SOMERS POINT — A city board has its sights set on two former gas stations on Route 9 that have become eyesores
“We’re trying to get information on the status of several of the old gas stations in Somers Point,” Economic Development Advisory Commission member John Helbig said
Councilman Kirk Gerety said EDAC met April 23 and discussed the former gas stations at Somers Point-Mays Landing Road and at the corner of New York Avenue
with one group addressing a property in need of development and the other focusing on tourism.

Helbig said the state has brownfields programs that could help the owners pay for remediation if necessary
noting EDAC and City Council may be able to help “get them back to some productive use.”
Councilman Sean McGuigan said he had a “substantive conversation” with owner Tim Wallace on April 24
“Now we can sit down and find out where they’re at,” Gerety said
noting EDAC hopes to learn if there is anything it can do to help
we may be able to expedite what needs to be done,” he said.
Gerety said the gas station at Somers Point-Mays Landing Road was a “vibrant business” for many years but is now underutilized
whose family owns The Crab Trap restaurant
He called it “one of the places where we all got gas and hung out
Gerety said he would like to see “something other than a closed gas station” at the site
He said it may be appropriate for a small park or low-intensity office
adding Great Bay Country Club may be interested in purchasing it
we figured that would be a good project to take on and see if our committee can do anything to make a difference,” Gerety said

SOMERS POINT — The city’s Planning Board approved a redevelopment proposal and several variances for the former McNaughton’s Garden Center on Wednesday night
paving the way for a Chick-fil-A and Panera Bread to come to the area
The decision came following a 2½-hour presentation that carried over from the board’s previous meeting Feb
“I want to thank Brahin Properties for their support and continued investment in the town,” board Chairman Paul Striefsky said
and unfortunately it went through two meetings
But that means the town is progressing and we’re seeing good things happen here
The board did not come to a unanimous decision
as member John O’Connor voted against the project
which was a topic of discussion during February’s meeting
“I believe the traffic exiting onto Chapman Boulevard will be much worse than projected,” O’Connor said
McNaughton’s announced the closing of the Somers Point location in March of last year
with business owners saying they would concentrate on their Cherry Hill location
which will have access to two traffic lights
will include 19,000 square feet of retail space
a 9,500-square-foot office facility and the two restaurants
Brahin owns several other properties in the area
including the Somers Point Plaza across the street
Ocean Heights Plaza and a Dollar General on New Road
A plan for the redevelopment of the former site of McNaughton’s Garden Center in Somers Point is part of a busy agenda for the Somers Point Planning Board on Wednesday
The 5,185-square-foot Chick-fil-A will feature a drive-thru
while the 4,700-square-foot Panera Bread will include an outdoor patio and its own drive-thru lane
said during the hearing last month the Chick-fil-A would be open from 6:30 a.m
and have 70 indoor seats and 20 outdoor seats
The Panera would have 94 to 97 indoor seats and 28 outdoor seats
said the McNaughton’s building will be demolished
project planner Jason Scuillo provided testimony regarding 11 variances requested for the project
The variances included a smaller sidewalk width in front of the buildings
slightly taller light fixtures and larger signage
Scuillo said the variances fit with other developmental patterns in the area
“I think the relief requested falls into the character of Somers Point,” Scuillo said
“The impacts of the relief we’re requesting will not be negative to the public
I feel like it will advance purposes of zoning and it benefits the public
The signage relief will promote free flow of traffic and make sure that when people are driving
they can safely make a decision of where they’re going to go.”

The New Jersey Housing and Mortgage Finance Agency is also supporting the project with Low-Income Housing Tax Credits
The co-applicant is nonprofit Triple C Housing Inc.

