Demolition has yet to commence at 4001 4th Avenue, the site of a four-story community facility and school building in Sunset Park
Designed by De-jan Lu of Djlu Architect and developed by Azimuth Development Group
the structure is slated to stand 44 feet tall and yield 36,756 square feet
according to permits approved in September 2023
The property is located on a 10,017-square-foot lot at the corner of 4th Avenue and 40th Street
The BP gas station that formerly operated on the site has been shuttered and wooden fencing has been assembled around the perimeter of the property
The lot is currently serving as a storage lot for vehicles and plastic construction barriers
No signs of imminent demolition are currently present
Azimuth Development Group acquired the property from Macchia Group for $12 million in December 2024
Guido Subotovsky of Azimuth was listed as the buyer in records of the transaction
The nearest subways from the development are the D
and R trains at the 36th Street station to the north
Finalized renderings and a construction timetable for 4001 4th Avenue have yet to be revealed

there might be an agreement to dismantle the entire Iranian nuclear enterprise in exchange for sanctions relief
that the Iranian government would agree to this
the United States and Israel could take military action to destroy Iran’s nuclear program
The effectiveness and full consequences of this are unknowable
it would motivate Iran to use what remained of its nuclear expertise
and its nuclear infrastructure to build nuclear weapons
Is there a middle way? Iran has repeatedly stated that it desires uranium enrichment capacity to fuel its present and future civilian nuclear power plants. The United States, for its part, has stated that its red line is that Iran will never have a nuclear bomb. Steve Witkoff has mentioned verification
openness to a middle path—subject to President Trump’s approval
looking in this case for highly-enriched uranium product and the means to extract it
would complement the systems put into place under the original nuclear deal with Iran
the prior verification tools would have to be reinstituted and put in secure
real-time contact with an inspection agency
presumably the International Atomic Energy Agency (IAEA) in Vienna
The new robotic verification tools we described would make the IAEA’s inspection job less resource-intensive
even as they provided timely notification of activities human inspectors should respond to
in addition to verification of activity at enrichment plants
to reinstitute other aspects of the prior Iran deal
including verification of the supply chains for uranium and for the parts used to construct new centrifuges
It is important that none of these verification provisions would sunset in a new deal with Iran
The original 2015 Iran nuclear agreement’s major limitations on enrichment capacity and uranium stockpiles would have been lifted after 15 years
Such sunsetting was a major reason that the first Trump administration exited the 2015 deal
a re-baselining of the Iranian nuclear infrastructure would be required
since knowledge about it has been interrupted
the existing highly enriched uranium in Iran would need to be blended down to low enrichment or exported
Iran would be allowed to have as much low-enriched uranium and as much enrichment capacity as it needed for its peaceful nuclear program
This would serve the function that Iran has stated publicly
is its intent—to have the ability to maintain and expand a peaceful nuclear energy program
It would get the means to assure that Iran would never even begin to produce the highly enriched uranium needed for a bomb without the immediate knowledge of the international community
The expanded verification measures described here would set a barrier to acquiring the material for a nuclear bomb
and efforts to cross this barrier would be quickly detected
It is within the legal purview of the IAEA to provide timely detection of any misuse of nuclear facilities
so this approach could (and should) be expanded to other countries without nuclear weapons that desire the capacity to produce fuel for nuclear reactors
This larger goal may indeed be necessary if nuclear power is to be expanded without putting the world in greater danger of the use of nuclear weapons in war

The festival is an expansion of the town’s Earth Day/Arbor Day event for the first Annual Green Wave Celebration
The festival will feature additional elements

