the City of Palo Alto’s Southgate neighborhood lacked curb and gutter systems
which caused deep street ponding during storms
and a pervious walkway linking the neighborhood to a major commercial area
These neighborhood features are all examples of Green Stormwater Infrastructure (GSI) — an alternative way to design streets to drain water quickly
The Southgate GSI measures dramatically decreased the frequent ponding
as shown in the before and after images below
The Southgate Project consists of several bioretention areas and pervious pavement installations throughout the neighborhood
The bioretention areas filter stormwater runoff from the neighborhood streets during smaller storm events
the runoff overflows into street gutters to the expanded underground storm drain system in the southeast corner of the neighborhood
Pervious concrete pavers cover approximately 3,200 sq
of crosswalks and pedestrian walkways in the Southgate neighborhood
These pavers allow water to pass through the void spaces between the solid pavers
water filters into these crosswalks and then into retention areas underground rather than running over impervious roadways
Below is a map indicating the locations of the bioretention areas and pervious pavement crosswalks and walkways in the Southgate neighborhood
You may view the map’s color chart key by clicking the icon on the top left next to the map header text “Southgate Green Stormwater Infrastructure”
Note that the map shows several areas that are cared for by residents
Read below to learn about how you can get involved
the City launched a pilot project with the local nonprofit Grassroots Ecology to maintain and update the bioretention areas for better performance
Improvements include amending existing soil to assist with drainage and plant health
and exchanging current plants with native and drought-tolerant species
12 bioretention areas have been updated along Castilleja Avenue near Peers Park
The final four updates along Sequoia Avenue will be completed in the fall of 2022.
In November 2023, City and Grassroots Ecology staff
completed improvements to the final 4 of 16 bioretention areas in the neighborhood by adding rocks to the inlets
which slows down stormwater that enters the bioretention
allowing it to capture stormwater water without causing erosion
Staff and volunteers also conducted work in the bioretention area at the corner of Miramonte and Portola
This bioretention area receives a large volume of stormwater flow into the neighborhood from El Camino Real
A larger rock area was installed at the opening of the curb inlet to dissipate the high stormwater flow into the bioretention and improve the overall function of the bioretention area
See the video below that shows City staff making this improvement for the upcoming winter storms.
The video below shows the bioretention area during the first winter storm in December 2023 after the rocks were placed within the bioretention.
the City and Grassroots Ecology have launched the Southgate Green Streets Stewards program
which will allow Southgate community members to maintain and care for a site after training with Grassroots Ecology
Volunteers will monitor the condition of the bioretention areas and take care of light tasks such as ensuring the inlets and outlets are clear of leaves and debris
They will also be asked to submit a short form after work has been performed on the site and help report problems with the irrigation system
Hear from a youth volunteer on their experience working as a steward for the Southgate Green Streets Stewards program and how they have made a difference in their community. Finn, a sophomore at Palo Alto Highschool, talks about his experience in a blog post.

