Landmark Properties, a fully-integrated real estate firm specializing in the development, construction, acquisition, investment management, and operation of high-quality residential communities, with Stockbridge
has acquired two student housing communities near the University of Southern California (USC) in Los Angeles
TSB Realty brokered the sale while TSB Capital Advisors arranged the financing for the transaction
The acquisition of Icon Plaza and West 27th Place marks the company’s third transaction executed in partnership with Stockbridge and brings its holdings in Los Angeles to nearly 2,200 beds
“As a top-tier private research university
creating significant demand for housing that exceeds on-campus capacity,” said JD Goering
Senior Vice President of Acquisitions at Landmark
“Given that approximately 81 percent of USC students require off-campus options
Icon Plaza and West 27th Place are ideally situated to deliver vital

Cumulatively these projects will deliver 1,478 beds to the market
The most likely contentious issue is a proposal to join four South County towns in a shared-services agreement for a professional building inspector
but there is a ballot question on whether the currently elected town clerk should become an appointed town clerk
TOP ISSUES AT TOWN MEETING: Voters will be asked to approve the proposed municipal operating budget for fiscal 2026 (which begins this July 1). The “raise and appropriate” total is $7,415,526
The budget includes a $3,544,000 operating assessment for the Berkshire Hills Regional School District (plus $4,000 for capital expenses)
It’s a combined reduction of $101,000 from last year
Also up for a vote is whether to approve a shared building inspection services agreement with Great Barrington
• A Public Safety Department budget of $1,176,000
with new spending for the proposed shared inspectional services and a salary hike to cover the town’s firefighters
reflecting new shared fire department services with Stockbridge
• A $180,000 purchase and equipping of a new ambulance shared with Stockbridge (West Stockbridge pays 40 percent of the cost)
• A $840,000 line item for the Public Works and Facilities Department
• Adding two associate members to the Planning Board when that board is acting as the special permit granting authority
the board would appoint those members for one-year terms

(Atlanta News First) - Two people were killed in a shooting at a Henry County apartment complex on Wednesday
Police said the shooting happened at the Southwinds Point apartments on Evergreen Way in Stockbridge
Responding officers reportedly found two people dead at the complex
Police have not said what led up to the shooting or announced suspects
Atlanta News First now has a clearer picture of what happened from someone who saw and heard the shooting
Sebastian was walking with her pup outside her home Wednesday morning before she heard the terrifying sounds
Her curiosity kicked in before the gunshots when she saw unusual activity developing in the parking lot
“A guy pulled up next to this car,” Sebastian said
“He got out and it had ‘police’ written on the back [of his shirt]
I saw one of the maintenance guys and one of the ladies in the office
what’s going on here today?’ Three other guys walked over and went down the steps.”
Sebastian says they went toward building 400
“Like a high-powered rifle,” Sebastian said
I grabbed my dog and tried to go in the back
and minutes later she took pictures of the massive response from law enforcement
Sebastian sent us the response from the apartment complex to all residents
It said the incident involved a guest of one of the residents
It also said: “Based on guidance from law enforcement
we understand there is no ongoing threat to residents
or the surrounding community related to this incident.”
“I’m having PTSD issues hearing all that gunfire,” Sebastian said
Sebastian said she plans to stay with a friend after witnessing the deadly shooting

a 372-acre parcel on the northern slope of Monument Mountain
has been acquired by the Stockbridge-Munsee Band of Mohican Indians for $2.5 million
president of the Stockbridge-Munsee Band of Mohican Indians
spoke at the Stockbridge Town Offices in August 2023 after the announcement of the pending acquisition of homelands for the tribe on the northern slope of Monument Mountain.
restores 372 acres at the northern slope of Monument Mountain to tribal control for preservation as woodland and farmland
STOCKBRIDGE — The Stockbridge-Munsee Community Band of Mohican Indians
representing the town’s original native American settlers
has completed its acquisition of sacred land totaling 372 acres at the northern base of Monument Mountain
recorded at the Middle Berkshire Registry of Deeds earlier this month
restores the forest and farmland to the tribal ancestors forced out of their western New England and upstate New York homelands by European colonial settlers more than 200 years ago
The purchase was funded through a $2.26 million state grant
The property encompassing Fenn Farm and Sky Farm in the Cherry Hill Road section of Stockbridge was deeded to the tribe now based in Bowler
The undeveloped land went on the market in 2022 for $3 million following the death of artist and author Clover Swann
Her home was sold separately to Charlotte L
Tribal leaders were not available for comment this week
since any statements must be approved by the Tribal Council
Tribal President Shannon Hosley has said that the land will be maintained as is
In the early 1600s
more than 25,000 Mohicans lived in the Upper Hudson Valley of New York and the Housatonic Valley of western New England
“It’s sacred to us, and we’re so grateful for the opportunity to be able to return home and have a place to call our own,” said Holsey at an August 2023 Stockbridge Town Hall announcement of the pending acquisition.