High Plains Public Radio (HPPR) will be celebrating its new location in Arts in the Sunset with a grand opening event Friday evening
coincides with the First Friday Art Walk festivities at Arts in the Sunset
The celebration will have live music from Bomb City Bluegrass; refreshments from Pan-Handlers Cafe
Girasol Bakery and Palace Coffee Company; studio tours and voice recordings for those who wish to be on air in support of public radio
The event is a capstone on two years of work following HPPR’s departure from their downtown Amarillo studio
which has around 1,400 square feet of soundproof space
“It couldn’t have been a better place,” said Alex Fregger
Director of Technology for High Plains Public Radio (HPPR)
about the new location at the mecca for Amarillo art studios
HPPR will soon be changing their call frequency from 94.9 for their connect signal to 107.5
The change resulted when a Latino station with a higher frequency wanted to broadcast on 94.9
it's a translator of an HD signal and has less protections than normal signals do
The change could happen as early as Monday
The popular public radio station — which is part of HPPR whose headquarters are in Garden City
who had leased its basement on 6th and Polk Street to HPPR
informed the station that they needed the basement back
There were no hard feelings about the situation
just a challenge about where they might move
“They had been great hosts to us for 11 years
that we found out we needed to move to a new home,” he said
because of the generosity of some local organinizations
ended up being hosted out of the WTAMU radio station
They had a little production space they weren’t using
so we moved her into a tiny little closet kind of studio where she stayed about a year."
Fregger said the station's underwriting sales representative Ruth Ellen Lynch was hosted by the Amarillo Area Foundation in one of its offices in a brand-new building
and programs normally produced in their studios
such as Western Swing Radio Rambler and post production on Classical Music Amarillo
were produced at AmTech Career Academy for about a year
Fregger said he worked mostly from home during the transition
"We were able to maintain our presence in Amarillo
all the while we were building this," he said
local organizations and individuals helped HPPR raise $245,000 for a new studio
and they found the most likely spot at Arts in the Sunset
“Our group came to the ribbon cutting at Arts in the Sunset
and we decided that the location would be a really cool place to move
creative/facilities director and Rachel Flores
and they showed us different spaces and they all agreed on their current spot," he said
“The new space allows us to host live music events
and community gatherings,” said Abby Killingsworth
HPPR’s director of development in the event announcement
“We’re so grateful for the response from our listeners
and partners as we welcome the community into our new space.”
After about two and a half years of construction
HPPR was in a fully built studio with soundproofed walls
and they were able to reuse their soundproof door in their original Amarillo studio
"We added soundproof windows from a local glass community and we turned it into a better studio than we’ve ever had in Amarillo,” Fregger said
He added that local builder Pioneer Contracting used recycled elements when possible to save money: The kitchen countertop was from leftover storage from a previous business; the material on the sound panels came from reused speakers
Even the carpet tiles turned out to be a good option
Many of HPPR's donors contributed in the interior work
Tascosa Office Furniture helped them with office furnishings as well as other companies donating services
Clusters of Amarillo gave them the shelving for their storage place
and their architect Dana Walton gave much of her time and made sure they were taken care of
so we did a lot of 'value engineering,'” Fregger said
but it now sits outside the Legacy Room in HPPR's new space

I don’t think we could have gotten luckier,” Fregger said

The founders checked with an auditor who said it would not be possible to build a public radio station on the High Plains
"He said the population density or demographics of the area would not support it
we’ve still been on the air," Fregger said
HPPR began broadcasting in 1980 with the station KANZ-FM
serving southwest Kansas and studios in the former Pierceville
HPPR has expanded its service area through local initiatives and capital campaigns to 19 FM stations and translators serving 78 counties across a five-state region of the High Plains: Kansas
“This is an absolutely beautiful place to be," Fregger said of the new studio
"Now we have enough for four band members and instruments and individual audio sets for each of them so they can hear their own mix

like we will this Friday at our Open House."

Scherzinger won the prestigious Olivier Award

Scherzinger studied musical theatre and acting at Wright State from 1996 to 1999
including as Velma Kelly in “Chicago” and Julie La Verne in “Show Boat.”
She decided to leave Wright State after consulting her professors about an opportunity in Hollywood that launched her stellar career
In 2017, the Wright State Alumni Association honored Scherzinger with its Alumna of the Year Award

(KATU) — A hit-and-run crash closed down the Westbound lanes of Highway 26 in Beaverton for several hours Tuesday morning
Tualatin Valley Fire and Rescue spokesman Steffan Myers says the crash happened just after midnight near the 185th exit
Myers says another vehicle struck a car and then fled the scene
One of the people in the car that was hit was entrapped in the car until fire crews arrived
Myers says that person did not appear to have life-threatening injuries