SOMERS POINT — A major project on a prominent corner moved a large step closer to fruition last week
The Planning Board unanimously approved three separate applications Feb
19 to allow for a mix of commercial and residential uses on the properties bordered by Bay
Maryland Avenue is a main thoroughfare for summer traffic headed to Ocean City and the Absecon Island communities of Longport
Todd and Chris Scarborough of Scarborough Properties met with Councilwoman Janice Johnston
and Councilman Richard DePamphilis on June 21
at the corner where workers were demolishing a two-story cinderblock building that had been on the property for decades
“This is a major intersection into our town and it already looks better,” Johnston said at the time
the sound of demolition loud in the background
Scarborough Properties was hoping to build a 60-unit senior housing facility at the site
“We wanted to tear down the building no matter what
We have a huge investment for over 40 years on Bay Avenue and it was an eyesore
the fact that we believe that there is a project behind it means it’s even better,” Sean Scarborough said at the time
The new project involves a change to the previously approved application for the Somers Point Paddle Club — a private swimming club with a bar and restaurant — single and multifamily housing and continuation of boat yard operations
— are all part of a redevelopment agreement reached between entities under the umbrella of Scarborough Properties and City Council in December 2024
The approvals cleared the way for completion of the Paddle Club — a complex planned for the corner of Bay and Pleasant avenues overlooking the Harbour Cove North Basin with three swimming pools
indoor and outdoor seating — that was previously approved in 2022.
The first approval involved three affordable housing units in a building that now will be used as storage for the Paddle Club
The Salt House complex will include 24 single-family homes on the corner of Bay and Maryland avenues
Project engineer Jason Sciullo said the singles would have four bedrooms in a 2,200-square-foot upside-down design with the great room on the second floor to provide better water views
Four parking spots would be provide in the two-car garage beneath and driveway out front
He characterized them as luxury second homes that likely would be occupied only part of the year
A homeowners association will maintain the property
The board suggested and the developer agreed to include bike racks
A walkway with a wood border wall will wrap around the entire housing complex
providing a barrier from the road and an opportunity for recreation
which reportedly received approval from the Council on Affordable Housing
is significant because a previous agreement would have allowed for 126 housing units there
only six of which would have been deemed affordable
Also included is the continued operation of the boat yard
which predates construction of Harbour Cove Condominiums
along Pleasant Avenue and stretching to Bass Harbour
the lot will be opened up for parking for Paddle Club patrons
Three shipping containers will be kept on the lot for storage
Scarborough Properties operates paddle clubs at Cape May Marina and in Brigantine
The Scarborough family has developed multiple properties in the city including Harbour Cove Marina and Shore Medical Center
Completion of the Somers Point facility initially was set for May 2023

there just aren't a lot of semi-healthy options in this area
do you know what restaurant I really wish had at least one location in eastern South Jersey
It wasn't until moving to Atlantic County that I realized there are no Panera Bread locations down this way
so it blew my mind that there isn't even a location in Mays Landing or somewhere centralized like that
I could REALLY use one in this neck of the woods this week
the countdown is on for the new location to open up in Somers Point
It took SO LONG to finally get a Panera down this way
I haven't given up hope in seeing a Trader Joe's down here either
In case you're wondering why there is no Trader Joe's in Atlantic or Cape May County
both Atlantic and Cape May Counties always get looked over when it comes to restaurants and grocery stores that are considered a "step-up" from the average
potential franchisers and developers don't foresee a solid return on their investments
Is there any way to know that's the actual reason that Panera Bread hasn't expanded into this part of Jersey
I bet my assumption isn't too far off from the truth

The former secret pizza shop, which originated in an Egg Harbor Township home is set to introduce itself to South Jersey in their new Somers Point location at 7 East New Jersey Ave. at the old Somers Point Beach Laundromat across from Charlie's.
What started as a secret, underground pizza ring in a Egg Harbor Township home, where you had to know someone to get an order, is set to open on Tuesday, Dec 3.

When I first heard about the "Secret Pizza" being sold in Egg Harbor Township
When I received my first "Secret Pizza" order
I was blown away—by both the experience and the pizza
looked for an opening in the "Secret Pizza Schedule," plugged in my order
picked up my pizza from somebody's house after pulling into the driveway in a typical EHT neighborhood
and my favorite pizza guy no longer operates out of the kitchen of his house - he has an actual pizza establishment
the "Secret Pizza Guy" moved his operation from his home kitchen to a beautiful new facility in Somers Point
Squares and Fares is now open at 7 East New Jersey Avenue in Somers Point
It's right by Charlie's Bar in Somers Point
you still need to order your pizza ahead of time
I was very lucky as I placed my order on the same day I picked up the pizza
The pizza from Squares and Fare Pizza doesn't look like your typical boardwalk pizza
and it doesn't look like your typical 30-minute or less pizza
The pizza from Squares and Fare is made personally just for you
is no longer making your pizza in his kitchen
one of Dom's workers was pulling out my pizza from the oven
He indicated it had to go back in the oven
so the crust could be cooked a little longer - to get that perfect crispiness
Find someone who cares about your pizza the way Dominic cares about my pizza
Once he finally pulled by pizza from the oven
Dom hit it with some olive oil and some last-minute spices
I resisted the temptation to pull out a slice while I was driving
yet thicker than a "normal" pizza
Despite the thickness is was light and delicious
The sauce: sweet and maybe just a hint of sassy
The pepperoni was cooked perfectly without a hint of greasiness
Dom says he's still feeling out of his new pizza oven
making sure he's happy with every order
The next step is offering sandwiches and other items