One woman died and a man was severely injured after what police said was a house explosion early Thursday in Southgate
A woman who was rescued from the home and hospitalized died from her injuries
Officials said Southgate police and firefighters were called at about 5:45 a.m
to a home on the southeast corner of Edison and Burns streets for a house explosion
They found a 38-year-old man had been blown onto the front lawn
A 37-year-old woman was trapped under rubble inside
"Both had extensive burns and internal injuries," he said
"The woman also had an extensive leg injury."
Firefighters recovered a dead cat from the home
No other injuries in the explosion were reported
The blast damaged a home to the east of it
An elderly couple living there bumped their heads but refused medical treatment
Mosczynski said the cause of the incident is under investigation
"Right now it's being treated as a gas-related incident
but the root cause is still under investigation."
DTE officials said they turned natural gas off at the site and checked its equipment at the scene
meter and all other DTE equipment serving the Southgate home was tested and found to be in safe working condition and not the cause of Thursday’s incident
Local authorities continue to investigate potential causes of the tragic event
They said there have been instances involving improperly installed appliances or open natural gas fuel lines inside homes in DTE's service territory in recent weeks
These instances have caused severe injuries to residents
"Our hearts go out to the injured as well as the loved ones of the woman in the Southgate home who succumbed to her injuries earlier today," a statement from the utility said
DTE encouraged residents to take precautions with the safe use of natural gas in their homes
These include turning off burners when a stove is not in use
hiring qualified contractors to install and repair appliances
and never storing tanks of propane or other flammable fuels inside a home
they should not attempt to locate it themselves
Neighbors watched as officials tended to the smoldering ruin surrounded by remnants strewn across a yard
who lives a couple doors down from where the blast happened
"I thought it was thunder at first," he said
He said he went to check outside and saw his neighbors' house in rubble
"I saw a man on the lawn and I could hear a woman crying for help."
Ramirez said he doesn’t know the people who live in the house very well
"I've never seen anything like this before."
The explosion blew debris across the street
leaving parts of the home hanging from the trees
The front door of the home was lying in the easement on the opposite corner of the destroyed house
Windows of neighboring homes were shattered
The garage next to where the blast happened stood at a slant and looked like it was about to fall over
The incident came less than three days after an explosion early Monday at an apartment building on Detroit's east side injured 13 people
Investigators determined a gas leak caused the blast
The developers of the Mountain Valley Pipeline submitted a permit application for a proposed new phase of their project
one of the agencies that reviews permits that cross water
MVP stated in the application they also plan to file permits with the Army Corps of Engineers
The Virginia Department of Environmental Quality and the North Carolina Department of Environmental Quality
MVP Southgate would not be built near any seawater or marine habitat
explains that state permitting rules say that Joint Permit Applications originate with the VMRC before they are filed with the Virginia Department of Environmental Quality
MVP Southgate would cross several streams and rivers
and developers are seeking approval for both trenching and drilling methods for the crossings
The pipeline would begin in Pittsylvania County, where the MVP that was completed last year ends, and continue from there into North Carolina. That state already denied a water permit request in 2021
when MVP submitted an earlier version of their project
A deadly explosion that shook neighbors awake in the tight-knit community of Southgate early Thursday destroyed one house
The two residents of the exploded home — a 37-year-old woman and a 38-year-old man — were badly burned and taken to Detroit Receiving Hospital
"There are blocks-worth of debris," Southgate Police Det. Sgt. Nathan Mosczynski said from the scene explaining that the blast is being investigated as a gas leak
more people could have been harmed had the blast gone off hours later
It was unclear whether there were pets in the home
WDIV-TV (Channel 4), which arrived on scene as firefighters were extinguishing flames, reported and Southgate fire officials confirmed that the home on Edison and Burns streets exploded with a loud boom just before 6 a.m.
Panning across the area where the blast occurred
the Channel 4 newscaster noted firefighters sprayed water into what appeared to have been the house's basement
"you'd have no idea there was a home there."
The utility offered its sympathies to the dead
and urged "everyone to learn the steps they should take to help ensure the safe use of natural gas in their homes and understand their role in keeping natural gas safe."
which police and fire officials as well as DTE are investigating
scattered debris across the street and as far as two blocks away
DTE said it had no reports of a leak before the explosion
The Detroit explosion comes just days after a gas leak in a 12-unit apartment building ignited
rocking a west side Detroit community and injuring a dozen people
DTE said it would have taken a "significant amount" of gas in the apartment explosion to set off such a powerful blast
and that a leak should have been detectable by its odor
which is added and often described as a "rotten egg" smell
WDIV interviewed a neighbor who said the blast shook him awake
and saw flames and then the scattered debris

