TrendingCommercialChicagoAWoodcrest Capital buys suburban Chicago office complex for $7 per square footBuyer notches 95% discount from last sale of Lincolnshire’s 4 Overlook Point
Listen to this article00:001xKey PointsAI Generated.✨This summary is reviewed by TRD Staff
Woodcrest Capital bought a distressed Lincolnshire office complex at a stunningly steep 95 percent discount last week
is a tiny fraction of the $148 million Phoenix-based Vereit paid for the complex in 2012
San Diego-based Realty Income later acquired the property in 2021 through a merger with Vereit
The purchase could signal the next phase of pandemic recovery for the Chicago area office market
The 818,600-square-foot complex was marketed as a redevelopment play but Woodcrest plans to continue operating it as an office
The low sticker price should allow the landlord to offer a steep discount on rent
Well what if we give you five years of free rent
Well what if we can give you $8 a square foot?” Roy said
“We are in the unique position to offer what I think will be the best deal in the Chicago market in decades.”
Some Class B and C properties in the suburbs have hit rock bottom but Class A buildings have begun to bounce back
redevelopment plays or extra low rents are possible routes to a turnaround
is looking for a large tenant to take over all or most of the complex but is also open to a mix of tenants
“We can go for the very big users like United Airlines or the federal government,” he said
SIGN UPAlthough industrial redevelopments of similarly depressed office properties in the Chicago suburbs are already underway
Lincolnshire town administrators have been involved with planning efforts for 4 Overlook Point and ruled out some industrial uses
grocery store or car dealership are also possibilities
Woodcrest has been in contact with town administrators about the purchase and proposed retail opportunities along the highway access road adjacent to the property
The complex appeared to have reached the point of no return last year when Realty Income listed it with CBRE
At the time, insurance giant Aon and an affiliate occupied the entire north suburban complex but its lease is set to expire within the year. Aon opted to move its suburban workplace into the Bannockburn Corporate Center building owned by Sentinel Net Lease
and was last eyeing a space of only around 40,000-square-feet in the property
Tech company Alight Solutions
ditched its 200,000-square-foot space at 4 Overlook Point in 2023
scaling back its operation by 90 percent in a move to downtown Chicago
Mike Smith and Matthew Ishikawa were initially hired to list the property
the deal closed after it was marketed via auction by Marcus & Millichap’s John Abuja
Editor’s note: This article has been updated to include comments from Woodcrest Capital and clarify the agents involved in the sale
Texas-based Woodcrest Capital has acquired the former 31-acre Aon headquarters within the 330-acre Lincolnshire Corporate Center with the intention of bringing new life to it with highly competitive lease rates
Filling an 818,000-square-foot property is a complex task in today’s market
but one assisted by the good condition of the buildings and the rents able to be offered based on the new landlord’s own purchase cost
president of asset management for Woodcrest
“I think it’s reflective of the difficulties in the market right now
While the company’s first choice would be a single user as the mid-1990s complex had before
The Class A property at 4 Overlook Point also has its own 50,000-square-foot data center not more than five or six years old
Roy said there is already interest in the company’s ability to offer leases 80% below market rate
“We have a lot of people calling in disbelief at the numbers,” he said
Lincolnshire’s community and economic development director
said officials were heartened to hear of Woodcrest’s purchase of and vision for the property
Though it was known that Aon was downsizing over the last several years
the village hadn’t had long to focus on the property as a vacancy because the insurance company’s lease of the entirety had only recently ended
The purchase now is hoped to have an influence on the health of the much larger corporate center as a whole
“I think that is the heart of the corporate center,” Roesler said of Woodcrest’s purchase
“It does have a lot of potential to serve as a catalyst.”