SOMERS POINT — The future site of an ALDI Food Market has been cleared for construction
City engineer Greg Schneider said the developer has all permits in hand and would start with on-site work such as curbing and stormwater management
then move onto the building foundation and construction
The Planning Board unanimously approved an application to build the market at the junction of Route 9 and Groveland Avenue
plans to build the 21,659-square-foot market at the site of the former Walgreens pharmacy
said when they approached the city with a plan for the market
they were “told in no uncertain terms” that traffic and stormwater management would have to be addressed for any redevelopment plan to be considered
“They are not able to open until that is complete,” Schneider said
noting it would be taking place simultaneously with construction
which will result in lane closures with police presence
to adopt the West Groveland Redevelopment Plan
an agreement that granted concessions to the developer in exchange for major site improvements
new traffic signals and crosswalks and an extensive drainage system to alleviate flooding
Council members later voted to adopt that plan
testified before the Planning Board that the intersection would be completely reconstructed and fully modernized with push-button signals and crosswalks
the dedicated left-turn lanes would allow traffic to flow rather than backing up and even blocking the box
Traffic engineer Andrew Jafolla said at the hearing that there would be a crosswalk on both sides of Groveland Avenue and one on the north side of Route 9
Another change planned is a two-way left-turn lane on Route 9
Jafolla said there currently is no left-turn lane into Galloway Auto & Tire and that since the driveways are offset
the single lane would be beneficial to both businesses
Sewald said the Walgreens was about 10,000 square feet with a drive-thru and 49 parking spaces
The new building will be 19,209 square feet with an option for a 2,450-square-foot expansion and 98 parking spaces.
He said the new building would be farther back on the site
and extensive landscaping featuring at least 130 evergreen shrubs
Schneider said he is unaware when the project will begin but noted “they are anxious to get started on the surveying work

We're expecting typical or better-than-typical bar food once Dooney's opens in EHT

I have been to SoPo plenty of times and have enjoyed my time there. it has a really nice set-up, a good TV setup for a brewery, and a solid beer selection.

SOMERS POINT, N.J. — Families in Somers Point are gearing up for an Easter celebration Thursday afternoon at JFK Park, where the Somers Point Police Department is hosting a community egg hunt starting at 4:45 p.m
promoted as a “community policing” initiative
includes face painting and an appearance by the Easter Bunny
Children will be divided by age groups to ensure a safe and organized egg hunt
“We hope to see you tonight for an egg-citing time at JFK Park for the Easter Egg Hunt,” the department said in a post Thursday morning
Parents are encouraged to bring their own Easter baskets for the event
The department did not provide an end time for the festivities
The Easter event is part of ongoing efforts by the Somers Point Police Department to strengthen community relationships through public outreach and seasonal gatherings
Officers will be present throughout the event to interact with families and assist with organizing the activities
The event is open to the public and free of charge

