suffered a setback when the Palm Beach County Planning Commission voted 6-2 on April 11 against allowing it to move forward
Planning commissioners agreed with Valencia Reserve residents that the project was too dense
The project will go before county commissioners May 13
The site is within the Agricultural Reserve Tier and is on the south side of Boynton Beach Boulevard about one-quarter mile west of Lyons Road and adjacent to Valencia Reserve on the west
The applicants need the county to approve a zoning change for the project to move forward
Scores of residents at the Planning Commission hearing noted that four mid-rise buildings
resulting in a density of 20 units per acre
not the eight per acre cited by the developer in its application
Some buildings would be about 100 feet of Valencia Reserve homes
and that the development group would continue to engage with Valencia Reserve residents
but he offered no density reduction at the April 11 meeting
That is when the commission voted against the project
suggested that the development plan was an effort to seek revenge against the community for its opposition to the illegal lake that the ski enthusiasts built in 2020
The seniors demonstrated against the construction
calling on the county to seek an injunction to stop the illegal activity
but eventually a county magistrate cited the owners for violating the county building code
agreeing that no one would ever water-ski on the lake
Schulson said the three water-ski enthusiasts met with Valencia Reserve leaders late last year to seek support for their clients to build three lakefront homes and to allow limited water-skiing on the lake
“We told them to go pound sand,” Schulson said at a community meeting held April 7 at the Canyon Branch library
“They then threatened us with building low-income apartments if we did not go along with them.”

The "West Boynton Ranches" proposal would set aside 65 of the 259 apartments for workforce housing
noted there is a dire need for such housing in the region
Morton noted that nearly all of the homes built in the Ag Reserve are high-end residences that sell for more than $600,000
well out of the reach of teachers and first responders
Recent increases in home values at GL Home developments have put those homes even further out of reach
Her clients are offering something that would meet the need for more modestly priced housing in the Ag Reserve
West Boynton Ranches is being filed under the new “Essential Housing” designation
It is also on the Boynton Beach Boulevard corridor
which is designed to accommodate Essential Housing projects
Morton acknowledged that development on the ski lake was discussed with Valencia Reserve leadership during a meeting last year
The partnership was looking to build three estate-type homes on the lake on 50-acre parcels and wanted the restriction on water-skiing lifted

"There was such pushback that the idea has not been pursued," she said

Valencia Reserve HOA President Jeff Schepp said the Planning Commission "not only listened to our residents
but also sent a very clear message to the development team that the density and height of the residential buildings should be reduced."
Schepp said another factor in the Planning Commission decision was that emergency vehicles trying to get to Bethesda Hospital West will have difficulty responding to emergencies
"Valencia Reserve hopes that all seven county commissioners will follow the lead of the Planning Commission
and not repeat the mistake of approving this project which is similar to the Villages at Windsor
a high-density residential project currently under construction at Lyons and Hypoluxo."

Spain (AP) — Relegation-threatened Valencia has hired West Bromwich Albion manager Carlos Corberan as its new head coach through June 2027
Valencia fired Rubén Baraja on Monday after another setback in La Liga left the Spanish club stuck in the relegation zone and sparked renewed protests against Singaporean owner Peter Lim
“Carlos Corberan has been appointed as coach of Valencia CF
signing a contract through to 2027,” a statement on Valencia’s website said early Wednesday
“A buy-out option in his contract with West Bromwich Albion was taken up to allow him to leave.”
No official figure was given but the compensation for the former Valencia youth player was reported to be in the region of $3 million
who also briefly coached Greek side Olympiakos
led West Brom to its current seventh place in England’s second-tier Championship
He worked in Saudi Arabia with Al-Ittihad and Al-Nassr before making his debut as a first-team manager with Doxa Katokopias of Cyprus
Damia Abella and Boaz Myhill “will oversee first-team duties until further notice.”

Corberan posted a statement thanking the English club and their fans
"I cannot begin to explain how I feel about West Bromwich Albion
its fans and everyone associated with the club," it read
"In my more than two years here I have only felt love from this community and the decision to leave has been the hardest of my life

Don’t expect a lot of major corridor work in unincorporated Pima County in the coming year
Without bond dollars or significant Regional Transportation Authority funding
the Pima County Transportation Department doesn’t have much money to spend on major projects
the agency has shifted gears to focus on residential street maintenance rather than the big projects it has tackled in recent years
“Our program used to have three or four really major corridors that we'd be reconstructing
where you're rebuilding two miles of roadway and widening it to four lanes,” said Kathryn Skinner
“That's not what our program looks like anymore
Our program is a lot more small-scale projects
Usually we're getting federal funding to help support the implementation.”
The county’s biggest planned project is an extension of Sunset Road from Interstate 10 to River Road
While the county is paying for the project with funding from county impact fees
the project is being managed by the Arizona Department of Transportation as part of the ongoing widening of Interstate 10 between Ruthrauff and Ina roads
The project is scheduled to be finished by the end of 2025
Another major project in the design phase is a 1.3-mile widening of Valencia Road between Mission Road and Camino de la Tierra
The county received a $20 million federal RAISE grant for the project and will supplement that with impact fees
The county hopes to bring a contractor on board in the spring and partner with them through the design phase
with construction starting at the end of 2025 or early 2026
Valencia is the metro area’s southernmost major east-west corridor
the road narrows from three lanes in each direction to two lanes in each direction
which is a “real pinch point,” Skinner said
“That corridor needs some capacity,” Skinner said
“It's probably the roadway that we get the most complaints on about congestion.”
next year’s projects will mostly be funded by federal grants
such as a new HAWK pedestrian light on Palo Verde Road south of Ajo Way
Skinner said the county has also been successful in landing various federal grants to pay for projects such as a new bridge on Silverbell Road over Blanco Wash in the Avra Valley area that should be wrapped up in early 2025
The old bridge was in such disrepair that the county had to close it
Some other bridge projects are in the works
including a rebuilding one in Ajo and widening a couple of bridges from one lane to two lanes in the Madera Canyon area south of Tucson
“There's a lot of very small projects,” Skinner said
but (we have) about 18 projects that are in some form of development.”
The county is continuing repair and repaving efforts on streets in unincorporated areas under its 10-year PAYGO (Pay-As-You-Go) program
PAYGO has repaved 382 miles of arterial and collector streets and more than 500 miles of residential streets
about $24 million is going toward the PAYGO program
that number is projected to jump to $26.5 million
the county is starting to redirect about one-third of those dollars for preservation treatments because maintaining repaired roads is less expensive than rebuilding neglected ones
The funding for the PAYGO program comes from state road dollars (aka HURF funds) as well as county general fund dollars
about 70 percent of the county’s roads are now considered to be in at least “good” condition

