Built in 1969, the Denny's restaurant at 105 Pomeroy operated continuously until it closed in 2023, according to the city staff report located at the southwest corner of the Highway 101 and East Perkins Street interchange will transform the existing 3,100-square-foot restaurant building adding a drive-through and making significant site improvements Victor Chiang, vice president of development for LRE & Co. the San Rafael-based real estate company behind the project emphasized the its potential community benefits "We'd love to see this property get redeveloped and get a functional use in there to aid in that effort to both bring jobs to the city of Ukiah and to this local economy," Chiang said LRE affiliate UK 105 Investments LLC in its proposal said the burger restaurant is set to employ up to 10 people per shift said the goal is to open the Ukiah location by the end of this year The city Design Review Board on March 27 recommended changing the property's traffic circulation to prevent collisions The site plan reduces parking from 72 to 43 spaces and implements a one-way traffic flow which staff believes will minimize potential traffic problems Schlatter noted particular attention to addressing potential homeless encampments The renovation will remove existing storage areas and install bicycle parking including long-term employee lockers and short-term public racks City planning staff also confirmed that trash enclosures will be relocated to the southern property line and obscured by landscaping The project maintains previously approved signage allowances and includes enhanced landscaping with additional parking lot tree wells Chiang acknowledged ongoing challenges with the site noting they would "remove the blue tarp from the roof" that was initially used to prevent leaks Habit Burger has 11 North Bay locations the Ukiah site would be the chain’s closest to the Oregon border along Highway 101 Habit Burger & Grill started as a burger stand in Santa Barbara in 1969.