WASHINGTON, D.C. — Today, the Virginia Marine Resources Commission posted Mountain Valley Pipeline, LLC’s Joint Permit Application for its proposed methane gas pipeline “Southgate.” The application notes that it has also been submitted to other federal and state agencies
Army Corps of Engineers’ Wilmington and Norfolk Districts
and the Virginia and North Carolina Departments of Environmental Quality
agencies will determine if the application’s content is complete
The Southgate pipeline is proposed for Pittsylvania County
and is also currently undergoing an amendment review process by the Federal Energy Regulatory Commission
The developers had recently altered their plans for Southgate
Southgate would extend the controversial Mountain Valley Pipeline
and has faced significant opposition since it was proposed in 2018
The Southgate project has a route similar to the proposed Southeast Supply Enhancement Project from Williams Companies’ expansion of their network of Transco pipelines
large diameter pipelines is of significant concern for local residents in the impacted counties
The application process for Southgate will include public notices from the Virginia and North Carolina Departments of Environmental Quality
“The developers of the violation-riddled Mountain Valley Pipeline have submitted an application for the resurrected Southgate pipeline — an extension that remains unnecessary,” said Jessica Sims
Virginia Field Coordinator at Appalachian Voices
“We’ve seen the years of harm that Southgate’s developers inflicted with their Mountain Valley Pipeline
and that history should not be repeated — agencies should deny this application.”
“Mountain Valley Pipeline has been a terrible neighbor wherever they go in Virginia,” said Victoria Higgins
Virginia Director at Chesapeake Climate Action Network
including new violations nearly every quarter for the existing mainline
Virginia’s state agencies should look skeptically upon any promises from the Southgate developers.”
“All the state and federal regulators who are supposed to protect our natural treasures and our communities have failed us in the past
by allowing the Mountain Valley Pipeline to wreak havoc across parts of Virginia,” said David Sligh
“With an administration in Washington that is hostile to environmental laws that would limit their fossil fuel patrons from profiting at our expense
we will insist even more forcefully that the Virginia DEQ step up and do its duty
MVP Southgate cannot be built in accordance with the Clean Water Act and state law and must be rejected.”
“MVP has inflicted ten years of heartache on our communities along the mainline route,” said Russell Chisholm
“Every resident along the amended Southgate route should take a hard look at MVP’s track record
Every agency tasked with reviewing new permits should carefully compare MVP’s assertions against the realities on the ground before clearing a new path for destruction.”“As mothers and caregivers
we are deeply alarmed by MVP’s attempt to extend their dangerous pipeline through our communities,” said Melissa Thomas
“We’ve already seen the devastating environmental damage caused by the Mountain Valley Pipeline
cleared forest and disrupted ecosystem threatens our children’s future
Mothers Out Front stands with impacted communities in opposing this unnecessary fossil fuel project that puts corporate profits ahead of our families’ health
MVP’s troubling track record must be recognized
and this application must be rejected by state and federal agencies.”
“Communities in Virginia and North Carolina have been clear for years — they do not want this risky
unnecessary pipeline cutting through their land and waterways,” said Caroline Hansley
Campaign Organizing Strategist at Sierra Club
“The Southgate extension poses serious threats to clean water
and the health of ecosystems already under pressure from the climate crisis
It’s unacceptable for MVP to try to revive the extension with a dramatically altered project and expect agencies to rubber-stamp their plans

Former England manager Sir Gareth Southgate has warned that young men are being led by “toxic influencers”
Southgate, who stepped down from his role as manager following England’s defeat by Spain in the European Championship final last year, said while giving the BBC’s annual Richard Dimbleby Lecture that “young men are suffering” with feeling “isolated”
Southgate referred to a report released by the Centre for Social Justice earlier this month
which found that young boys without a positive male role model are “in crisis”
They’re grappling with their masculinity and with their broader place in society
“As real world communities and mentorship declines
reluctant to talk or express their emotions
searching for direction and are falling into unhealthy alternatives such as gaming
“And this void is filled by a new kind of role model who do not have their best interest at heart
They willingly trick young men into believing that success is measured by money or dominance
and that the world… including women… is against them
They are as far away as you could possibly get from the role models our young men need in their lives.”
Southgate added that he had learned from his career in football that “success is much more than the final score”
The annual lecture has previously been led by King Charles III and Bill Gates

