world
you need to check out the monthly Silver Lake Shorts festival
which takes place at the El Cid venue (4212 Sunset Blvd
We had the chance to catch up with the festival’s friendly neighborhood organizers Jared Corwin and Benjamin Sharpe to find out more about this super cool monthly outing:
Animation Magazine: Can you tell us a bit about the beginnings of the Silver Lake Shorts Festival
Ben Sharpe: I came up with the initial concept for the festival while I was managing El Cid and booking most of the events there
I went to film school but had not really done anything with that since moving out to Los Angeles and thought that using my access to the space would be a great way to connect with the creative community
The core identity has always been to feature things that are a bit more offbeat and alternative
I met Jared in 2019 when I screened his short Time Enforcer that absolutely blew me away
We hit it off and he connected with the vision immediately and helped refine it into what it is today
We wanted to build a community of creatives that love and appreciate one another beyond the usual Hollywood networking so that’s what we did
Jared Corwin: As someone with a background in film production who spent way too much money on festival submissions and then tickets to the festivals themselves
I felt like COVID completely destroyed any semblance of a film community here in L.A
I longed to have a place to meet new people and screen my work that wasn’t “pay to play” as so many industry events are
Our monthly screenings quickly attracted a whole creative community of animation and genre film lovers
who also wanted to meet more people and find that much deserved sense of validation in their work
I want Silver Lake Shorts to be a ground-up community first response to the corporatization of the animation industry
the reliance on outsourcing and the existential threats of AI
I am so thankful for Ben for bringing me in as a partner and quickly becoming one of my very best friends
I assume you have a strong interest in animation yourself … Can you tell us about your favorites
I am a writer and producer in animation and have immersed myself in the medium my entire life
I grew up on ’90s Cartoon Network and Nickelodeon with shows like Dexter’s Lab
which quickly led to the discovery of Adult Swim
but I was only thrown into that world as an adult
I’d say my all-time favorite animated shows that heavily impact my sensibilities
tastes and aesthetics are King of the Hill
I also have to give a huge shout out to Common Side Effects
but was indoctrinated into superheroes at a young age by my father and grew up on classic Spider-Man and Batman cartoons
my favorite animated show is currently Invincible
Jared: We get a massive amount of submissions and it’s unfortunately impossible to program every single film
What we strive for in a programming block is to strike a balance between more established creators and emerging creators to make a really cohesive line up that elevates everyone
we will program a Joe Bennett or Michael Cusack short alongside a high school or college animated short
Since our screenings are only 90 minutes long we really love to intermix in a ton of micro-shorts (1 min
or less) as interstitial shorts that allow even more filmmakers to be included in the line-up
We just want any film we program to have a strong point of view and thoughtful intention
We also have a call to action for filmmakers to create intro videos or interstitials using the Silver Lake Shorts logo to give a clear sense of brand identity
These IDs are very much inspired by 2000s era Adult Swim
Ben: Watching short submissions with Jared at his house is one of the most fun things we get to do
All of the selection philosophy that Jared spoke to above is so natural to us at this point that it really just comes down to two friends sitting down and enjoying art together
What are some of the most notable and popular animated shorts you have featured at the festival
Girls in Real Life Situations by Ofre Sparrow Vaknin and Cage Match by Bryan Lee are several of the more popular shorts we’ve screened over the years
Can you tell us about your prizes and how you support the animation talent with your enterprise
Ben: We like to keep the actual events free of awards to keep everyone on equal ground
however we are very pleased to have awarded a $5,000 grant to five different filmmakers in our community based on around 200 applications that we received last year for our first ever filmmaker fellowship program
Each filmmaker retains the rights to their own work and we also connect each filmmaker with a mentor to help them with their project throughout the process
as well as other resources to help with their production
Jared: Running a monthly screening series in itself is a lot of work that we volunteer our time towards
but Ben and I have really expanded our vision for what we want Silver Lake Shorts to be as a festival and more recently in the past year
Since we have also started the independent filmmaker fellowship program
we’re eager to find more donations and sponsorships that will allow us to continue funding original visions and diverse voices through independent filmmaking
We currently have some tremendous sponsors and tons of people who really support and value what we’re building
but we are always seeking more funding to sustain what we do because every bit helps
Thankfully we also have a dedicated team of volunteers
Associate Producers and Board Members who all help to keep Ben and I afloat
Our monthly tasks include curating an hour and a half lineup of films
coordinating with filmmakers and vendors for every screening
meeting with potential donors and sponsors
curating internal events for studios and planning expanded events like comedy shows
This has basically been a full-time job of a commitment that Ben and I do out of the sheer love of it
Ben: The hardest part of the job is having to go to my other job instead of working on all of this
Ben: What I love the most is this community that we have created and the honor of serving it
I love the opportunity that I have created to use my business skills for the benefit of art and community instead of just for shareholder value
Hanging out with all of our people after a successful show each month and catching up with them not just as artists
but as people always reminds me that this is a really special group of people that care about each other as humans first
And when I say “our people” that is not meant to be exclusionary at all
If you show up and appreciate shorts and the people that create them
Jared: Silver Lake Shorts has meant everything to me
It introduced me to some of my best friends and creative collaborators
It’s gotten me connected to some amazingly innovative creators
who are making some of the coolest animation of all time
It’s gotten me work as a writer and producer in animation
it’s given me a sense of purpose beyond just my own work
It instilled in me a sense of duty to champion this outstanding community of independent creators
equity and more opportunities of employment for the animation industry
What are some of your plans for the future
Ben: To continue growing our brand and the scope of what we do so that we can raise more money to fund more filmmakers
and develop other services that benefit the members of our community
we would like to hold more non screening events to fundraise
We’ve held a screening in N.Y.C once before and would like to do more stuff outside of Los Angeles
We want to expand our digital presence and plan on soon launching a large playlist of past films that creators have already made available on Youtube
we just want to expand our community and convince more people of the value of creating art without the tethers of commercial intent
Jared: With the industry trends going the way they’re going
I believe that we need to solidify human made indie animation as a cultural institution that must be protected
I believe that the non-profit system which funds opera
and fine art in this country can be applied towards creator driven indie shorts
and I want Silver Lake Shorts to be an institution that keeps the spirit of indie animation alive
The next Silver Lake Shorts monthly screening will be held April 11 at the El Cid theater in Los Angeles. Visit www.silverlakeshorts.com to learn more