From Chinese and Hispanic immigrants (documented or otherwise)
to residents who have lived there for generations
everyone gets a say in the various political forums
they rarely speak in the usual documentarian manner of traditional talking-head interviews
When the film isn’t capturing their public meetings from a fly-on-the-wall perspective
it opts for footage of these Brooklynites going about their daily lives
One scene of elderly Chinese residents gathering in a park to practice dance is particularly gentle
This streamlined depiction of what’s at stake — living a life of normalcy
unburdened by financial hardship — is more potent than anything the movie’s subjects could likely express to the camera in a sanitized studio setting
These are not artistic decisions that Anderson and Sterrenberg come to lightly
As people straddling the line between outsider and longstanding community member
their perspectives mirror the political and aesthetic tensions inherent to a film like “Emergent City,” which seeks to subvert cinematic tropes to emphasize the importance of people and spaces that feel familiar
It achieves this by alchemizing well-worn modes and techniques
Now-common verhead drone shots of streets and buildings are adorned with digital borders and labels
as though “Emergent City” were forcing various maps and 2D representations of the neighborhood — the kind used by corporate vultures to make financial decisions — to take living
The auditory approach also manages to humanize scenes of steel and concrete. Rather than music, “Emergent City” is scored by the ambient noise and chatter of the neighborhood, notably with repeated use of “L” and “J” cuts — transitional techniques in which audio from a prior scene bleeds into the next one (or vice versa) to bring us further into the story
Anderson and Sterrenberg deploy these cuts between both scenes and within them
granting the film a sense of constant momentum and turning political debates into an acoustic fabric that serves the flow of the images
The result feels novel in the realm of the political documentary: a stream-of-consciousness presentation that blurs the lines between journalism and mood-piece
Harmful resolutions passed decades ago are shown to haunt more contemporary decisions and developments
but the film’s lack of defined timeline beyond “recently” — its refusal to specify exactly when events unfold in relation to one another — yields a powerful and poetic chronicle of how the residents of Sunset Park have been fighting the same fight for recognition and dignity against the same malignant economic forces for far too long

Fabian Aloise is currently making his Broadway debut as the choreographer for Jamie Lloyd's minimalist production of Sunset Blvd., which just picked up seven 2025 Tony nominations, including Best Revival of a Musical.
Aloise, who was Olivier-nominated for his work on the London revival of the Andrew Lloyd Webber musical, staged the show's much-in-the-news title song, which currently sees Olivier winner and 2025 Tony nominee Tom Francis singing the tune backstage at the St
and subsequently returning to the stage just in time for the song's exciting conclusion
Aloise will again join forces with director Lloyd this summer for the London Palladium staging of another Lloyd Webber musical, Evita, which will co-star Rachel Zegler and Diego Andres Rodriguez

Where did you train/study?Fabian Aloise: I trained in classical ballet and contemporary dance at the Victorian College of the Arts in Melbourne
Australia—both as a secondary (high school) student and at university level
Was there a teacher who was particularly impactful/helpful
What made this instructor stand out?I had a ballet teacher at the VCA who was also ballet mistress for the Australian Ballet company
She pulled me aside one day and told me that it wasn’t going to happen for me
I was not tall enough to start in the corps de ballet
and I wasn’t good enough to go in straight into the company as a soloist
told me of a company of West Side Story that was auditioning and encouraged me to enter the world of musical theatre
musical theatre was something I’d never considered
“You’ll excel in this field” and assured me that my technique was well above average
but my body wasn’t what the Australian Ballet company would hire as a company member
she saved me from a life of disappointment and opened up a world of possibility
What were some of the challenges in creating the choreography for this production of Sunset
which has minimal sets and costumes?Creating something that exists in a black box means that the possibilities are endless
The ensemble had to portray not only Hollywood wannabes clambering over each other for their next gig
but they’d also need to help navigate where we were in the story: creating alleyways
The biggest challenge was incorporating the use of video within the choreography
Anything on screen had to live in perpetual close-up
meaning the choreography had to be minute and subtle
the choreography had to be bombastic and energetic in contrast
Tom Francis' outside walk during the title song has received a lot of press coverage
Can you explain the genesis of that staging?After Jamie Lloyd had told us all what he wanted from this moment
every department collaborated with each other to make it happen
the staging outside became integral in New York with regards to safely maneuvering around pedestrians
whilst still staring down the barrel of the lens and maintaining the overall look and physicality of the show for the people watching inside the St
This production also utilizes a younger Norma, which was not part of the original production. Tell me about creating choreography for this additional character.My goal was to create a haunting representation of a young star immortalized within the celluloid and out of reach from her older self. Anything choreographically for Young Norma derived from the cheekbones of Nicole Scherzinger
many hours were spent with Nicole and myself in front of a mirror
and embodied through Young Norma (Hannah Yun Chamberlian)
A silken caress of a cheek evolved into a silken
creating a hypnotic syllabus of movement to depict Norma’s memory of her
What does it mean to you to be making your Broadway debut with this production
Had Broadway been a goal?It means the world to me that my Broadway debut is with this production and this group of people
and it’s a dream come true to have Broadway audiences experience my work and the show as a whole
Tell me about a time you almost gave up but didn’t.Right after Covid
I wanted to give it all up and work in an animal sanctuary
I was asked to choreograph The SpongeBob Musical in the U.K.
and collaborating with other artists reignited my love for creating theatre
In such difficult times in this country and around the world
how do you think theatre can play a positive role
either for yourself and/or the community at large?This is a two-pronged answer for me
I think there are certain days that theatre allows you to escape from the frustration and anxieties of daily life
theatre can also be a very important mirror that’s being held up to society and used as a tool to teach us about ourselves and the human experience
With so much happening currently in the world
What is your proudest achievement as a choreographer?Being able to say I’ve choreographed a Broadway show
What do you consider your big break?My big break was when I collaborated for the first time with Jamie Lloyd on Evita at Regent's Park Open Air Theatre in 2019
What do you wish you knew starting out that you know now?I wish I knew that it wasn’t a race
That I wasn’t competing with anyone but myself