(WXYZ) — The tallest building Downriver is undergoing a major makeover
the project's developer gave 7 News Detroit an inside look at the progress
many have memories inside the tower at the intersection of Trenton Road and Cambridge Avenue in Southgate
which was first home to Security Bank and Trust Co
"I was in installment loans on the 5th floor
and it really was the area Downriver," said Mayor Joseph Kuspa
the building switched hands before becoming vacant about a decade ago
The tower eventually caught the eye of developer Alex Begin
"I noticed that it looked like it was in derelict condition
which made no sense to me because Southgate is such a wonderful suburb," said Begin
"I found out that it was owned by a fellow in Argentina who never visited the building and there was really no plan for it."
After his family business successfully transformed an office property into apartments in Madison Heights
Begin decided to bring a similar project Downriver
work began to convert the old banking building in Southgate into 216 market-rate apartments from studios to two-story penthouses
The building is now known as "The Bank Tower"
it's really just meant to be the proper kind of apartments for the demographics of the Southgate area," Begin said
While giving 7 News Detroit a tour on Monday
Begin showed some of the apartments that already have cabinets placed inside
He also added that some of the building's history will also remain intact
"The bank lobby on the ground floor will be turned into a grand reception area
the safety deposit box vault in the basement into a social room," Begin said
Gordon-Gegin Properties is partnering with the City of Southgate and Wayne County to build a public park on a portion of the property
with a bridge over Trenton Road connecting it to nearby Kiwanis Park
"We want the building and the property to be an asset for the City of Southgate," Begin said
Mayor Kuspa said the 43 million dollar project is the largest private investment in Southgate's history and calls it transformational
"Not only for Southgate but for the entire Downriver
We're already seeing some additional interest in some of the properties on Fort Street
which is adjacent to this property," Kuspa said
Some Downriver residents say they're happy to know that the vacant building won't remain that way much longer
but now it's going to work for multiple people," said Barb Tucker
Construction on the building is expected to be completed in August
Begin said people will be moved in floor by floor when the building is completed
is set to open the RP1: Gaming and Entertainment Lounge
The entertainment space will offer players and spectators an “unparalleled experience” with 11-foot screens
and a variety of food and beverage options
Designed for gamers and entertainment enthusiasts of all ages
RP1 will feature semi-private zones equipped with an extensive selection of the latest video games for the most popular gaming consoles
Each zone will accommodate groups of up to four people
Whether playing the same game as a team or choosing different consoles to run simultaneously
RP1 says it ensures an “unmatched level” of customization and excitement
guests can enjoy live sporting events and other media
creating what MJR calls “the perfect environment for social gatherings
or casual entertainment.” The lounge also is available for private parties
“MJR Theatres is thrilled to introduce RP1: Gaming and Entertainment Lounge as a new way to bring people together,” says Joel Kincaid
vice president of operations at MJR Theatres
located at 15651 Trenton Road in Southgate
features both an IMAX and Laser Ultra auditorium
two premium large-format experiences equipped with super-sized screens
MJR Theatres has 10 Michigan locations and more than 160 screens
known for its vast selection of craft beer and seasoned Cosmik Fries
the west Michigan hospitality group and parent company of HopCat
announced on Thursday they'll open in the Downriver community of Southgate
This Southgate location marks the 11th Michigan HopCat
Its most recent location opened last May in Clinton Township at the Mall at Partridge Creek
The hospitality group also operates Stella's Lounge
“We couldn’t be more thrilled to open our doors in Southgate,” Barfly CEO Craig Stage said in a news release
“We’re excited to bring our love for craft beer and comfort food to this amazing community and create a space where everyone feels welcome.”

the Federal Energy Regulatory Commission closed an intervention period in the federal docket for the proposed Southgate pipeline project
is seeking approval to dramatically alter its original 2018 design
changing the route and increasing the pipe diameter and capacity for the project
Although community members asked for more time for review
only a 21-day intervention period was offered
asked FERC to deny MVP Southgate’s request
MVP received a three-year extension to its FERC certificate for Southgate
but the new design includes changing the route to 31 miles
and increasing the capacity nearly 50 percent to 550,000 dekatherms (550 million cubic feet) per day.

Construction never began as the North Carolina Department of Environmental Quality twice denied MVP Southgate a crucial water quality permit and the Virginia Air Pollution Control Board denied a critical air permit for Southgate’s proposed Lambert Compressor Station in Virginia in 2021
due to environmental justice concerns.

it should require a new certificate and new scrutiny from FERC
The amendment for this significantly altered project should be denied.”

said the new location will open at 15231 Trenton Rd
“We couldn’t be more thrilled to open our doors in Southgate,” Project barFly CEO Craig Stage said in a statement