The $25-billion deal by private-equity firm Silver Lake to take WME parent Endeavor private was finalized Monday
marking the end of the line — or at least the end of the name — for Endeavor
The representation businesses that had been owned by Endeavor will continue under the name WME Group
That basket of companies includes the agency WME
brand licensing giant IMG and nonscripted content provider Pantheon Media Group
who founded WME in 1995 and served as Endeavor’s CEO
the parent company of wrestling promotion WWE
TKO will remain publicly traded with a controlling interest held by the now-private Endeavor Group Holdings
Endeavor was delisted on the New York Stock Exchange and shareholders will receive $27.50 per share as part of the deal
the deal represents a combined enterprise value of $25 billion
the largest public-to-private deal in history for the media and entertainment sector
Silver Lake co-CEO and Managing Partner) and the team at Silver Lake for the trust they have placed in me as a founder and entrepreneur
we have created and enhanced a foundation unlike any other to accelerate value creation for clients and partners across WME Group and TKO
which I am excited to continue to build and grow,” Emanuel said in a statement
who was president and COO of Endeavor (and continues to hold those titles at TKO) is now president and managing partner of WME
“Our ability to deliver landmark partnerships
and enduring cultural moments is amplified by this transaction and the formation of WME Group
The Silver Lake team has proven time and again that they are all-in on representation and content
and employees will thrive under our new structure,” he said
who had been executive chairman at Endeavor
will now launch an as-yet-unnamed start-up — with $250 million of Silver Lake backing — to “invest in and scale properties and IP across sports
and entertainment.” It’s likely WME’s football representation business will also head to Whitesell’s company
Durban owns a small stake of the Las Vegas Raiders and under league rules is prohibited from also owning an entity that represents active players
A chartered Little League® program since 1991, Silver Lakes/Helendale (Calif.) Little League has been named the recipient of the 2024 Carl E. Stotz Little League Community of the Year Award
Little League has been a program focused on community and strengthening those within it through the game of baseball and softball,” said Stephen D
“This award helps us honor those programs who go above and beyond to bring the values of Little League to life within their communities and we are pleased to be able to present this year’s award to Silver Lakes/Helendale Little League and all the dedicated volunteers who support it.”
Located just along the famed Route 66 in Helendale
this league has been a staple for the community for more than two decades and has brought a sense of teamwork and fun for children of all ages
Led by League President Brenda Benitez since 2013
the league has provided opportunities in both baseball and softball from Tee Ball all the way through the teenage divisions of play and has been active in both local and regional discussions about the organization
This year, following Mrs. Benitez’s attendance at the West Region Roundtables where she learned about the launch of Little League’s Organizational Identity
the league found a way to bring that to life and incorporate the importance of the program’s mission
and values into the league’s everyday activities
Focused on Little League’s five core values – Community
and Inclusion – the league launched a “Snack Shack Buck” initiative
empowering team managers and volunteers to recognize players and youth who exemplify those values on and off the field
volunteers were asked to identify deserving players
share directly with them how they embody a specific value
and commend them for their actions with a $1 voucher that is redeemable at the snack bar
Through this program, not only is the Silver Lakes/Helendale Little League program living out the Organizational Identity of the Little League program as a whole
but is also helping to foster a stronger community while positively empowering its children every step of the way
Named after the founder of the Little League program, the Carl E. Stotz Little League Community of the Year Award is given annually to a league that creates a player-centric culture and is aligned with the goals of the Little League International Strategic Plan
Little League International also provided the league with a $5,000 grant and honored the program as part of a pregame ceremony during the 2024 Little League Baseball® Region Tournament in San Bernardino