“It is unfortunate it did not pass,” said Ed Brookes
“The project would have enhanced quality of life at Valencia Shores and would have helped to attract a younger demographic
arguing that there are far more important projects that need to be undertaken
She claims that the board underestimated the opposition
Silverman noted that she was speaking as a long-time resident of Valencia Shores
Both Silverman and Brookes agree that the wounds inflicted by the controversy will take some time to heal
“I’m embarrassed to acknowledge how much this has divided the community,” said Silverman
The name-calling that went on was just crazy.”
Brookes attributed part of the reason for the referendum’s defeat to misinformation spread by opponents
“They tried to say we had room to build pickleball courts in other areas without impacting tennis. We did not, and we hired an engineering firm (JMorton Planning & Landscape Architecture) to conduct a study that showed we have no room," he said
Turf wars between tennis and pickleball players are occurring throughout the nation — in retirement communities
Tennis players are not happy over the loss of courts and are pushing back
Pickleball courts cannot be be built quick enough to accommodate the growing demand. The Sports and Fitness Industry Association reports that there has been a 224% increase in participation in just the past three years
with more than 10 million people picking up a pickleball racket over the past 12 months
built by GL Homes more than 20 years ago along Lyons Road
four in one location and eight more in a different area
two tennis courts were converted into six pickleball courts and three bocce courts; the Har-Tru or dirt surfaces were retained to save money
more pickleball players at Valencia Shoes called for conversion of the Har-Tru surface to an asphalt one
The community-based Palm Beach County Pickleball League does not allow Valencia Shores — or other communities with a dirt surface — to compete
The league's concern is that Valencia Shores' players would have an unfair advantage over players not used to playing on a dirt surface

Another issue that rankled the Valencia Shores community
was the process used to take away another tennis court
The HOA was replacing an amenity so the HOA documents needed to be amended
The high threshold for that to happen requires two-thirds approval of all 1,143 homeowners
ruled only two-thirds of those who actually voted (rather than the total number of homeowners in the community) would be needed to approve the project
fell far short of its needed 643 yes votes
Supporters of the project were banking on the fact that with so many bocce and pickleball players
there would be more than enough votes to approve the referendum
There are more than 500 residents playing bocce at Valencia Shores
Silverman noted a lot of people play all three sports
and many of those pickleball and bocce players are also tennis players who did not want to lose a third tennis court
the issue is expected to be part of the HOA election scheduled for this month
Brookes said another effort may be made to convert the pickleball courts to asphalt but acknowledged that will depend on the outcome of the board election
Silverman said that regardless of the new board makeup
all of the candidates are committed to improving bocce and pickleball
is "the process and the extent of the project."

Current drilling aims to upgrade the Valencia Main resource through infill drilling and expand the Valencia Main resource to the west and also assess satellite mineralisation extension potential at the Jolie Zone target 600 m north of the Valencia Main pit (Figure 1)
Seventy-one additional drillholes totaling 9,637 m of combined percussion
reverse circulation (“RC”) and diamond drilling have been scheduled for the drilling program at Valencia
The drill program tests potential targets within and adjacent to the Valencia Main Pit:
The Valencia satellite exploration drill program comprises several targets adjacent to or in the vicinity of the Valencia Main deposit
The programme aims to identify additional resource potential
Results of exploration drilling at the Jolie Zone; Valencia North and Bundu targets; and infill drilling at the Valencia East deposit were reported on August 14th 2024
Exploration drilling at the Jolie Zone target is in progress (Figure 1)
The Jolie Zone mineralisation occurs about 600 m north of the Valencia Main deposit (Figure 1)

The end result is that along a nearly 3-mile stretch of highway

The new Valencia is just to the south of Valencia Grand on the west side of Lyons
Valencia Del Mar is expected to have many of the same amenities offered at Valencia Grand

Palm Beach County planners are reviewing plans submitted by the homebuilder for an age-restricted development on the west side of Lyons Road about 1.7 miles south of Boynton Beach Boulevard
Base prices for the 481 homes are expected to exceed $1 million
The homebuilder has called on the county to allow it to remove easements on the 166-acre parcel that bar development
is attempting to remove those easements by preserving land in other areas of the Agricultural Reserve
