The dog's owners couldn't be reached for comment with the dog successfully biting at least two people Most attacks unfolded inside the West 79th Street building's elevator — and some victims were attacked more than once the owners either promised the dog would be muzzled afterward that the dog loves everyone — and it must be the victim's fault — or they simply stood in awkward silence inside the elevator as their dog snarled and lunged gave to their neighbors was their indifference The suit contends that the history of canine violence began in the winter of 2021 to 2022 when the unprovoked dog attacked a neighbor as Fayenson exited the elevator Fayenson assured the resident that the dog had never done this before that the victim "must have startled" the mutt when she left the elevator and that it would be muzzled The Harvard-educated lawyer then added a request: please don't tell the landlord "Contemporaneous with the request to conceal animal's attack," the suit reads "defendant Fayenson gave consideration to [the] victim — a box of Levain cookies." box of Levain cookies distributed to any of the dog's 12 listed victims But that September the dog again was in the building's elevator with Fayenson and "aggressively growled" and lunged at a resident "Fayenson yanked at animal's strained leash a split second before animal was able to bite," the suit states when 10 people were threatened by the animal according to court documents — including a mother and her young child despite the promises made to the neighbors Fayenson bothered to talk with he [the dog] likes everybody," according to the lawsuit One man told his family that they were to avoid "Fayenson and animal 'at all costs' out of fear for their safety that they may be attacked and seriously injured by animal," the suit states screamed "Control your dogs!" to Fayenson when he was attacked for a second time that September as he entered the elevator in the building's lobby according to an incident outlined in the lawsuit And a delivery worker was attacked that August when the dog lunged and successfully bit him from behind an event witnessed by a resident who immediately reported it to a doorman Never did Fayenson warn her neighbors or visitors of her dog's potential behavior issues even when the unaware neighbors were entering the tight she often did the opposite: claiming that the dog had never attacked anyone before spread lies and slander to other building residents about the September 2023 attack Venafro suffered "severe injuries" when the dog bit into a surgical scar after two failed lunges towards his body inside the tight space Katz even told a New York Post reporter last fall that the attack wasn't a big deal at all "He needed a BandAid and he needed antibiotics They cleaned the wound and sent him home," he told the Post Doctors are typically reticent to stitch animal bites which could seal in bacteria and cause potentially fatal complications according to The George Institute for Global Health also told the Post that her dog — "a mix of unknown breeds," in the tabloid's wording — was an emotional support animal Levine called the statement made to the Post "callous and bizarre," and said he doesn't believe the dog has had any training or has any license as an emotional support animal "She claims that Cujo is an emotional support dog," Levine added referencing the Stephen King novel about a killer canine "It doesn't really qualify in any reasonable sense of that term as an emotional support dog because it's basically an attack dog," Levine told Patch The pair didn't just dismiss the mutt's attack on Venafro in the press — they also hid the animal's known dangerous history from a responding NYPD officer right after the attack Knowing their pooch could be poached from the building if found to be dangerous the suit claims the attorneys instead "downplayed the attack and concealed animal's prior vicious propensity to the NYPD." The bar-admitted duo then started telling other residents that in Venafro's attack which required a 10-day regimen of antibiotics and a tetanus shot following the bite Venafro then found himself having to defend his traumatic experience when later confronted by neighbors who had only learned about the attack from the dog's owners He often "felt the need to defend his reputation by waiving his medical confidentiality and showing the physical injuries to his abdominal region," the suit reads As he stood in the lobby after the attack waiting for the police Venafro contends a doorman at the building "admitted his awareness of prior attacks or threats of attacks by animal at the premises." another employee of the building managed by Rotner Management was attacked by the dog inside the elevator a month after Venafro's bite the dog was muzzled and with a dog walker who lost control of the dog's leash the dog "nevertheless wildly thrashed his mouth back and forth against employee's leg in an attempt to free himself from the muzzle and bite employee," the suit states The worker warned the dog walker that "this kind of vicious and dangerous behavior was unacceptable." But despite all the signs that the building's management was aware of the dog's behavior and history the suit claims that Rotner admitted to the dog's dangerousness and said the pooch "should not be on the premises and that their legal team was taking action but that it was taking time to wind through the Courts." A Rotner Management representative declined to comment on either the dog or the lawsuit The only time that neighbors were alerted to the presence of a potentially aggressive dog in the building is when "some residents decided to anonymously speak up about prior vicious instance involving animal to warn other residents of the dangerousness of animal," the suit states one resident slid notices under their neighbors' doors "This is a rental property rental building," said Venafro's attorney "And rental buildings have an obligation and a duty to maintain that premises in reasonably safe condition where they know that there are dogs being harbored that are a threat to the residents.. It seems every few days there’s another thing in the newspaper about a recall on a product the trader Joe carries All of the delivery companies should not be allowed to stop forever in a location and use half a block as their sorting zone. It has been said here before – they should rent empty storefronts and be encouraged to drop off to those locations overnight, with minimal time to unload the truck, then they can do their sorting within the store. The downside of this is that we would then be charged more for deliveries as the cost will just get passed through. Supermarkets