SOMERS POINT — The Planning Board on July 31 granted unanimous approval to an amended site plan for the affordable housing portion of the community to be known as Greate Bay West
The changes consist of constructing all of the units in two buildings instead of four
received approval in December 2022 to construct more than 200 homes around the 18-hole Greate Bay Country Club off Somers Point-Mays Landing Road
The Planning Board granted R2F2 approval on Feb
to subdivide parts of the 127-acre property as well as for site plans to construct 117 townhouses and 42 affordable apartments at Greate Bay West
Block 1943 Lot 1 was split into three lots
The board also approved subdivision of Block 1941.01 into two lots
to build 51 townhomes to be known as Greate Bay East
along with testimony from engineer Bob Watkins
architect Michael Donovan and affordable housing expert Martin Bershtein
The plans were solely for the affordable housing portion of the project
No changes have been made to plans for the 117 market-rate units
The development will help the city fulfill its obligation to the Fair Share Housing Center
which files litigation against communities that do not provide adequate low-cost housing
Somers Point reached a settlement in 2018 with the Fair Share Housing Center that included a site called Plantation Bay to address a portion of the city’s obligation
Plantation Bay has been recast as Greate Bay West and Greate Bay East
The settlement agreement anticipates the developer providing 75 affordable family units
While the proposal is for only 42 to be built
Plantation Bay has 33 surplus units that can count toward the obligation
Meeting the 20 percent threshold was a matter of much debate
because in addition to the 42 units one unit will be reserved exclusively for an on-site manager rent free
That makes the entire complex 211 units instead of 210
who has been an adviser to the two major state housing authorities
testified that it is common practice to include an on-site manager’s apartment that is not included in the total number of units
Somers Point’s affordable housing attorney Amanda Mazzoni said she could not get a straight answer from the Fair Share Housing Center on the issue and
argued that the project falls short of the required percentage of affordable units
Davis agreed on behalf of his client to convert one market rate unit into an affordable unit or eliminate one market rate unit to bring the project into compliance if the Fair Share Housing Center were to rule that the manager’s unit counts as a residence
Davis also agreed to deed restrict the manager’s unit so it could never be rented
The complex is expected to take 18 months to complete
on three floors and Building B 20 apartments.
There will be eight one-bedroom units of about 692 square feet
25 two-bedroom units of about 980 square feet and nine three-bedroom units of about 1,157 square feet
Five of the units will be reserved for tenants with special needs
Each apartment will have a patio and laundry facilities
as well as two playgrounds for children age 2 to 5 and 5 to 12
There will be picnic tables and benches as well

SOMERS POINT — A developer is hoping to demolish 17 rental units in four buildings to make way for 24 townhouses fronting Great Egg Harbor Bay
representing the prospective purchasers of 90 Broadway
12 proposing a redevelopment agreement that would create amendable zoning for the project
contains three homes and an apartment building known as Highbank Apartments
Davis called it “attractive real estate,” characterizing the current structures as “somewhat old and out of character of the development pattern.”
“The 24 luxury townhome units will be a better fit for the city,” he said
“We would like to move forward in working with your professionals with a redevelopment plan to facilitate this project,” Davis said
“We are asking for adoption of a redevelop agreement to allow for favorable zoning.”
The principals of the project are John Wolfington and Dan Metzler
who Davis noted have been in real estate development for almost 30 years
Wolfington said he has designed projects large and small
“We were excited about this project with its beautiful property and beautiful view,” he said
“We wanted to do something not the same as the square box condos proposed in the past at this site.”
“It offers views over Rainbow Channel to Ocean City and the meadows to the north.”
He said the plan is to “maximize the views and open space so each unit could have a view of the water.”
Fenwick said each of the 24 units would have a two-car garage plus room for another in the driveway
The first level would have bedrooms and a porch
The second level would have the great room and a second porch and the top floor would have a large primary suite
Councilman Sean McGuigan noted a previously approved project at the site included public access to the bay and asked whether that would be the case with this development
Davis said public access is a requirement of securing a Coastal Area Facilities Review Act permit and there would be parking spaces reserved for public access
Councilman Charlie Haberkorn asked if the project would provide any affordable housing
Davis said there are four different ways in which the developers could satisfy an affordable housing requirement
One plan would be to increase the number of units to 30
Another option would be to provide affordable units off-site or through rehabilitation of existing homes
Davis noted a new method for providing affordable housing is through accessory units such as a mother-in-law suite
“It is the redeveloper’s intent to satisfy those requirements,” Davis said
“We are planning a very beautiful community,” Wolfington said
Davis said the homes would sell for “north of $1 million.”
He said the presentation was the first step in a long process
city resident and planner John Helbig said he has friends who live at the site and was told they received eviction notices forcing them to leave by Dec
“Given the paucity of affordable housing in our area
I think that’s going to be a real hardship on folks who have lived there for a long time,” he said
Helbig said it could be two years before ground is broken for the project
“These guys don’t even have plans done yet
They’re not looking to break ground for 18 to 24 months
by the time they have all of their DEP permits,” he said
“I don’t see why they are putting our residents in a situation where they have to be out in three months
I would hope that our redevelopment committee would use whatever leverage they have to extend that
City Council President Janice Johnston said the developers do not even own the property and that the current owner is the one evicting the residents
“The owner wouldn’t be doing that if these guys were not putting pressure on him,” Helbig said
“We don’t know that,” Councilman Howard Dill said
“They are our residents and I think we should care about them,” Helbig responded
He also took issue with the public access to the bay
Ultimately it gets lost in the weeds,” he said
“I’ve done projects where a community can get monetary contributions for public access in lieu of putting it on private property
He also said he hopes any redevelopment plan does not offer tax incentives
“I hope we are not going to include any type of tax deferral or reduction for million-dollar townhouses; they clearly don’t need it,” he said