Even though the rest of the center is still a source of competition for tenants
“I think it’s going to bring a lot back to the corporate center,” he said
Despite the advantages the property boasts
and what he characterized as Woodcrest’s particular nimbleness and creativity in the market
Roy said it’s still difficult to estimate the time it may take to make and announce deals with potential tenants

Logan County Commissioner Charlie Meadows has voiced strong opposition to a proposed millage increase for the Woodcrest Fire Department (WFD)
Speaking during Monday’s Board of County Commissioners meeting
Meadows said he is part of a citizen group actively campaigning against the increase
which would raise the department’s funding rate from 6% to 10%
This increase aims to improve emergency response times
upgrade Insurance Services Office (ISO) ratings
and support full-time firefighter and EMT positions
“I’ve been working an involved effort to defeat the request by the Woodcrest Fire Department to increase their millage rate by 66% of money that they get,” Meadows said
Voters in the WFD district will decide on the proposal in Tuesday’s vote
The measure follows similar increases passed in August for the Oak Cliff and Deer Creek fire departments
where voters approved a 3% increase from 7% to 10%
Meadows stated his belief that voters will reject the proposal
which he called a significant property tax increase
“I believe the voters will reject the attempt by the Woodcrest Fire Department to increase our property taxes by 66% of their millage levy,” Meadows stated
“The main reason I oppose this tax increase is because I care more about the people in the Southeast part of this district having fire protection than having the Woodcrest Fire Chief getting a big fat paycheck,” Meadows said
He argued that WFD should remain an all-volunteer department
Woodcrest Fire Chief Luke Young responded to Meadows’ comments
stating that this is not the time for “political games.” Young urged the public to focus on the department’s essential role in meeting emergency needs
a time for the people we serve and doing everything we can to meet their needs in an emergency,” he said in a social media post
Meadows also raised concerns about campaign sign theft
claiming that over 50% of “No” signs were stolen
over 50 percent of the signs we put out the day before had been stolen,” Meadows said
He called on Chief Young and the Board Chairman to instruct all firefighters and supporters not to engage in such acts
adding that failure to do so should lead to resignations
“I don’t want to speculate as to who stole them but I call on the Chief (Young) and the Chairman of the Board to make sure all firefighters are instructed not to steal the signs as well as go on their social media and tell all supporters not to steal the signs which is a criminal act
If they are unwilling to do this they should immediately resign.”
Meadows also announced plans to request increased patrols from Sheriff Damon Devereaux on election day
along with Guthrie Public Schools Superintendent Dr
has endorsed a “Yes” vote to support additional funding for the fire department
Meadows’ term will end in December after he was defeated by Coffman in an August runoff
despite his earlier prediction of an 85% chance of winning with at least 60% of the vote
Coffman ultimately secured the election with nearly 55% of the vote

Columbus police have announced the arrest of 16 people on felony drug and gang charges, the culmination of a two-year investigation into a street gang on Columbus’ Far East Side
Dubbed "Operation Pocket Aces,' the investigation targeted members of the "Livingston & Lonsdale Bloods" or "Woodcrest Bloods" street gangs
a local Bloods chapter that Columbus police First Assistant Chief LaShonna Potts called "one of the most dangerous and disruptive criminal organizations in our community" at a Tuesday press conference announcing the charges
According to a more than 100-page indictment
methamphetamine and marijuana while carrying firearms
The members were charged with 149 separate criminal offenses
"This indictment represents a clear message with the violent offenders everywhere that criminal activity will not go unpunished," Potts said at a Tuesday press conference at the intersection of East Livingston Avenue and Lonsdale Road where the gang operated
Most of the 16 people charged face nonviolent felony drug
Two are charged with violent felonies: one person was charged with felony assault while another is charged with attempted murder — a charge that Gang Enforcement Unit Sgt
Shawn Gruber said carried over from a previous case
A third person is charged with a nonviolent felony charge of conspiracy
Police executed over 20 search warrants, recovering 56 firearms — including two with switches installed to make them fully automatic — more than $156,000 in cash and a significant amount of street drugs
Gruber said the gang members sometimes trafficked drugs near schools
Potts said to expect more operations of this nature
"We will continue to utilize all of the tools at our disposal
"We are committed to relentlessly pursuing those who profit from crime and threaten our community's safety."