“We are trying to reclaim our ways of being
It is the reclamation of our kinship systems
Those are all based on our relationship to the land.”
She also said that the tribe would assess the land environmentally “to make sure she’s healthy and make sure she gets what her needs are
what she needs from a land stewarding and climate change reduction endeavor.”
The Stockbridge-Munsee will also resurrect its flag and return rocks to their original place
“as messages to thank not only Massachusetts or the truth of our homeland
but also to remind future generations that we always were here — that this is a place we always occupied.”
Selectman Patrick White, a member of the recently formed Stockbridge-Mohican Commission
has described the return of the tribal homeland as “a bold start to a new era
We will endeavor to learn lessons from our ancestors
while approaching reconciliation with the advantage of a contemporary view of the past.”
In a Select Board letter two years ago supporting the acquisition
White wrote that “this land features fields and forests
and is included in bio-maps for wildlife corridors
respect and fully support the Tribe’s efforts to return to their homeland with this bold acquisition.”
"I am happy to hear that the acquisition of Fenn Farm has been finalized," said local resident Rich Bradway
a member of the Stockbridge-Mohican Commission and the Stockbridge Land Trust
"I welcome our neighbors and hope this is the start of bigger
“Most people think our tribes are relics of the past,” Holsey has pointed out
“We’re a 21st-century sovereign nation that still exists
although not in our original ceded territory
there’s no such thing as ‘The Last of the Mohicans.’ It’s really important to us to continue to robustly build our narrative
making sure people know we still exist and we still have a very vested interest in our ceded territory.”
• 1734: The 125-member Mohican tribe arrives at Indian Town (later
Stockbridge) from its ancestral homelands in New York's Upper Hudson Valley
creates a mission house to promote Christianity
•1737: A land grant signed by Massachusetts Bay Colony "Governour" Jonathan Belcher
gave 1/60 of the territory each to the Rev
Schoolmaster Timothy Woodbridge and four English families
with the rest designated as communal land for the Housatannuck tribe
including Chief Popewannehah "John" Konkapot
The tribe was known as the "Stockbridge Indians.”
• 1783-early 1800s: More European colonists force the tribe to move westward
where it renamed a settlement there as New Stockbridge
where land it had been promised was occupied already by white families
• 1822: After the tribe lost its next base
most members moved to their current home within the Menominee Nation in northern Wisconsin
where the Stockbridge-Munsee Mohican Nation was formed by treaty in 1856
• 2025: Aided by a $2.26 million state grant
the tribe regains 372 acres of its original homeland at the northern tip of Monument Mountain in Stockbridge in a $2.5 million transaction with trustees of the Swann family landowners
• Today: There are about 1,500 members in the federally recognized tribe of blended Mohican and Munsee natives
About 750 are direct descendants of the Stockbridge Mohicans
governed by a seven-member Tribal Council elected by the community on a 25,000-acre reservation in Wisconsin
The tribe operates the Stockbridge-Munsee Health and Wellness Center

Stockbridge Select Board Chairwoman Jamie Minacci speaks at the town's annual Democratic Caucus on April 12
Minacci is seeking a second three-year term on the board
At the annual Stockbridge Democatic Caucus
who's challenging Jamie Minacci for the Select Board slot at the annual town election
discussed some of the key issues facing the town
The party gathering focused on the proposed hotel and residential complex on Interlaken Road and the annual residential tax discount not adopted by the Select Board so far
STOCKBRIDGE — At a recent gathering of local Democrats
controversial issues facing the town were top of mind
The only contested race on the May 20 election ballot pits Select Board Chairwoman Jamie Minacci
seeking reelection for a second three-year term
She’s a member of the Historic Preservation Committee and formerly served on the Planning Board
The party caucus, attended by 32 party members, focused on the pros and cons of a state law allowing town select boards to adopt a residential tax exemption offering property bill discounts to full-time legal residents.