For years people have voiced the desire to have our very own Panera Bread location in the greater Atlantic City area
We'll have to wait for it to be built
That leaves one question: What else do we want
Trader Joe's is a popular pick when people are asked what business needs to come to our area
We're limiting our selections to chain restaurants
I'm a little surprised Cheesecake Factory has never opened a location in Atlantic City
One would think the outlets in Atlantic City - or one of the casinos - would be a prime location
The Wisconsin-based fast-food place has expanded to 26 states - it's time for one in South Jersey
Culver's has a more diverse menu than most fast food places - and it's all good
While the place has wine (duh!) it wins with its great food
The sit-down restaurant is fabulous - and the wine is great too
it's shipped in from the company's production facility in Illinois

A Somers point institution is looking for some help in naming their new bar
The World Famous Anchorage Tavern
located at 823 Bay Ave in Somers Point has a new outside bar on their front porch and is looking for your help in naming the bar
The bar says they have a few ideas in mind
but wants to hear from its patrons before deciding
Some of my favorite suggestions so far include:
The Anchorage is part of a vibrant Somers Point bar and restaurant scene
and it hosted our annual 99 Bottles party in 2023
Its the oldest continuously operated business establishment in Somers Point, operating since1874
Somers Point residents and many patrons from Ocean City
Northfield and all over South Jersey visit The Anchorage and in addition to their great food
have another reason to visit the World Famous Tavern on Bay Ave
So what ideas do you have for the new outdoor patio bar

A fire damaged the eatery in 2018 and in 2020
"The new owner of the property does not wish for us to return and we have to respect his wishes," the restaurant's owners said at the time
"Do you miss the Northend End Beach Grill?" The owners wrote on Facebook
"I know I sure do and it is time to return!!"

he hopes to see the buildings demolished and new development
“It would be nice to see some development there,” he said
“It’s a huge piece of property with a lot of potential and would help out the tax base.”
He said he was told if a Panera Bread were to open
it would be the first one in Atlantic County

Tesla and Wawa have struck a great partnership
If you own a Tesla electric powered automobile
you can now charge your car at the Somers Point
it is still a convenient way to get a fast charge
Tesla wants to provide this service for their customers
It must be noted that these are Tesla supercharger stations
which can provide a Tesla car owner with about 150 driving miles after only a 15-minute charge
They expect it to provide a full charge after 1 hour at the Tesla Super Charging Station
Tesla is currently working on a charging station that will give you 75 miles driving range after only 5 minutes at their charging station
We sent Don Hurley out to the Wawa in Somers Point
New Jersey on Shore Road to scope out the situation
He literally ran right into a brand new Tesla car owner who was expecting to pay Wawa to charge his car today
We’ll only reveal his first name and the general area that he lives … For this report
How do you feel about Tesla & Wawa partnering to offer charging for Tesla owners
He said "the charging is free?" (not quite)
My company just gave me a Tesla last week for my business car
This is going to be great for me and my company
What Elon Musk is doing is just remarkable
I was all set to pay to charge my vehicle today
Tesla felt that Wawa was the natural choice to place their charging stations partner because Wawa has 900 locations throughout the entire East Coast
You won’t find the Tesla charging station at all Wawa locations … but
the goal is to open more and more of the Tesla charging stations
The takeaway is that Wawa will not be charging for using the Tesla Super Charging Station … however