Columbus police alluded to the operation at a drug bust in the Hilltop last month
police detained 27 people at a house on the 100 block of Whitethorne Avenue and recovered drugs
Police identified most of the people detained
Columbus police executed search warrants at five different properties
Police said the bust was part of a more exhaustive investigation by the department's gang unit
Community complaints about drug trafficking and prostitution led police to investigate the house on Whitethorne
police don't make knowledge of such raids public
Police released information about the bust on Whitethorne because local media
heard police radio for more units to deal with the dozens of people detained
Who are the Livingston & Lonsdale Bloods? The 16 were members of a street gang based near the intersection of Livingston and Lonsdale streets in Columbus
The Bloods are a street gang founded in the 70s in Los Angeles
It's made up of various smaller "sets" like the Livingston & Lonsdale Bloods and known for its rivalry with the Crips

Nate Sudfeld and Carson Wentz celebrate during a Super Bowl victory parade in Philadelphia
NJ — As South Jerseyans flock to the Philadelphia Eagles' Super Bowl parade on Friday
heavy congestion is expected near the Woodcrest PATCO station in Cherry Hill
There will be parking restrictions and a larger police presence for the occasion
parking restrictions will be enforced on one side of Woodfield Court and both sides of S Bowling Green Drive and Bryant Road
Stopping and standing will be prohibited on Burnt Mill Road and Woodcrest Drive
No one will be permitted into that section unless they live or work there
"These measures are intended to ensure the safety of motorists and pedestrians traveling in the vicinity," said the Cherry Hill Police Department
"as well as to protect residents and minimize the impact of this event on nearby residential neighborhoods and streets."
PATCO will have a modified schedule for the parade
which is expected to attract quadruple its typical weekday ridership
PATCO will operate westbound-only service from four South Jersey stations — Lindenwold
Ferry Avenue and City Hall — with nonstop service to Philadelphia's 9/10th & Locust Street
There will be no eastbound trains during that time
The schedule is designed so trains reach Philadelphia every 5 minutes
All trains will travel eastbound from 1-7 p.m.

Our Philadelphia Eagles have won the Superbowl (of course!)
and this morning the City of Philadelphia announced all of the details for the parade and ceremony as well as special Patco train considerations… which I share here
PATCO Summary (scroll down for more!): Only four New Jersey stations will be open- Lindenwold
9/10th & Locust will be the only Philadelphia station open
in the morning they will run only INTO Philadelphia
and in the afternoon will run only OUT OF Philadelphia
the parade is set for Friday February 14th and will start at the sports stadium complex
travel all the way down Broad Street around City Hall… ending at the Art Museum for a ceremony
Keep in mind that there will be a million people or more flooding into the city
and major local city travel routes will be closed… so probably best not to drive
For those of us in South Jersey that likely means taking the Patco train
Patco expects FOUR TIMES the amount of daily riders on the trains Friday morning… 80,000 riders
people will leave at different times… but EVERYONE will be heading home the same time after the ceremony is competed
the parking lots at the Sports Complex in South Philadelphia will be CLOSED
This is so that police can focus their resources on the parade route
Read below for details on special Patco schedules and ticketing considerations
There are specific rules around advanced ticket sales
The parade is set to begin at 11am Friday February 14th at the Sports Complex area in South Philadelphia… Broad and Patterson Ave
The players and coaches will be in open-air busses
(It’s important to note that a “pre-parade” cavalcade of 30 school buses will travel ahead of the parade
bringing special guests to final ceremony area)
The Player parade will travel North up Broad Street to City Hall… a 3.25 mile trip through South Philadelphia and Center City
At City Hall the parade of vehicles carrying players and coaches will pass by City Hall and go around Love Park… Where it will connect with the Ben Franklin Parkway
The Ben Franklin Parkway with its wider expanses of open space on either side will then guide the parade towards the Philadelphia Museum of Art
There will be over 15 jumbo-screens around City Hall and along the Parkway.