Senior Ariana Amoroso finished second in the 50 free and third in the backstroke to pace the Sailors. Amoroso is going to Cal Poly San Luis Obispo, which announced in March that it would be cutting its swimming program, though the school’s swimmers are scrambling to raise money to try to save it
“I’m happy to end on a win senior year,” said Amoroso
adding that it was bittersweet that the CIF finals would likely be her final swim meet
“I’m happy to see improvements in my times after recently switching club teams

“I think Sofia’s got a really good chance of winning [CIF] next week [in the breaststroke]
and I think Kaitlyn can also win it,” said Fountain Valley coach Nathan Wilcox
who coaches both in club swimming for Irvine Novaquatics
“It’s just going to come down to who wants it more
… I definitely think those girls are both top three next week.”

winning it in a school record time of 4:52.27
Kelly never lost the race in a league meet during her entire high school career
“I was really stoked about it,” said Kelly
“Especially with all of the new teams coming into the league

Fountain Valley looks to excel. Ton is seeded first in the girls’ 200 free, while Nguyen and Vu are seeded first in 200 IM for both genders.
Vu is also seeded first in the boys’ breaststroke, and Szymanowski and Nguyen earned the top two seeds in the girls’ breaststroke.
Ohl and Arie are seeded first in the boys’ 50 free and butterfly, respectively, with Ohl seeded second in the 100 free. Lahey earned top-four seeds in each of her sprint freestyle events, and Kelly is seeded third in the girls’ 500 free.
Edison’s Lee is seeded third in the boys’ backstroke.
Wilcox said he’s looking for a top-three finish at CIF for Fountain Valley’s girls, who finished fifth last year.

President Trump Directs Energy Agencies to Establish Sunset Dates for Energy-Related RegulationsApril 15
agencies will need to insert a “Conditional Sunset Date” in each of their Covered Regulations
The Conditional Sunset Date must be within one year of the effective date of each agencies’ sunset rule
which must be effective on or before September 30
Following the Conditional Sunset Date the Covered Regulation will cease to be effective for all purposes and will no longer be subject to enforcement
Newly issued Covered Regulations are directed to include a Conditional Sunset Date of not more than five years into the future
The EO also provides that agencies must offer the public the opportunity to comment on the costs and benefits of each Covered Regulation prior to its Conditional Sunset Date and may extend the Conditional Sunset Dates on a case-by-case basis as appropriate
An agency may extend an existing or future Covered Regulation’s sunset date as many times as it deems appropriate
provided that the new sunset date is not more than five years into the future
and its implementation may result in challenges before the federal courts
if the EO is not strictly limited to regulations governing energy production
the EO could apply to nearly all of FERC’s regulations implemented under the FPA and NGA
potentially excluding regulations over “permitting” of natural gas pipeline and liquefied natural gas terminal facilities implemented under NGA sections 3 and 7 and over siting of electric transmission facilities pursuant to Section 216 of the FPA
FERC’s resources could be severely strained as it reviews each regulation within its jurisdiction and sets a process for amending their texts
The EO’s stipulation that there be a public notice and comment period on the initial conditional sunset date and general efficacy of each Covered Regulation would make it difficult for FERC to attempt to circumvent statutory notice and comment requirements set forth in the Administrative Procedures Act (APA) as a way of fast-tracking regulatory changes
The EO may have a greater impact on regulations promulgated by the DOE and other cabinet-level agencies and subagencies subject to the EO, to the extent they relate more directly to energy production.12 For example
it is unclear whether regulations implementing the AEA that regulate the production of nuclear fuel would be required to sunset within one year
and EISA were multifaceted pieces of legislation involving numerous legislative compromises and directed both energy production and energy conservation measures to be implemented by various federal agencies
and to some extent amended other statutes such as the NGA and FPA
It is questionable whether the EO undermines legislative intent by seeking to remove regulatory oversight for some aspects of these laws
Section 4(c) of the EO provides that the director of the Office of Management and Budget (OMB) may exempt any new Covered Regulation from the five-year sunset requirement, thereby allowing it to stand indefinitely, if it is determined to have “a net deregulatory effect.”13 While it is not clear what would constitute a net deregulatory effect
given that many of FERC’s regulations issued under the NGA and FPA over the past two and a half decades were aimed at establishing a more competitive
it is possible that regulations in furtherance of this framework could qualify for this exemption