That’s the case with Josh Mankiewicz’s 2017 piece

you really need to tell people what's going on and and that's just
it's going to have to be writing that draws people in and keeps them listening,” Mankiewicz told me
And the famously strict rules of time (even two hours worth) in broadcast television are suddenly gone in podcasting
there's a voice in your head that says
“(But) in podcast land...you have a story to tell that takes two minutes to tell
And then if you can figure out some way to put some sound in there that'll help
it also meant a new way of reading his script
resisting the urge to move at the brisk pace of prime time TV
and slow down for the intimate one-on-one atmosphere of podcasts
“It's a completely different way of doing it
but it's also something that it's
you're talking to the audience a different way
I started speaking slower than I do on television
I also decided that it did not work to use any contractions
and that also made me read it a little slower
it doesn't matter whether the episode is 26 minutes or 34 minutes or 41 minutes
as long as it's a good story and keeps people listening
If you can draw people in and keep them in
the success of “Deadly Mirage” led producers to switch up the schedule and bring back “Secrets in Silver Lakes,” which was originally scheduled to air Friday night at 9 p.m
“Podcast listeners have been captivated by Rob
so we wanted to give them a chance to see the original TV version
as well,” said Dateline senior executive producer Liz Cole
“It’s a perfect example of how Dateline has evolved to meet viewers and listeners wherever they want to consume our journalism.”
it’s expected Dateline will devote Friday night’s show to special coverage of the breaking news