rebroadcasting the Super Bowl ahead of the ceremony
It is expected that the players and coaches will arrive between 12:30 and 1:00 PM at the Art Museum and prepare for a ceremony which will take place on the “Rocky” steps
The Art Museum ceremony is expected to begin at 2:00 PM and be completed around 3:15pm
If you have an office job in Center City and don’t plan on participating in the parade… consider that much of Center City will be closed down… it’s likely best you make Friday a “work from home day”
More than four times the riders are expected on Patco this Friday for the parade. The full Patco Parade day page is here
to support the higher number of riders most efficiently
Patco is steering parade riders to four stations; Lindenwold
PATCO will implement a dedicated parade schedule designed to move as many riders through the system as efficiently as possible
This modified schedule is expected to help accommodate the large influx of parade-goers
with ridership projected to be more than four times the typical weekday volume
PATCO is working to ensure smooth travel for attendees
prioritizing efficiency and safety during the event
If you are not a regular Patco rider and need to purchase ticket(s) for Friday
it is possible that with a large influx of new riders all showing up at the same time on Friday… you will see very long lines at the ticket purchase machines
One option for Patco is to get to a station in advance to buy your ticket(s)…
paper tickets are station (zone) specific… best thing to do is “buy your advance tickets where you expect to take the train on Friday”
Remember that paper tickets are Zone specific.. check the Patco page for details on zones but to play it safe… if buying in advance just buy at the same station you plan on traveling from on Friday

Nashville-style Hot Chicken is the “hottest” restaurant style making its way through the area
and locally owned Asad’s Hot Chicken is now coming to Cherry Hill
This will be Asad’s third South Jersey location
This latest location is in the Woodcrest Shopping Center in Cherry Hill NJ
Note: Asad’s Sicklerville is Now Open. Check out my experience post
Nashville Hot Style Chicken is typically prepared by first marinating the chicken in a brine overnight
When ordered the chicken is coated in the Asad’s signature seasoning blend and can be requested in a variety of heat levels
Each order is prepared fresh to your liking
I visited an Asad’s Hot Chicken location in Philadelphia earlier this month and was served a very large chicken tender which can be ordered as a slider sandwich
smoothies and two flavor options for pudding
this well-known shopping center is close to the Route 295 exit which should provide quick and easy access for customers visiting from other South Jersey towns from even further out
The unit for Asad’s was most recently Alamodak Restaurant & Lounge, which according to the popular South Jersey Food Scene website opened early in 2023
Prior to that the unit was home to Woodcrest Pizza
while the new Asad’s signage was installed on the unit front
the front glass still represented the Alamodak restaurant
Asad’s Hot Chicken opened its first South Jersey location in Burlington NJ just last year.
Earlier this month 42Freeway broke the news on Asad’s second South Jersey location which will be coming very soon to the Winslow Plaza in Sicklerville. Asad’s has now formally confirmed the Sicklerville location
taking over the former PDQ chicken restaurant building
Asad Khan is a Philly native with a significant food industry background. Growing up around restaurants and food
helped develop his passion for restaurants at a very young age
Industry reports say he opened his first Asad’s Hot Chicken restaurant in Northeast Philadelphia in 2022. The menu for all locations is halal
While they’ve only been around a short time
Asad’s really has connected with the community as it’s common to wait in long lines to get your order during key lunch and dinner hours
for days and weeks afterwards it can be difficult to get even close to the place
As mentioned Asad’s uses delicious large chicken tenders
with their own secret recipe of spicy seasonings and the Asad’s Secret Sauce
There are four different levels of spice with the chicken seasoning; Mild
And of course there’s an option for no spice at all
Like many of the more recent chicken restaurants coming into South Jersey (including Raising Cane’s and Dave’s)… there is a simplified menu offered which at Asad’s means 6 combos in total
with five of the options based on chicken tenders and the slider sandwich variant
at least when i visited in Philadelphia… is a platter of Assad’s loaded French fries
If you’ve never been to Asad’s
likely the best choice and top selling combo is the Number One slider with fries
So another aspect of Assad’s popularity is Value
He’s found an amazing price point which connects with customers… the popular #1 Slider Combo is priced at under $10
As mentioned they offer milkshakes which are available in six different innovative flavors including Nutella Magic
Fruit Smoothies are offered in 5 flavors including Razzle Dazzle
For dessert they offer Strawberry or Banana pudding flavors
I have no timing on when this Cherry Hill location will open
but it’s interesting they have the signage up already
For the Sicklerville location they posted 2 days ago on Instagram that it’s coming soon
and they’re getting the promotional effort started. Asad himself was featured in that video at that Sicklerville location
so it makes me think the Sicklerville opening is coming soon. I’m on top of it

board member Adam Greenbaum said the board's business and facilities committee will recommend how it should be spent
Suggestions to the team during the meeting included hiring more support staff
purchasing English and language arts curriculum materials and reinstating some Alternative High School positions and improving the school's new facilities in Cherry Hill High School East
Board member Gina Winters supported adding four elementary school sections
saying that doing so is critical "to keep our class sizes where they are right now (and) as the district grows and the population grows."
