University Place in Orem announced its 2025 summer event schedule Wednesday
headlined by the opening of the LEGO store May 9
“Definitely a lot of excitement leading up to this,” University Place marketing director Cindy Nguyen said
“We’ve had so many people from young to old reach out to ask
‘When’s the opening date?’ We’ve been waiting for this addition.”
LEGO will hold a weekend celebration to kick off the opening that involves a “mystery mural LEGO brick building activity,” University Place said
The store will also have “Pick & Build Wall and a “Build a Mini Tower” activities year-around
Nguyen believes the store’s addition will increase the number of activities occurring at the mall

“We feel like they’re going to have lots of their own events and will maybe partner up with us and what we’re doing
but also they’ll be able to take advantage of The Orchard and have some of their own LEGO events out there,” she said
A number of free events are scheduled to take place this summer at The Orchard

West University Place voters elected their next mayor
and the next four City Council members who will serve for two-year terms

With construction in the latest phase of redevelopment at University Place hitting its final stages
the Chapel Hill mall announced new leasing deals with businesses to fill its new storefronts
A release from University Place on Tuesday shared four new tenants set to join in the coming months: The Salty, Solidcore Pilates, Sweathouz Cold Plunge and Sauna, and Veterinarian Emergency Group. With the update, the mall also shared a revised master plan to highlight the new businesses and available space
The Salty will be located in this building
which is at one end of the central space featuring benches and tables called “The Commons.”
Facing The Commons are eight new storefronts constructed from the existing mall building
and one of these is where the Solidcore Pilates location will lease
the membership-based Pilates studio has a presence already in Charlotte and a location in Raleigh — with the Chapel Hill location planned as another expansion following a studio opening in Durham later this spring
University Place said an early estimated time of opening for Solidcore is this fall
Sweathouz — which offers cold plunge and infrared sauna studios, and is stylized as SWTHZ — will take space in the same building that WakeMed’s MyCare 365 clinic that opened in February. Once open
it will be the business’ third North Carolina location following spots in Charlotte and Raleigh
The new building adjacent to Sweathouz and WakeMed will be where the Veterinary Emergency Group — a 24-hour emergency veterinarian clinic — establishes its first Chapel Hill location
Neither business had an estimated opening time shared in Tuesday’s release
With the announcement, it means the newly completed buildings along Fordham Boulevard and the main west-east road connecting Willow Drive and Fordham are fully leased. The Indian restaurant Curry Up Now is set to neighbor Veterinary Emergency Group as announced in 2023
although it also has no current timeline for opening
The announcement is just the latest in a flurry of activity at University Place as part of the redevelopment
That includes the winter openings of the first two businesses in the ground-floor retail space in the 900 Willow apartment building: the Palette & Parlor furniture shop and The Soap and Shine handcrafted soap store
a pair of long-time University Place tenants are relocating — with The Frame & Print Shop finishing a move to space between Stoney River Steakhouse & Grill and Silverspot Cinema
and Alfredo’s Pizza Villa preparing to move into the biggest retail space of 900 Willow

Additional construction in the current phase is continuing at the former mall entrance facing South Estes Drive
which will be the entrance to a new storefront and social plaza

A mural inspired by Chapel Hill’s forests and greenways was completed this week at University Place
Located on the exterior side of AT&T at 201 South Estes Drive
the mural is in partnership with University Place
The piece by local artist Britt Flood features two mourning doves and a canopy of trees during sunset
Flood said the greenways have a positive impact on mental health
and she wanted to share art that embodied the feelings of protection and inclusion felt when walking under the shadows of the trees and songs of the forests
“Daily nature walks are integral to my artistic process and provide a haven and sanctuary to endlessly explore
relax and reset,” the artist said in the release
Another mural was also recently completed at the Chapel Hill mall
this time on the exterior of the new parking deck located at the 900 Willow apartment complex
the large-scale artwork depicting the goddess Athena takes inspiration from Chapel Hill’s town seal and logo
The town has used the design since the 1930s
Eng-Goetz said the design celebrates Chapel Hill as a historic town steeped in world-class education and multiculturalism
residents and patrons to experience the many cultural perspectives that Chapel Hill has to offer and reflect on how they have shaped society today,” the artist said in the statement
The town’s Community Arts & Culture division commissioned the project last year
and the 47-foot by 150-foot mural faces the 900 Willow Drive apartment community

As the weather in Chapel Hill is warming up
a new ice cream option is about to be available for those looking to cool off
Jeni’s Splendid Ice Creams — a popular national chain — will hold a soft opening for its location at University Place mall on Thursday
The spot at 223 South Estes Drive becomes the third Jeni’s location in the Triangle
following the Village District Shopping Center spot in Raleigh and the Brightleaf Square location in Durham
The opening is a significant piece of University Place’s redevelopment and new vision, as Jeni’s is in a building constructed in the former footprint of the Southern Season store demolished at the Chapel Hill mall in March 2023
The ice cream shop will be one of two businesses that anchor a public green space that runs alongside new traffic connections to either side of the mall property and will be flanked by seven new store fronts built out from the existing
The turf green space in front of Jeni’s Ice Creams features various benches for visitors to use
and will be a place for future programming hosted by University Place
On the other end is another business space that could soon be filled