The film was also presented at the Tribeca Film Festival, which Buckley relates "was a blast. We had so much fun at the Tribeca. I reconnected with Whoopi Goldberg, who's a friend, and was the curator for the animated short films.…My friend Ellen Burstyn also came—a lot of good friends came to see the movie at Tribeca
and it was great fun to share it with them."

Buckley says she still hopes there will be a Mayfly book
and she's also hoping to secure streaming rights so everyone can watch this tale of Megalyn Mayfly
who "dedicates her life to dance and commits to expressing herself through music." She is also working on future projects with friend Sue Perrotto
who co-produced and directed The Mayfly
"I play the older Elizabeth Olsen character opposite Barry Primus
who plays the older Miles Teller character
It's a really original script directed by this wonderful Irish director named David Freyne
While Buckley's legion of fans look forward to her new films
they can also revel in her live performances
which include a June 28 evening in Cherry Grove for the Fire Island Arts Project and a June 30 concert at the Bay Street Theater in Sag Harbor
New York. Buckley will also make her eagerly awaited return to Joe's Pub
the cabaret space located within The Public Theater
spotlighting Buckley's masterful work as a singer and storyteller
where the actress gets a chance to delve into her eclectic collection of songs
She will be joined at the intimate venue by long-time musical director Christian Jacob on piano as well as Tony Marino on bass
"I'm working with Christian on some new material," Buckley explains
We're still in the process of sorting that out
but I seem to be really being drawn to songs that reflect the time we're living through
and I've been feeling some parallels to that moment of time
The shift in the culture then was enormous as it is now

Buckley pauses before discussing the importance of music
and all art in such difficult times here and around the world
"I think it's really important for all of us who are artists
and storytellers to stay as creative and as active as we can—to tell stories of inspiration
and hope that represent the feeling of connection and love and the oneness of our humanity," she says
"The antithetical movement that's happening
and has been in process for a number of years
'We're undercover agents.' We're storytellers who help people
And it might appear to be one thing, an 'entertainment,' but I've always picked songs in the many years that I've worked with Christian that resonate in the moment
because it's one of discovery and surprise."
One wonders what it's like for Buckley to see other artists playing roles she is synonymous with
if one ventures into the Winter Garden for Good Night
listen closely and you can almost still hear her tremendous
Tony-winning (and still unsurpassed) rendition of "Memory" bouncing off the walls of the theatre
she equally scored with her tremendous interpretation of Norma Desmond on both sides of the Atlantic: Buckley was a heartbreakingly vulnerable Norma
offering a richly layered and achingly seductive take on the fading screen star that masterfully built to a wildly climactic mad scene
"I really don't do a lot of comparative thinking," Buckley says about watching other artists play Grizabella or Norma
"I guess there's a part of me that's always looking at things with an assessing eye
I just want to go to the theatre and enjoy it
Once I understood what was happening with Cats—that took me a second to figure out
'Are they lip syncing?' I couldn't understand what was going on in the very beginning
I thought that was really original—that the artists made it work for their own purposes in their own political setting
just the black slip—Nicole Scherzinger was wonderful—and everything
Once you get rid of that notion of the grandeur of the original musical
I'm fascinated to see how he's going to do anything
and I personally really love stripped-down theatre
where it's just the basics and done with lights and sound design
When asked her thoughts about returning to Broadway herself
"I always think it's just such a huge commitment
I remember when I went to Wicked years ago
'How do they do that eight times a week?' And my friends reminded me
I did.' I think doing a Broadway show it's so all-consuming: That's all you do is you train every day
"When I look at old video footage," Buckley continues
"I always feel like I'm watching this girl or this younger woman that I know really well; she's like a little sister or something
And I know everything that was going on in her life while she was doing that
that's amazing.' But I don't particularly think like
and we've been privileged to watch every riveting performance