He was a city councilman and water commissioner at the turn of the 20th century
and he’s the one who pushed for the creation of a reservoir among the hills east of Hollywood and and west of the L.A
That was 1907. Once city officials named the reservoir for Mr. Silver, people started calling the area Silver Lake. (Yes, the name is two words — not Silverlake, as some local businesses would lead you to believe.)
the area is best known for the Modernist architecture that clings to its hillsides
the chic young families who cavort in Silver Lake Meadow and the bustling nightlife that thrives along Sunset Boulevard
you probably couldn’t swing a boom microphone in this neighborhood without hitting a writer
You could argue that Silver Lake’s creative spark goes back a century
to the first silent films shot at the Mack Sennett Studios or the early cartoons drawn by Walt Disney and company in his first animation studio a few blocks away
the music venue Spaceland (now closed) was a magnet for up-and-coming indie rockers including Beck
Jay-Z and Martin Scorsese use the Mack Sennett Studios on Fountain Avenue
As for the Disney studio that stood from 1926 to 1940 at 2719 Hyperion Ave.
It’s been torn down and replaced by a Gelson’s supermarket
this Gelson’s is a neighborhood hub and not a bad place for celebrity-spotting
Silver Lake also has an entire neighborhood (along Rowena Avenue) where streets are named after characters in Sir Walter Scott’s novel “Ivanhoe.”

SILVER LAKE — It’s been a family affair this Silver Lake cross country season for the Gerber household given Tessa
qualified for Saturday’s state championship
The sisters leaned on each other to pull themselves out of bed each day in the summer in preparation for this moment
They trained together in arduous long runs and fast sprint workouts through the grueling heat
The architect of their summer plan: their brother
Jacob is a coach at Remington High School and competed at Emporia State in college
It’s been a fun dynamic for the Gerber sisters
Cross country: Class 5A state championship can be 'anybody’s race' on Saturday
“Jacob ran in college and our two older sisters did as well,” Alessandra said
“Just having everyone here has been nice because you have that support and she [Michele] is in the know
she understands and is always supportive.”
They enjoy sharing laughs and being in each other’s company
she’s ahead of me the whole race if she beats me,” Tessa said
she’ll stay ahead for the first mile and then I’ll pass her on the second mile.”
Topeka West soccer: 'Working as a family' en route to regional championship game
The competition between the Gerbers has been fierce
The season standings between them sit at 4-4
The Class 3A state championship will decide which sister won more races this year which will certainly bring bragging rights for years to come
The Gerber sisters qualified for state last year
the race didn’t live up to their expectations
Tessa took 49th place while Alessandra finished in 54th place
Thanks to a great summer workout plan that has led to fast regular season times
it has trickled into some big hopes for them
“I want medal which is top-20,” Tessa said
Joining the Gerbers at state will be Aemon Coffman and Hunter Rooks on the boys side
Coffman has been the top runner for Silver Lake this season and he won the Holton Invitational earlier in the year while breaking 18-minute barrier twice
He made it a goal to reach this point of the season and he succeeded
Rooks was in 17th place with one mile to go
Rooks had to make some key moves to advance and qualify
“I felt like I needed to go and this was the time to do it
I won’t be able to do it at all,” Rooks said
The Gerber sisters along with Coffman and Rooks will compete at the Class 3A state championship on Saturday

Ah, Silver Lake. The golden hills of the trendy people. There’s a reservoir that you absolutely can’t (nor should) swim in, boutiques where you can buy vintage Italian sunglasses, and coffee shops that smell like Aesop soap. Silver Lake will always have its fans and haters—and its New York transplants—but everyone can agree that it’s home to a high density of fantastic restaurants. Here are the ones you should be eating at.