The Giving Machine is a charity initiative that features touch-screen

The Church of Jesus Christ of Latter-Day Saints has expanded to have 106 operating Giving Machines across the globe in 2024
placing them in far-reaching cities such as Nairobi
The charity initiative still remains local
as the church has five Giving Machines in Utah this Christmas season
which returns to the University Place mall for a fifth time and will operate through Jan
“It’s really been interesting to get involved with it

“The joy that comes from the community and from the money is very helpful

“I will say we are fortunate because we have a number of great charities that are well-run and really do a good job here locally in Utah Valley,” Seastrand said

The process of getting the Giving Machines up and running on an annual basis is a meticulous one
The first step is identifying and selecting the charities and “getting them up to speed,” Seastrand explained

including setting up an internet connection to the machine
promoting the machine through a kick-off event and advertising
and securing volunteers to run the machine throughout the season
“There really are a lot of factors to making this thing go and we’ve got a wonderful team of individuals,” Seatrand said
but it’s still a great joy and privilege to be able to do it.”
The Giving Machine program has grown dramatically in recent years
Seatrand said there isn’t a specific numeric or monetary benchmark they’re hoping to achieve

In a recent press release, the University announced its intention to rename 36 University Place in honor of U.S

One Houston-area city took the top slot on a new list of "the 100 Best Places to Live in 2025." The list — from relocation marketing platform Livability.com — put Sugar Land at No
3 for its appealing size and affordability
The list was restricted to small and mid-size cities with populations between 75,000-500,000 residents
And it also considered only cities with a median home value of $500,000 or less
They considered factors such as average rent and home prices relative to income to keep their list centered around affordability
And while Sugar Land did come in at No. 3, the site specifies that the list is not a numbered ranking but one where users are encouraged to create their own ranking based on personal priorities
Sugar Land earned the third highest score out of all the cities on the report
with a LivScore totaling 854 out of 1,000 possible points
with a population of more than 118,000 residents and a median household income that's well into the six-figures
Homeowners have median home values of $402,094
"The city is known for being one of the more affluent and rapidly growing master-planned communities in Texas, and the area saw a huge population boom in the late ’90s that has continued to grow," a profile says

The nine charities that participated in the 2024 Giving Machines initiative at the University Place mall were recognized at the Orem City Council meeting last week and presented with plaques displaying the donated items they received
More than 70,000 visitors donated 45,845 items through the Giving Machines during the 2024 holiday season in Orem
The annual initiative is part of The Church of Jesus Christ of Latter-day Saints’ Light the World campaign
“We have a fantastic community that has been so generous
and we want to say thank you to them,” Orem Giving Machines Director Mark Seastrand said at the meeting Tuesday night
“We also have some amazing charities that are here locally to do incredible work
We want to recognize them and say thank you to them.”
Each of the nine charities provides a distinct service to individuals in need

“This is our first year being in the Giving Machine
it’ll have such a huge impact,” Meals on Wheels Executive Director Jimmy Golding said
Meals on Wheels delivers meals and offers visits to homebound senior citizens in Utah
The charity received donations worth 21,998 meals and visits
the senior director of children and family success at United Way of Utah County
medical and financial resources to children and families
maternal mental health programs and educational toys
“We’re very lucky to be a recipient again this year
and we’ve been able to receive a lot for our community centers,” Anderson said

Another local charity providing services to children and their families
including money for 1,181 specialized therapy treatments
The charity focuses on helping those facing complex challenges such as autism
Eye Care 4 Kids received 4,695 donated items
while the Alpine House tallied over 900 donations for maternal mental health assistance and housing support
A pair of local food pantries were also major beneficiaries
with Tabitha’s Way receiving 43,470 total meals and Community Action Services and Food Bank bringing in 320,693 meals
5,909 items were donated to the American Red Cross through the Giving Machines
With a new partnership with the Academy for Creating Enterprise
donations through the Giving Machines will provide 3,583 pairs of piglets and 3,232 farm starter kits
“We’re in 15 developing countries throughout the world,” said ACE Executive Vice President Curtis Beesley
“We teach people how to become self-reliant through entrepreneurial business training
so the pigs and the farming kits that were purchased here from generous people in Orem will increase the value of people’s businesses in these 15 countries