The provision requires an annual up or down vote by the Select Board. The residential exemption has been adopted in at least 14 communities
including several eastern Massachusetts cities
“seasonal” Cape Cod towns and on Martha’s Vineyard and Nantucket
Minacci and Select Board member Chuck Cardillo have not supported the exemption
Selectman Patrick White is a strong advocate of the discount
The proposed resort and residential development at the former DeSisto Estate on Interlaken Road came up for extended discussion as the Select Board continues its close examination of the plan submitted — and recently revised — by property owner and developer Patrick Sheehan and his team
also commanded attention in a town where real estate transactions typically top $1 million
expressed appreciation for the strong turnout despite “the proximity to Passover as well as the sudden return of winter weather.”
Caucus members endorsed a resolution proposed by Dr
an outspoken opponent of the DeSisto Estate project
for submission to the next Democratic Party State Convention on Sept
13 for potential inclusion in the party’s platform
The resolution states that “everyone has a right to make their home in a residentially zoned district whose essential character will not be changed by commercial development.”
the caucus supported Sauer for the Select Board seat
The ballot totals are never disclosed in case of a possible lopsided result that might discourage a candidate
Caucus endorsements of Democratic candidates appear on the ballot voters see on Election Day.
2 percent are affiliated with minor parties
and 54 percent are unenrolled (politically independent)
Incumbent Jamie Minacci will face challenger Lisa Sauer in the May 20 Stockbridge Select Board election
is seeking reelection for a second three-year term
Also running is local resident Michael Roisman
The average residential home value is now $723,000
up from $671,000 last year and $600,000 two years ago
the Select Board declined to vote on a proposed residential tax exemption for full-time homeowners
The Select Board voted 2-1 against adopting the state option for a residential tax exemption only available to full-time residents
the third straight year that the plan has been turned down
An investor group led by a metro Detroit doctor has bought one of the two smaller Renaissance Center towers in downtown Detroit
and plans to convert some of the 21-story office building into big apartments
Dr. Mahmoud Al-Hadidi, a pulmonologist, said Friday that his investor group, Stockbridge Enterprises, placed the winning $9.2 million bid last month for Tower 600
one of a pair of shorter towers to the east of the original five-tower 1970s RenCen complex that aren't owned by General Motors
Al-Hadidi said the sale closed Thursday and the final price was a bit higher than their auction bid because of closing costs and other fees
Tower 600 is mostly empty and its previous owner was a different group of investors
one whose majority owner was said to be Irvine
News of the finalized sale was first reported by Crain's Detroit
"We believe in Detroit; we like the location," Al-Hadidi said in a phone interview Friday morning
"The view is spectacular and what possibly is coming on the RiverWalk is amazing
He said his group is still determining its plans for Tower 600
but is looking to move Stockbridge Enterprise's Michigan office there from its current location in Warren and it may convert a portion of the tower into apartments
"Most of it will stay as office building,” Al-Hadidi said
"And we are planning to make a few high-end apartments — large apartments
and their timeline for completing the project is "a couple years
"We just closed so we are evaluating the situation," he said
The Tower 600 sale comes at time when the future of the original Renaissance Center complex is in flux
GM has partnered with Dan Gilbert's Bedrock real estate firm for a proposed $1.6 billion RenCen redevelopment plan that would demolish two of the five towers and the labyrinthine "podium," then rehab the remaining three towers as a mix of housing
More: How GM and Bedrock would demolish 2 RenCen towers on Detroit's riverfront
Asked his thoughts on the GM-Bedrock proposal
Al-Hadidi said Stockbridge Enterprises owns various properties in Michigan
The firm has multiple investors and he is its chief executive
He said Tower 600 isn't the largest building that they have bought
although he declined to say which property in their portfolio is
Blue Cross Blue Shield of Michigan was a Tower 600 tenant until early 2024
when the health insurer moved its workers to Tower 500
The website for last month's online auction put Tower 600 as having 334,000 square feet and being just 11% occupied
the Detroit Riverfront Conservancy and the Canadian Consulate
Towers 600 and 500 opened in 1981 as the second phase of the Renaissance Center development
the pair had last changed hands in late 2023
when they were sold by a New Jersey utility company
Farmington Hills-based Friedman Real Estate has managed the two towers and was a minority owner in Tower 600

Patrick Sheehan's 35-37 Interlaken Road Realty Trust has applied for a special permit to build a mixed-use resort
with residential housing on the 314-acre site on Interlaken Road (Route 183)
Attorney Jonathan Silverstein — representing Patrick Sheehan
owner of the former DeSisto Estate at 35-37 Interlaken Road — presented a revised hotel and residential proposal to the Stockbridge Select Board last Thursday.