Greenbaum supported another recommendation to enhance some teaching staff salaries
"If we do not do anything about it in the next year
we are potentially looking to be the lowest-paying school district (for certain positions)
That is not a good place to be for recruiting or retention
We are certainly not looking to necessarily be the highest (paying district)
The committee will make its final recommendations during its June 11 meeting

A view of the Legacy Club at Woodcrest course from the clubhouse windows
Alex Lahn at The Legacy Club at Woodcrest in Cherry Hill
The Legacy Club at Woodcrest in Cherry Hill
One of the earliest memories for Randy Lahn
was of caddying at Cherry Hill's Woodcrest Country Club for his father
who was president of the private golf course
was a South Jersey real estate developer who raised his family in Medford and worked from his firm's offices next to the old Olga's Diner at the Routes 70 and 73 traffic circle
Randy followed his father into the family firm
developed his own businesses and this month took over the 92-year-old club on 178 acres
rebranding it The Legacy Club at Woodcrest
Lahn would not disclose the purchase price for the property and assets at Evesham and Haddonfield-Berlin roads
"It just seemed like a natural thing to want to buy it and own it for myself and my family," Lahn told 70and73.com in a telephone interview from his Boca Raton
He also maintains a Cherry Hill home and one in Utah
Through his Lahn Hospitality & Amusement Group
the developer plans to invest $10 million in course and amenity improvements to transform Legacy into a venue to attract families — and not just golfers — over the next few years
The developer said the club will remain as just that — a country club
according to a 2016 deed restriction made after Cherry Hill Township purchased development rights to ensure that the property's operations remain "consistent with its long recreational history," according to the deed restriction
of the Haddonfield firm of Archer & Greiner
assured the Township in a September letter that Lahn understood the development restrictions in the deed
Lahn recognizes that Woodcrest Country Club is a cornerstone of the community in Cherry Hill Township and looks forward to working with the Township to preserve Woodcrest County Club into the future," McGovern wrote
In his 70and73.com interview, Lahn emphasized that, despite the rumors, the Legacy Club will not house another Funplex
the amusement and water park attractions that his company operates in Mount Laurel
But Lahn's strategy is to attract both golfers who want to play a top course (he wants to make it one of the top 50 in the nation) as well as their families
"It is our intention to keep the Legacy a class-one golf facility," he said
"There's a distinct synergy between the family entertainment business that we're in and a golf course that caters to families."