Sir Gareth Southgate’s lecture on identity
redemption and the state of the youth had all the makings of a sermon – a sermon that Christians should be paying attention to
The joke was always made that Gareth Southgate would make a better Prime Minister than football manager. A recent talk for the BBC’s annual Richard Dimbleby Lecture only confirms this – and might even suggest a career as a preacher. Okay
that last bit is perhaps a tad far-fetched (Southgate is not known to be religious)
but as I watched snippets of the speech and read its transcript
I said to my wife (a vicar) that it has echoes of a sermon.
Jesus isn’t mentioned and he must be the heartbeat of any decent sermon
But as Sir Gareth drew from personal experiences to unpack the importance of identity
community and culture – and specifically their importance for young men – he touched on buzzwords and truths
that feature in sermons across the country weekly.
In what looks to be a happy accident, the lecture coincides with the release of Netflix’s Adolescence. Gripping and terrifying, the show highlights the dangerous content and influences being exposed to children online.
Are we approaching a crucial cultural moment
but one thing is clear: it’s not an option for the church to ignore
it should be at the forefront of the conversation.
That brings us to role models. Southgate references a report which highlights “an epidemic of fatherlessness”, with 2.5 million children in the UK having no father figure at home. Put more shockingly
boys are more likely to own a smartphone than live with their dad.
“Boys are spending less time at youth centres
sports facilities and community events,” says Southgate
“They aren’t meeting the traditional role models I used to meet such as coaches
“This void is filled by a new kind of role model who do not have their best interest at heart
whose sole drive is for their own gain.”
It brings to mind what Paul said in 1 Corinthians 4:15: “Even if you had ten thousand guardians in Christ
for in Christ Jesus I became your father through the gospel.”
As we awake to the challenges facing young people
is there anything we can do help meet this urgent need?
Boys are more likely to own a smartphone than live with their dad
what’s key for young men is resilience and belief
community and culture. While Southgate’s merits as a football coach can be questioned
it’s unquestionable how he made the England team likeable and approachable
He broke down the barriers between players and fans
helping turn global superstars into role models that go beyond football.
You might recall the wave of emotion and fun that greeted England’s journeys to the Euro 2020 and 2024 finals. This was in no small part to the identity
community and culture instilled by Southgate
that’s what gives him gravitas when speaking of their value.
“Young men in our society face the same questions of ‘Who am I?’ and ‘Who are we?’ And just like our players
and understanding that you are part of a bigger narrative that existed before you and will continue long after you’re gone,” he says
It’s compelling stuff – how much more so in the context of the gospel.
Southgate bookends his talk with the tale of two penalties – the one he missed in Euro 96 and Eric Dier’s historic spot-kick in World Cup 2018.
“Missing that penalty was undoubtedly a watershed moment that made me stronger
and revealed an inner belief and resilience I never knew existed,” he said
“If you look at the photos of my reaction [in 2018]
but it was a small step of redemption.”
It’s a story so rich in gospel meaning that it makes for a good sermon illustration!
And it might have been powerful to name some of the ‘toxic’ influencers (e.g
Andrew Tate) to help steer young people from them
But to unduly focus on the holes does disservice to the wealth of wisdom and inspiration Southgate brings here
I for one am grateful for both his words and example.