Stockbridge resort-residential developer Patrick Sheehan declined to estimate the cost of his proposed project at his 35-37 Interlaken Road (Route 183) site
"Let's see what happens with the tariffs," he told The Eagle
In response to an independent outside peer review and neighborhood pushback
the revised plan cuts parking spaces and eliminates one of eight new hotel-residence buildings
STOCKBRIDGE — Property owner Patrick Sheehan has revised his luxury resort and residential community proposal at the former DeSisto Estate following a critical peer review analysis and ongoing neighborhood opposition
At a marathon Select Board meeting Thursday night
representing Sheehan’s 35-37 Interlaken Road Realty Trust, outlined an array of project changes
including a substantial reduction in total parking — a point of continued concern for many residents attending in person or via Zoom
The revised proposal has 565 total parking spaces
including a 50 percent reduction in “turf spaces” and a moderate cutback in garage and paved slots
much of the parking is redirected to underground garages and it eliminates the front-lawn overflow parking and fencing for special events
The revised plan also eliminates one of the eight proposed additional hotel-residential buildings, replacing it with single-family homes, and relocates another building farther behind the historic 1892 Cottage Era mansion
Sheehan’s 35-37 Interlaken Road Realty Trust has applied for a special permit to build a mixed-use resort
it would be the largest economic development in the town's history
Silverstein proposed a timetable for the project to move forward
starting with his formal response to the Beals Associates peer review's engineering comments expected this week
followed by a continuation of the public hearing on May 1 and ending in a potential Select Board vote at a May 15 meeting
Approval of the project requires a unanimous vote by the three-member board
A 20-day appeal period follows the board’s approval
Silverstein pushed back against the recent Beals Associates peer review that questioned whether zoning issues would allow project approval by the Select Board
“We think the board has the discretion to approve the project as originally proposed,” he said
Silverstein also pointed out that the town’s attorney had agreed that the board had approval authority
The zoning interpretation issues are “a matter of law” and “water under the dam,” he said, noting that on Feb. 25 the Select Board had voted that Sheehan’s proposal is eligible under the town’s historic preservation bylaw for Cottage Era estates
But Selectman Patrick White questioned his assertion that all those zoning interpretation questions are necessarily resolved
White acknowledged that the revised proposal is a significant improvement, especially with the elimination of front-lawn parking and the reduction in buildings
Close to 75 people attended in person or on Zoom
Sheehan could build 62 single-family homes
including some on the scenic mountain portion of the 314-acre property two miles south of Tanglewood
Sheehan is only seeking to break even on a phased-in hotel and residential proposal
citing soaring construction and material costs since the project was first proposed in 2016
The single-family homes would be the final phase
“This is a passion project for him,” Silverstein said
“This has been his vision for a long time and he wants to see it through
This is not going to be a huge moneymaker.”
Interlaken Road resident David Jameson voiced concern about potential overflow parking along the roadway
is a legitimate community-wide quality of life concern
Former Selectman Don Chabon questioned whether enough employees could be available to staff the resort if built
and he predicted that the hourly pay would be unlikely to provide a living wage
Representing abutter Dr. Allen Hyman, attorney Peter Puciloski, of Lazan Glover & Puciloski in Great Barrington
contended that the Cottage Era project application is “fiction” because “there is no remaining cottage to be preserved
What we’re talking about is demolition of the cottage and preservation of a facade
After the nearly three-hour meeting concluded
Sheehan declined to estimate the projected cost of the town’s largest development proposal
“Let’s see what happens with the tariffs,” he told The Eagle

STOCKBRIDGE — Rising on scenic, 375-acre Eden Hill, the highest point in town
is a new monastery and community chapel for the Congregation of Marian Fathers
20-office complex will provide congregate living for the 40 priests
brothers and seminarians based at the National Shrine of the Divine Mercy
an essential component of religious life,” said the Rev
the superior general of the Marian Fathers
A two-year capital campaign, still ongoing, already has raised $33.7 million from more than 13,000 donors.
“It’s a wonderful expression of faith in the Marian congregation and fulfillment of the mission,” said Joe McAleer
It’s a dream realized for this religious congregation to finally be able to live under the same roof.”
It’s the largest, costliest construction project in Stockbridge since the $33 million Linde Center for Music and Learning project completed in 2018 on the Tanglewood grounds
The Congregation of Marian Fathers of the Immaculate Conception of the Most Blessed Virgin Mary — its full title — is a fraternal community of the Roman Catholic Church
Congregation members are devoted to Mary Immaculate
dedicated to praying for the poor souls in purgatory
and committed active service to the church
Founded in Poland in 1670 by St. Stanislaus Papczynski, the Marian Congregation has more than 500 priests and brothers in the U.S
The site, originally known as Eden Park with private residences and a series of owners, was acquired by the Marians in 1943, and these are the first new buildings on the site since the 10-year construction of the shrine was completed in 1960.