the new owners will make improvements to the 14-year-old clubhouse by the end of next June and enhance the driving range
work will begin on a new recreational building for members that will overlook the golf course
arcade games and bowling alleys between the first and second floors with a view of the first and 18th holes will be added
He said the recreational building will have two bars: one for adults and one for children
An indoor/outdoor pool also will overlook the course and be open year-round
"So that the total family can play together," Lahn said
A babysitting area will be added to the recreational building so members can drop off the kids and have dinner at the clubhouse without worry
The clubhouse's restaurant and large bar will be open to the public
Lahn expects to build rooms for course visitors to stay overnight — guests ranging from people attending weddings at the clubhouse to golfers traveling from afar who want to remain on the course
What will be the Legacy's primary golf market
But Lahn also has his marketing eye on the growing number of people living in Center City Philadelphia luxury apartments
The new club will try "to make a convenient, close place for the Center City people to be able to play," he told 70and73.com
whose golf clubs would be stored at the course
A club-operated shuttle service would pick up golfers from the PATCO Speedline station and take them to the course
A Center City golfer's clubs will be sitting on a cart
The Legacy Club will remain a private 18-hole course
The high-end golf and amenity improvements come with a high-end membership fee
A one-time initiation fee of $10,000 is charged the golfer who is 39 or older; it's $5,000 for under 39, according to the Legacy's membership brochure
for the golfer 39 or older is $10,000 a year
calling the Lahn enterprise a family business almost seems an understatement
others in the Legacy ownership group include son Alex Lahn
Williams is CEO of Lahn Hospitality & Amusement Group and Lucas was the club's operations director and will serve as the course superintendent
The word "legacy" in the new name of the club also applies to the Lahn family
Just as Herbert Lahn trained and brought Randy into the business
who is temporarily overseeing the club as general manager until one can be hired
who is marketing director for the parent company
And the Lahn's development business spans families
His wife, Patricia, who grew up in the Woodcrest area of Cherry Hill, is the daughter of the late Roger Davis, who founded real estate development company Davis Enterprises in Marlton
built and manages more than 2,000 apartments in South Jersey
including the Sagemore rental community in Marlton
It also developed and operates The Promenade at Sagemore on Route 73
now owns Davis Enterprises and she serves as a professional designer for both her family firm as well as Lahn Hospitality
"She's a key partner," he told 70and73.com
Roger Davis was an integral part of the country club as well
Lenape High School and the University of Miami
Among his father's developments was Hoot Owl Estates in Medford
A key to bringing family into the business is to let them make mistakes as they learn
you won't have a family business for long," he added
Randy Lahn said he hopes his firm will be in the family for generations
He said generational businesses sometimes succeed and sometimes they do not
but Lahn Hospitality already has made it to its third generation
Lahn said the business long ago was interested in continuing to develop in parts of Burlington County
but then the Pinelands restrictions came along
He developed Pine Canyon Golf on Route 73 in Voorhees
He said son Alex learned to golf by hanging around the 10 pros who worked there and daughter Amanda used to run the cash register
His goal with Pine Canyon was to own a relatively recession-proof operation that had real estate value underpinning the business
"The real estate play in that case was the best play," Lahn said
"It gave us that ability to sit there until real estate development started to come in around us."
development along Route 73 in Voorhees boomed and Lahn ended up selling the Pine Canyon land to the developer of the BJ's Wholesale Club location
owning the Jefferson Hotel and Columbus Hotel in Atlantic City
The Lahn corporate headquarters will move into the building on Old Marlton Pike near Routes 70 and 73 in Marlton
where Lahn's father opened his office in 1953
The building had been rented for years by a residential real estate office
but now it will be converted back into a home for the Lahn family business
said he and his sister grew up in the family business
was raised on Willowdale Drive in the Woodcrest section of Cherry Hill
just over a mile from Woodcrest Country Club
Beck Middle and Cherry Hill East High School before going to the University of Hartford in Connecticut
"We used to come to brunch here all of the time," said Alex
an avid golfer who has not found himself hitting the ball much since he began overseeing the club
Alex proudly gave 70and73.com a tour of the clubhouse
pointing out the planned improvements and enhancements in the locker room
As the Woodcrest County Club entered the 2000's
facing heavy debts and a major lender that that took over its operations
the club was sold at bankruptcy auction for $10.1 million to Cherry Hill Land Associates LLC
a unit of Marlton-based First Montgomery Group
Cherry Hill Land Associates later sued the Township
seeking to build 844 apartments on the club property
The Township purchased development rights for the property in 2016
preserving it as recreational space and Cherry Hill Land Associates has developed residential property elsewhere in the Township
Two large projects are under development in Cherry Hill’s Woodcrest Station area; The Enclave at Woodcrest Station is a 370-unit residential development