Whether you duck in for cider and snacks or a full meal
this is one of the neighborhood’s best hangs

Café TropicalCuban
Cafe Tropical has changed ownership a few times over the years
but this 50-year-old bakery on Sunset hasn’t veered far from its Cuban roots
like their famous cubano sandwich and golden-crusted pastelitos with sweet cheese and guava paste
But it's additions like an excellent BEC on cushiony coco bread
and a spicy jerk chicken sandwich that we're most excited to pair with our midday cafe cubano
with just a row of tables and a small sidewalk patio usually occupied by friends collaborating on a poetry zine
So come early for a guaranteed seat inside Silver Lake’s unofficial social club

8.1Night + Market SongThai
The second location of the massively popular Thai restaurant might not have the part-time setting and beer towers like its original Sunset Strip locale, but its kitschy feel is the perfect match for Silver Lake. This is some of the finest Thai food in the city, in a casual setting suited for almost anything
just be sure to order the larb and plenty of natural wine to wash it all down

this takeout-only spot serves bagels that are pliable and chewy

8.0LaSorted's PizzaPizza
We first became obsessed with La Sorted’s brick-oven pizza as a pop-up
you’ll find them at a takeout window in Silver Lake

but examples of previous produce-centric hits include a white beet salad with punchy sour cherries and seared snap peas under a layer of crispy sea moss
7.5Playita Guisados is responsible for this walk-up mariscos stand on Sunset Blvd

and their seafood-packed campechana is the ideal snack while strolling around the neighborhood

Print Less than six months after All Day Baby opened
Then last year came the entertainment industry strikes
along with unexpected costs that made business untenable
Earlier this year chef-partner Jonathan Whitener died
“I never meant to do any of this by myself,” owner Lien Ta said
In a year marred by tragedy and continuing financial difficulties
one of L.A.’s most creative neighborhood restaurants is closing
the innovative dinette-leaning restaurant inspired by Southern cuisine
does not make enough money on a day-to-day basis to sustain operations
“We’re literally almost out of money,” she said
“All Day Baby would again have been included on the upcoming 2024 edition of the L.A
Times’ 101 Best Restaurants,” says restaurant critic Bill Addison
“Its constant sense of reinvention was a survival tool
but the efforts led to dishes that balanced comfort and creative spark
The biscuit sandwiches and loco moco were part of my own weekend breakfast rituals
On Saturday morning I saw customers in tears over the community’s imminent loss.”
Less than six months after its debut, the pandemic hit, hampering Whitener and Ta’s plans for a morning-to-night model. Sidewalk bake sales and other incentives helped keep the business afloat until on-site dining could return. Then, as at many restaurants and bars in the region
two entertainment industry strikes in 2023 slowed clientele to a trickle and unrelated interferences and costs — such as months-long street construction or LADWP bills that tripled last year — made the business untenable
“I think our ambition and our egos really led us to a lot of optimism that we could do this,” Ta said
“I guess you could say I am an optimist or I don’t give up
I have wrestled with this daily and nightly
Bill Addison reviews All Day Baby in Silver Lake
There were days during the pandemic when All Day Baby made only a few hundred dollars a day; even in the following years
there were still days it would net as little
Ta said that she owed thousands of dollars of back rent to the building’s landlord
which had accumulated through a negotiation of partial rent payment during the pandemic
When the restaurant suffered multiple break-ins within 10 days in the spring
Ta approached her landlord with the hope of discussing rent reduction to offset the cost of repairs but was reminded of the outstanding amount
she realized she would have to sell the business
After grappling with the decision for months
she told staff in October in an announcement at the restaurant; she and some of her employees were crying by the end of it
“I wanted to use what little savings or what grant money we received
and to be as thoughtful with the cash flow that we did have
to just keep finding solutions to mend what was a really difficult operation from the start
There were lots of glimmers of hope that maybe we could see it to the other side.”
All Day Baby hosted multiple pop-ups and pivots throughout its five years
but Ta said the most successful by far was Tet-a-Tet
a restaurant-within-a-restaurant that flipped to a Vietnamese-food concept in the evenings and ran for months
what was a bustling service “went dark overnight,” and maintaining later business hours with additional staff no longer made financial sense; Tet-a-Tet ended July 1
A major emotional factor in the closure remains
“I think in many ways All Day Baby in a different location could totally make it
“I never meant to do any of this by myself.”
In February, in a shock to the Los Angeles restaurant community and beyond, Whitener died at the age of 36. The acclaimed chef is described as a brother figure to Ta, who then lost a decades-long father figure months later and is still reckoning with the losses while trying to maintain both restaurants.
“To do two at the same time and to feel like I want to do it well, it’s very confusing,” she said. “It’s hard to sort of push all of that down to just get through the day.”
Food
Jonathan Whitener, celebrated local chef of Here’s Looking at You and All Day Baby, has died at age 36.
Since posting the announcement to Instagram Friday afternoon, hundreds of comments have poured in expressing sorrow, sharing memories and even tagging elected officials in case they could help change this fate. Over the weekend guests filed in ordering tables piled with food, sometimes multiple entrées per person. By noon, Robinson’s pastry case was decimated.
Ta characterized the public response as “overwhelmingly lovely and heartbreaking.”
But the owner does not want to focus on the heartbreaking aspects of the restaurant’s end, at least not for the next month.
“In general, I love a celebration,” Ta said. “I think it’s important. And, you know, we’re not promised tomorrow, so I think we need to maximize and squeeze out all the juice of today as we can. I definitely do not want to make this about being sad.”
All Day Baby is located at 3200 Sunset Blvd., Los Angeles. Its final day of service is Dec. 15.