using the streets as a loading zone is unfortunately a fact of life in NYC. I don’t have a better solution. This is a different situation than FedEx, Amazon, etc. I am actually more troubled by the 72nd St. TJ’s location as that is a much busier intersection. I am not often on the bus but it drives me nuts when the bus is trying to stop there and someone is loading a cab at the pace of a snail at the bus stop. Re: have the companies rent storefronts. Then we will get a bunch of people complaining on WSR that: “We need neighborhood stores, not places you can’t see into or use for the community.” Here is real advice. If you don’t want delivery trucks then STOP ordering things online. Buy from a local merchant. Let the delivery trucks park on the streets. If you want to drive a car in the city then THAT is the price you pay. Unless you are picking something up from a local merchant. How is a delivery truck for TJ’s different from delivery trucks for any other entity that must get their product to a destination? Think about how local merchants get their products on the shelves when you seek to favor them. I don’t understand the irrational justification for only select companies like TJ’s to be able to deliver in the City. I would love to know what happens with the dog lawsuit. environments must be protected Managed security service providers (MSSPs) recommend physical security tools ranging from surveillance cameras and biometric access controls to patient visitor management and real-time location systems (RTLS) that work together to safeguard people and sensitive data and spaces This type of multi-layered security framework combines visual identification with physical access control and digital credentials to make the hospital’s overall security framework significantly more resilient Achieving this resilience across both the digital and physical domains is critical given the many entry points that must be managed in an increasingly threatening hospital environment No hospital wants to risk having unauthorized personnel in its labs or anywhere where staff and administrators do their work Most hospital IT teams and administrators generally know that they are only one attack away from a physical security breach with the potential for financial and reputational damage nearly one-third of respondents to HID’s October 2024 “Securing the Future of Healthcare” survey said they were neutral to extremely dissatisfied with their hospital’s current security measures Another 45% reported they were only somewhat satisfied The most significant barriers to doing something about it and upgrading their physical security Cost was cited by 74% of survey security survey respondents foresee moving to these types of automated security responses and 33% are now planning adoption As the healthcare industry moves from physical to digital identity management solutions blending physical and cybersecurity measures They are balancing digital solutions with ID badges and other traditional visual identification methods that are still vitally important in many parts of the healthcare facility A successful transition to this multi-layered future-proofed security framework will enhance patient care and improve the hospital experience enable [email protected] Read current news from our community Successful grand opening of Bond by the River affordable housing there was a large crowd in attendance on May 1 to celebrate the grand opening of Bond by the River in Lindsay an affordable housing project by Kawartha Lakes Haliburton Housing Corp (KLH Housing) KLH Housing Corp Vice Chair Pat Dunn provided opening remarks including,“Without the vision of the board and staff of the KLH Housing Corp By selling off some of our older housing units we were able to transition some of our long-time tenants into their own housing while generating a portion of the funds to build Bond Street by the River.” Dylan Robichaud representing Jamie Schmale MP for Haliburton – Kawartha Lakes – Brock also spoke “I’m very pleased we have provided homes for 12 families through this project We know there are many other families on the waiting list We will continue moving forward with projects such as this to create more opportunities for affordable housing.” Attendees toured a unit and met some of the current tenants over refreshments so I really appreciated the layout of the units and that the showers had accessibility features We appreciate everything that has been done for us including the thought that went into the many decisions about the units We were so happy with how nice it was when we moved in,” commented Dale “KLH Housing is pleased to complete its third regeneration build within the Bond by the River community,” says Hope Lee “This community is providing brand new energy efficient homes to twelve families We are grateful for the support of all levels of government as we continue providing much needed affordable housing.” Bond by the River is a housing development with 12 three-bedroom townhouse units the rents are 20% less than the average market price and nine of the units have a rent geared-to-income subsidy available Bond by the River is one of many projects that KLH Housing is developing to address the need for quality accessible and affordable housing options in Kawartha Lakes and Haliburton There is an urgent need for housing in Kawartha Lakes and Haliburton as more than 1,700 households are currently on the municipality’s centralized waiting list for affordable housing More than 23% of those on the waiting list are family households and many will wait for more than three and a half years Bond by the River is one of KLH Housing’s many projects to address these issues The cost of the Bond by the River project was $3.5 million with $1.8 million in revenue from the sale of older homes The municipality of Kawartha Lakes waived development charges planning application fees and building permit fees in order to reduce costs Funding was also available through Canada Mortgage and Housing Corporation KLH Housing would like to thank John O’Reilly Real Estate MVW Construction and Canada Mortgage and Housing Corporation for their assistance in this development Watch the full video of Mayor Andy Letham KLH Housing and community members celebrating the grand opening of Bond by the River is the largest housing provider in the Kawartha Lakes service area KLH Housing owns and operates over 700 housing units located in Lindsay seniors and families in a range of unit sizes and types their vision is to provide good quality affordable housing with support services across all Kawartha Lakes-Haliburton communities To learn more about KLH Housing, visit their website.