(WXYZ) — The economy is eating away at some well-known restaurants in metro Detroit
It's just one of the many challenges forcing dozens of doors to close for good this year
The doors are locked at Mallie’s Sports Bar and Grill in Southgate
but it’s just one of the many small spots in metro Detroit shutting its doors on short notice
it could be lights out for a small business that’s been around for decades
That’s exactly what happened at Mallie’s Sports Bar in Southgate
“The hardest thing to do is to close your life’s dream,” says owner Steve Mallie
something is going to happen to where you don’t have to do it
but then there finally comes a time where you don’t have a decision to make; the decision makes itself.”
The abruptness is something that didn’t sit right with a lot of employees
“I knew a lot of people were going to be hurt because of the time of the year and the holidays and all that,” says a now-former Mallie’s employee who asked to be kept anonymous
But sudden restaurant closures aren’t unheard of
John McNamara with the Michigan Restaurant and Lodging Association tells me we’re seeing it more and more
and that’s obviously very unfortunate because that’s not only the loss of a business and the loss of job but also a gathering place
which is what restaurants are,” McNamara says
we saw it happen at Bobcat Bonnies in Ypsilanti
We spoke with this employee who was protesting outside of the restaurant
“We’re out here trying to let the community know what he did to us and make sure it doesn’t happen again,” he told us at the time
we’ve seen signs pop up at Scout Vester in Ferndale
House of Pure Vin in downtown Detroit announced it's shutting its doors
McNamara points to challenges with the economy
changes in customer habits and labor shortages for many of the closures
all of which Detroit restaurant owner Sandy Levine says he’s feeling right now
“It seems like we’ll be back to normal after a few months of solid business
and there will be another slowdown or whatever it is,” Levine says
“HB 6056 is the bill to raise the minimum wage and protect the tip credit
and House Bill 6057 has to deal with earned sick time in Michigan,” McNamara explains
He says he’s hoping legislative action is taken next week
“Just seeing how many people loved her -- It just shows what an amazing person she was
She was always willing to do anything and everything someone needed,” said Amber’s sister
Amber later died from her injuries caused by the massive explosion at the hospital
Her husband is still a patient trying to recover from his injuries at this time
Many people offered their support via FaceTime
“It’s just nice to see everyone that cares and the prayers,” Robert Added
all they can do is remember the good times shared with Amber
All that while the charred remains of the building continue to be a symbol of a horrible situation
Cause it’s a reminder and it’s devastating to see something like that,” Robert concluded

A pipeline operator is asking the federal government permission to change the length and diameter of a previously approved pipeline through parts of Virginia and North Carolina
MVP Southgate would transport natural gas from the Mountain Valley Pipeline terminus near Chatham to energy companies in North Carolina
On Monday developers filed a formal application with the Federal Energy Regulatory Commission
asking to amend the project that was approved in 2020
The new route would be shorter than originally proposed
and should be subject to rigorous environmental and safety evaluations
“With the changes to the project, rather than this being an amendment. This should be an entirely new application,” said Matt Allenbaugh with the nonprofit, Appalachian Voices. The group, and others, are also concerned about potential safety risks, because another developer recently proposed a second pipeline
called the Transco Southeast Supply Enhancement Project
which would run along a similar route as MVP Southgate
“There really is not enough information and understanding and taking seriously what two pipelines running at high pressure next to each other mean,” said Kasey Kinsella
an organizer with the group 7 Directions of Service
Both the SSEP and MVP Southgate say they will transport gas to Duke Energy in North Carolina
FERC granted MVP an extension to complete the pipeline by 2026
although MVP now says it will take until 2028
The SSEP pipeline would likely take longer
because it will have to go through a rigorous environmental review period necessary for any new pipeline
Several conservation groups are suing to block FERC’s 3-year-extension of MVP Southgate

Texas (KBTX) -Nearly a month after a gas leak disrupted life for some at Southgate Village Apartments in College Station
residents say they are still dealing with serious issues despite ongoing repairs
The gas leak in late November left many without heat
While gas service has been restored to most units
residents say the repair process has created new concerns
including large holes in walls and ceilings
especially one over my stove where I’m supposed to be cooking,” said Sara Gomez
“We can’t really eat in the kitchen as a family because of the hole sitting above us.”
The holes have raised concerns about safety
Residents shared photos showing large gaps in their walls and ceilings
with dust and debris falling into their homes
what person wants to live in a household with holes and everything like that?” Gomez said
you expect certain stuff like that to be taken care of.”
The situation has been especially difficult for families with children
Gomez says her young son doesn’t understand why they’re living this way
We don’t need to be living here if it’s broken,’” Gomez recalled
“I try to tell him this is just one stump in the road
Management has yet to address how long the repairs will take or when the holes will be fixed
Residents say they are frustrated by limited communication and a lack of clear timelines
“Very limited information at the moment,” Gomez said
“I guess they’re still trying to look for contractors
Efforts by community members to support affected residents have continued over the past few weeks
many say they are still waiting for permanent solutions
we shouldn’t be living like this,” a resident said
“They should’ve made accommodations or got contractors in to fix the holes right away or do something.”
but it remains unclear how many residents are still affected or when repairs will be completed
Corporate management at Southgate Village Apartments did not immediately respond to requests for comment
Residents say they remain hopeful that repairs will be completed soon but are pushing for better communication and faster action to resolve the ongoing issues