My mom used to be deathly afraid of me riding off-road vehicles
The thought of me getting on a four-wheeler
I'm an adult now and I could do what I want
after watching this video of a stunt-gone-wrong at Silver Lake Dunes in Michigan this past week
I think I'll be staying off the dirt bikes for a while
Authorities say a 21-year-old Rockford man is doing fine following an accident that literally sent him flying off his bike
after he smashed it into the windshield of a Jeep trying to jump over it
and there's video that was shot from the perspective of the bike on a 360 camera
It shows the rider not only colliding with the Jeep with his bike
but then him going flying over the top of the Jeep
but it's the photos at the end showing the bike in the windshield that really paint a picture of how lucky this guy is to still be alive
and recovering well following the accident
Oceana County Sheriff Craig Mast told WoodTV that the rider cheated death
when you come visit Silver Lake Sand Dunes
you need to be aware of your surroundings. You need to be aware there's other vehicles out there operating at high speeds
You just can't use enough caution."
Oceana Officials use this video as a cautionary tale to be aware of your surroundings when at Silver Lake Dunes.\nRead More
Oceana County Sheriff Craig Mast told WoodTV that the rider cheated death
— It has been almost a month since Kadie Price lost her life in an accident on Silver Lake Sand Dunes
Through a Freedom of Information Act (FOIA) request
FOX 17 has obtained the police reports and videos from that day
A recurring theme from witnesses is that the Jeep that caused the crash was going fast
it was outside of the driver's control,“ said Oceana County Sheriff Craig Mast
Videos shows a red Jeep racing another vehicle on the dune
It quickly loses control and crashes into bystanders watching the race
Some witnesses estimated the Jeep's speed at around 85 miles per hour
The driver of the red Jeep told deputies that the throttle got stuck and he couldn’t push the engine kill switch on the dashboard
describes the Jeep going at full throttle as he got out of the way with his son
got their daughter to safety before she was hit
deputies were unable to duplicate the throttle getting stuck
“When my deputy that was out there on the scene — and he's a very mechanical young man — he manipulated the throttle body and it appeared to be functioning appropriately after the incident.”
Mechanics who inspected the Jeep say the Jeep was outfitted with quality parts and its brakes had adequate stopping power
Sheriff Mast says fatal crashes are rare on the dune but the Department of Natural Resources are reviewing its policies to keep the dune safe
“It might be time to revisit some safety practices
have some posted signs up there giving spectators what's expected of them for their own safety,” said Sheriff Mast
He says people should stay in their vehicles and give more room when watching vehicles on the dune
The driver of the Jeep has been cooperating and passed both a breathalyzer and a blood test for intoxicants
The investigation has been turned over to the Oceana prosecutor
who will decide if any charges will be filed