The five buildings where the residents now live were originally summer homes
is much like a self-contained village with a cafe
gift shop and even its own ZIP code — 01263
The site has been called “Eden Hill” since the Rev
John Sergeant’s first Mission to the Stockbridge-Munsee Band of Mohican Indians
The Mission House was relocated to Main Street in Stockbridge in 1927
Visited by at least 50,000 pilgrims annually, the shrine typically attracts 15,000 to 20,000 worshippers from as far away as the Philippines to the Easter season’s Mercy Sunday gathering
such as the recent World Marriage Day and Anointing of the Sick
Under a section of the Massachusetts state law enacted in 1950 known as “The Dover Amendment” protecting religious and educational purposes
the Marians can construct the project by right
not requiring any town action other than a building permit
“They’re allowed to do what they need to do within the religious exemptions on that property,” said Stockbridge Town Administrator Michael Canales
“It’s such a large piece of land in terms of meeting any of our zoning regulations or anything else
Only a building permit and connections for water and sewer were needed
noting that town government was aware of it through the building
It met all the requirements for a building permit under their by-right use by the kind of property they are
showing their strength that they’re able to make such an improvement to their facilities within the town,” Canales said
The amendment, named after a 1933 zoning dispute in the town of Dover, became part of the Massachusetts Zoning Act in 1950
It was drafted to help protect religious and nonprofit educational agencies from being discriminated against
according to the Massachusetts Municipal Association
in response to local zoning bylaws passed to prohibit religious schools within a town’s residential neighborhoods
“An important factor to keep in mind is that activities associated with ‘religious’ and ‘educational’ purposes
are not always embraced in communities,” said Stan Corcoran
executive vice president of the municipal association

At his Stockbridge Industrial Park off East Main Street (Route 102)
a concept for mixed-income housing is still being explored
He had hoped that state housing grants would be available if the Select Board accepted a seasonal community designation
but the board voted 2-1 against that designation for the time being
Stockbridge Industrial Park owner Mohamed Zabian says his idea to develop mixed-income housing in a partnership with Allegrone Construction is still on the table even though the Select Board declined to approve a state designation as a seasonal community with related housing incentives
The Select Board voted 2-1 not to present the proposal for voter action at the May annual town meeting
but to await more details from the state before scheduling it for a special town meeting

Jamie Minacci says she's running for a second three-year term on the Stockbridge Select Board. “I do like the job and I think I do good work for the town,” she said
“I do like the job and I think I do good work for the town,” she said in a phone interview
and now I feel more comfortable with the rhythm and the topics.”
Citing the additional responsibility as chair of the board
she acknowledged that “it’s hard to be neutral
but it’s important because you want to get all the facts in to make a responsible decision for all of the town.”
She was referring to the board’s current hot topic — a major resort development proposal by 35-37 Interlaken Realty Trust owner Patrick Sheehan at the former DeSisto School property on Route 183
Because of a peer-review engineering study, it’s not yet certain when the board will vote on the special permit application — specifically
whether that decision will be made before the May 20 town election
Minacci has been credited for presiding over previous discussions of the project with a steady
“I think it’s my nature to be respectful and to listen,” she said
and I’m really trying to be impartial so it’s the best financial choice for the town.” Approval of the special permit requires a unanimous vote because it’s a three-person board
Minacci pointed to the benefits of working with the same Select Board colleagues
Minacci also chairs the Stockbridge Bowl Stewardship Commission and is a member of the Conservation Commission
Challenging Minacci is resident Michael Roisman
He has advocated adoption of a property tax discount option known as a residential tax exemption for year-round homeowners
arguing that more prosperous second-home owners could afford to pay more
Roisman also favors election of Finance Committee members rather than appointments by the town moderator
A third potential Select Board candidate for the three-year seat is Lisa Sauer
who took out nomination papers but told The Eagle this week that while she’s considering a run
a member of the Stockbridge Historic Preservation Committee
was a candidate for the Select Board last year and garnered 204 votes
Sauer did not campaign actively last year for personal reasons
Nominating papers can be picked up at the town clerk’s office until March 28
The deadline to return the papers with at least 20 signatures is 5 p.m
Potential candidates who have picked up papers include Peter Barenski Jr
Tom Schuler for Sewer and Water Commission
and Barney Edmonds (an incumbent) for Housing Authority
Other incumbents whose papers are awaited if they choose to run again are Doug Goudey on the Board of Assessors