and a 162,000 square foot warehouse directly next to the new residential development
The Enclave at Woodcrest Station just recently made that name official, and just last week created a Facebook page which you can “Like” to follow along for latest information from them
MarltonPike.com made a visit last week and took some drone images of the projects
Considering their location going somewhat further back off the road
well the drone images will make it clearer to readers and residents of the development statuses on the projects
as a quick “bring-you-up-to-speed” commentary on the two Woodcrest area projects and how they came to be
The project area is Northeast of the Woodcrest Patco Train Station
which is a key transportation route for many South Jersey towns heading into Philadelphia’s Center City commercial district
The land for the two projects comes from the former Victory Refrigeration property which was a 230,000 square foot facility that was demolished in 2016
The original Cherry Hill Township redevelopment plan from 2018 looked to take advantage of the proximity to the popular Woodcrest Patco train station
envisioning the full property to be developed with a mixture of residential
Essentially the core plan was envisioned as a “Transit Village” concept
which is a dream development touted by towns for areas around most train/transportation stations
For redevelopment purposes the property was split into two areas “Victory West and East”
The West segment was planned to be a large residential project sitting closest to the Patco train station
and the East segment was earmarked for commercial development (offices
Local streets were expected to connect the residents on the West side to the shops and restaurants on the East
In that same 2018 redevelopment plan it clearly listed Industrial/Warehouses as prohibited for both sections of the Victory property
But soon after that initial redevelopment plan was created
the world was impacted by a global pandemic
While the residential portion for West segment proceeded on and is being developed now
there were some questions regarding the continued viability of the commercial development outlined for the East section
According to the Courier-Post newspaper a year ago
development and logistics firm NFI Industries of Camden NJ prepared their own report showing that in a post-pandemic world there currently wasn’t a market to support the originally envisioned commercial district at the Victory East segment of the project (created just 3 years prior)
NFI’s report and commentary showed that in contrast to retail and office
the industrial leasing market was fast growing
Add to that the property location being close to Rt 295 and the Turnpike
developing a warehouse for the Victory East segment was a better suited development for the property
Interestingly the residential developer owned the entire property and seemingly sees no problems with the warehouse being developed next to their luxury housing complex
as they sold the Victory East property knowing a warehouse was planned
Area news website 70and73.com in March 2022 published an article on the warehouse approval
and quotes Board member Marlyn Kalitan as commenting in the meeting:
“I’m disappointed that we had this wonderful plan
It almost feels like every other meeting now we have these bait-and-switch meetings where we start out with a wonderful plan and we end up with a plan that isn’t so wonderful.”
As mentioned the originally planned residential development did continue into development
and it is expected to lease the first units in the summer of 2023
The large multi-building residential complex is now officially named Enclave at Woodcrest Station. Their Facebook page was just created this month and currently has less than 20 likes. You can follow them here
The project will consist of 6 residential buildings offering a total of 370 units
The project features a central green park area
the developers are already looking to further improve the development by returning to the Planning Board to refine the community aspects
looking for approval on development of a two-story clubhouse as well as other outdoor activity areas such as pickle-ball courts
The two L-shaped frontmost buildings are the largest and also the most furthest along in the development
They form an entrance main street into the Enclave which leads to the center green space and community area
The buildings are 4-stories tall and feature recessed exterior balconies
As of last week three of the buildings were fully enclosed with roofs
The back three buildings are in various stages of development
Currently they do not have a website for the Enclave at Woodcrest Station so I am unaware of the housing options and pricing
But you can follow them on Facebook
NFI Industries has wasted no time after approval in developing the 162,000 sq ft warehouse component for the Victory development
the concrete floor was already in place during our visit to the project site last week in mid-December 2022
Wood forms were being created on the already poured floor
which I believe are the forms for the warehouse walls
I imagine they will be poured onsite laying down and then raised up (tipped) into place
According to the Planning Board meeting commentary
this warehouse is “spec” build meaning they did not have a tenant signed on at the time of approval and the start of construction
the warehouse dock bays and trucks will be on the other side of the warehouse
The NFI website maintains a marketing page and PDF sell sheet for the project
The specifications from the September 2022 flyer show the project as having 37 dock doors
22 mechanical dock levelers and 2 Drive-in doors
Parking is set for 36 Off-Building Parking Spaces
and 58 car parking spaces (with room to expand to 82)
They list a 36 foot “clear height” meaning the interior space that a client can use for storage