we're all fascinated by the places that get truly monster snowfalls
From legendary single-day blizzards burying whole towns to mountain peaks that accumulate dozens of feet of snow in one winter
the records set by these extreme snowfall events are nothing short of astounding
How much snow are we talking?Consider this: one Washington State mountain witnessed 95 feet of snowfall in a single season
and an Italian village once woke up to over 8 feet of snow in just 18 hours
Let’s journey around the world to explore some of the most incredible meteorological snowfall records ever recorded
mixing record-breaking moments with the snowiest places that Mother Nature has to offer
these snowfall totals can reshape landscapes and break records
Here are a few one-day snowfall feats that left meteorologists in awe:
Italy (2015) This Apennine Mountains town was buried under 100.8 inches (8.4 feet) of snow in only 18 hours
An intense cyclone funneling moisture into the mountains produced what was likely a world-record one-day snowfall
turning the village into a surreal snow globe
A legendary blizzard dropped 75.8 inches (~6.3 feet) of snow in 24 hours at Silver Lake
This long-standing official 24-hour world record
the storm didn’t stop there—by 32 hours
In February 1963, Thompson Pass near Valdez was pummeled with 78 inches (6.5 feet) of snow in 24 hours. Alaska’s coastal mountains regularly see huge “snow dumps,” and this event showed how even at relatively low elevations the snow can pile up unbelievably fast
France (1959)The European Alps have their own extreme tales
67.8 inches (~5.7 feet) fell in just 19 hours in April 1959
That’s an average of 3.5 inches of snowfall per hour during this epic alpine storm – one of Europe’s most intense on record
While 24-hour records are one way to measure a storm’s fury
some snowstorms earn their place in history by lingering and dumping snow for days on end
These multi-day monster storms left behind phenomenal totals:
a relentless storm at Mount Shasta Ski Bowl amassed 189 inches (15.75 feet) of snow
This is often cited as the greatest single-storm snowfall ever recorded worldwide – imagine nearly sixteen feet of snow from one prolonged blizzard
California (1982) The Sierra Nevada is famous for huge snowstorms
and one in January 1982 was truly exceptional
a single Pacific storm system unloaded 186.6 inches (about 15.5 feet) of snow
Donner Pass in the Sierras has topped 775 inches in a season on four occasions
underlining its reputation as one of North America’s snow champions
Clearing cars in Buffalo after more than six feet of snow fell in 24 hours (2014)
New York (2014)Even lower elevations can see astounding snow totals given the right conditions
a historic lake-effect snow event near Buffalo produced storm totals approaching 7 feet in some communities
neighborhood streets became canyons of snow
showing that you don’t need a mountain to get buried when cold winds and warm lakes align just right
Seasons for the Record BooksIt’s one thing to get a big storm
but how about an entire winter of record snowfall
For seasonal totals (typically measured over a snow season or calendar year)
one region stands above all: the Pacific Northwest of North America
where moist Pacific air slams into high peaks
Two spots in Washington State have traded the title for snowiest winter ever recorded:
Washington (1971–72)During the winter of 1971–72
the Paradise Ranger Station on Mount Rainier was inundated with 1,122 inches of snow (93.5 feet)
set a world record that stood for over two decades
The mountain’s frequent storms and 14,411-ft summit create a perfect snow trap
making Paradise live up to its name for snow lovers
The photo on the right shows one two of Mt
Baker's chairlifts nearly buried during the record breaking Winter 98/99 season
The photo on the left is sans snow for reference
Mount Baker, Washington (1998–99)In 1998–99, Mount Baker Ski Area (4,200 ft elevation) shattered the record with 1,140 inches (95 feet) of snowfall over the course of the season
This remains the world’s record for snowfall in a single season
What’s amazing is that Mount Baker achieved this at a lower elevation than Rainier’s Paradise
and perhaps a bit of meteorological luck that winter
These two sites – just a few hours’ drive apart – illustrate how Washington’s Cascade Range is uniquely suited to catching prodigious snowfall when conditions are right
The Deepest Snowpacks on EarthWhen snow keeps piling up over weeks and months
the depth of snow on the ground reaches mind-boggling levels
The deepest snowpack ever measured on Earth was recorded in Japan
Ibuki (elevation ~5,000 ft) measured a snow depth of 465.4 inches – about 38.8 feet of snow standing on the ground
This is the greatest recorded natural snow depth in world history
that’s roughly a four-story building completely buried in snow
The Sierra Nevada also produced an immense snowpack in the winter of 1911
a maximum snow depth of 451 inches (37.5 feet) was measured on March 11
which remains the United States record for snow depth
that winter brought 390 inches of snow just in the month of January at Tamarack
Ibuki and Tamarack records speak to winters when the snowfall was so continuous and heavy that it accumulated into an almost unbelievable snowpack
The Snowiest Places on EarthExtreme snowfall isn’t just a one-time fluke – some locations are consistently the snowiest places on the planet
These regions combine geography and climate in just the right way to produce astonishing snowfall year after year:
The mountains of Japan’s main island are often considered the snowiest place on Earth
Thanks to cold Siberian winds picking up moisture over the Sea of Japan (creating ocean-effect “powder”)
parts of the Japanese Alps see an estimated 1,200 to 1,500 inches of snow each year
That’s 100+ feet of snow annually in the 2,000–6,000 ft elevation zone
winter roads famously cut through towering snow walls (the Yuki-no-Otani snow canyon
Japan’s combination of maritime moisture and mountain terrain makes it a veritable snow factory