Not so quick was the construction to actually finish the building
according to a lawsuit filed by Argo against its construction manager
The developer in the complaint alleges CNY Residential
which it agreed to pay over $38 million for its work
didn’t properly oversee its subcontractors
leading to delays in the building receiving its Temporary Certificate of Occupancy
The developer is seeking at least $13 million in the lawsuit claiming defective work
Construction was initially slated to start in Dec
at which point the building would receive its TCO
and the building did not receive all its TCOs until this past November
The delays were due to CNY’s inability to manage its subcontractors
The complaint lays out a domino effect of delays
citing an example where two subcontractors’ dilly-dallying in installing glass and the building’s rear facade held up rear scaffolding
which led to delays in roof and courtyard work
which was originally planned to take 90 days
Argo also took issue with the work quality
stating that it “was deficient and incomplete
and performed with total disregard for professionalism and workmanship.”
SIGN UPThe developer blamed some of the delays on an allegedly sparsely attended worksite
which it attempted to mitigate with an overtime program to no avail
Argo alleged that in speaking with the subcontractors about a lack of attendance during a four-month period in 2024
“it became apparent” that the low worker turnout was due to CNY not paying its subcontractors despite receiving money from Argo
CNY also refused to release accounting records
and the developer ended up paying some subcontractors out of pocket
CNY did not respond to a request for comment
Despite the alleged turmoil on the job, 64 University Place had no problem raking in residents. The 28-unit property, with sales led by Douglas Elliman’s Fredrik Eklund and John Gomes, inked 24 contracts in under two weeks
Eklund himself bought a $3.4 million two-bedroom condo at the Greenwich Village development
which comes out to $2,400 per square foot for the 1,400-square-foot unit
Argo and Bsafal purchased the property in 2019 for $30 million from Bernard-Charles

The property is located between East 10th and 11th Streets
All of the scaffolding and black netting was removed since our last update in late March
when the ground floor and bulkhead were still covered
Recent photographs show the completed look of the building’s exterior and the intricate brickwork surrounding the signature arched window grid
Dark metal railings line the edges of the stepped upper setbacks and the roof parapet
and a curved metal canopy hangs above the main entrance
complementing the arched fenestration above
Residential amenities will include a fitness center and sauna
and an event space facing a landscaped interior courtyard
The full list of amenities has yet to be disclosed

This might be one of the most egregious examples of greenwashing in a rendering I’ve ever seen
you do realize the building is JUST finishing up construction
Did you really expect a mature set of trees
shrubs and vines to have fully grown by this point??
Look at how many years it took for Oasis Hotel Downtown in Singapore to be covered in its vines
which were planted AFTER constructing the tower…
He means that it will never look like the rendering much like every other building with vines portrayed in this country
For a project of this quality in Greenwich Village
I’m more than confident it will live up to its intended look in the renderings
And way to take a jab at Singapore with your cranky

CIM Group has foreclosed on Arch Companies’ 88 University Place
a boutique office building plagued by controversies
CIM, the lender, alleged the owners of the 11-story building stopped making debt payments last summer. The Los Angeles-based firm initiated a U.C.C. foreclosure on the equity interest in the property
Arch partners Jeffrey Simpson and Jared Chassen attempted to fire each other
and Simpson then went to war against the firm’s main investor
Judge Joel Cohen barred Simpson from running the company and placed the Wiener family’s 35 Oak Holdings temporarily in charge
“I am left with an abiding sense that whatever Mr
Simpson’s talents are as a real estate business person
this business is broken at the moment,” Judge Cohen said at one hearing
But 88 University Place’s troubles pre-date Arch’s demise
WeWork co-founder Adam Neumann partnered with fashion designer Elie Tahari in 2015 to buy the building for $70 million
The co-working firm then signed a deal with IBM for the storied company to take 70,000 of the building’s 90,000 square feet
The arrangement between Neumann and WeWork came under scrutiny in 2019 as WeWork prepared for an IPO. Investors were concerned about a possible conflict of interest, according to the Wall Street Journal
But that was far from the building’s biggest problem
Arch acquired a stake in the property and secured a $71 million loan from CIM Group in June 2022 to renovate the building. Arch itself used office space in the building and Neumann’s multifamily startup Flow leased there as well
Neumann’s company Flow Carbon lists an address at the property
CIM started sending Arch Companies default notices last summer
alleging the owners failed to pay interest on its mortgage and on a mezzanine loan
The lender also alleged Arch changed its lease from the 11th floor to the second without the lender’s consent
WeWork’s former head of real estate who has been linked to Neumann’s more recent real estate ventures
discussed a potential resolution with Arch Companies and CIM in an email thread

filed as an exhibit as part of a lawsuit in the New York Supreme Court

The email thread quickly spiraled out of control
requested a meeting at 88 University Place to discuss a resolution with CIM Group
Kevin Wiener replied that Simpson was not allowed to enter the building
The situation devolved even further as Simpson became enraged with Kevin and Michael Wiener for taking control of Arch