Nestled in the Hakkōda Mountains of northern Honshu
Sukayu Onsen is known as the snowiest inhabited place on Earth
It averages about 17.6 meters (58 feet) of snowfall each year
Sukayu had a snow depth of 566 cm (18.6 ft) on the ground
and locals take pride in managing (and even celebrating) the colossal snowfall
USA)This high spot on Mount Rainier’s slope is North America’s snowiest regularly inhabited location
averaging around 680 inches (56½ feet) of snow each year
Its unique position near the Pacific coast and elevation around 5,400 ft mean storms frequently dump snow here when lower elevations see rain
It’s not unusual for Paradise to have 20 or more feet of snowpack by spring
Paradise also once set the single-season record of 93.5 feet.)
Looking across the Prince William Sound from Valdez
Coastal Alaska rivals any place on the planet for snowfall
Thompson Pass (2,678 ft) averages about 552 inches annually
and has hit 974 inches in a single season in the past
the town of Valdez at sea level gets about 320 inches (27 feet) of snow in an average year
making it one of the snowiest sea-level locations on Earth
Winters in Valdez mean constant shoveling and plowing
as even moderate storms can bury the town in feet of heavy snow
(Fun fact: Valdez’s sea-level snowfall even tops that of snowy coastal cities in Japan; for example
Caucasus Mountains (Russia/Georgia)The high peaks along the Black Sea in the western Caucasus catch tremendous snowfall as well
a mountain area at about 6,200 feet elevation in Russia’s Caucasus range
has recorded snow depths up to 315 inches (26 feet) on the ground
This region’s snowy reputation is why nearby Sochi (at the foot of these mountains) hosted winter athletes in the subtropics – the snow was waiting in the peaks above
California set records for snowfall during the Winter '22/'23 season
Mammoth remained open for skiing and snowboarding into August that year
From blizzards that drop snow by the foot-per-hour to mountain slopes that stack up tens of meters of snow each winter
these records highlight the most extreme snowfall our planet can produce
Such feats of nature create challenges for those who live in their shadow – collapsing roofs
and heroic efforts to keep roads open – but they also inspire awe and even a sense of pride
Whether it’s an unexpected one-day snowfall that makes global headlines or a far-flung mountain known for nonstop powder
the world’s incredible snowfall records remind us of the extraordinary power of winter in all its snowy glory
